Welcome to this episode of "Dead Broke to 90 Debt Free Rental Properties."
Our guest today is Brad Hovis, a successful real estate investor who has built a portfolio of rental properties and authored the book "Rollover To Retire." We'll be discussing Brad's journey into real estate investing, tips for success, and his recent book.
First, we ask Brad what led him to specialize in real estate investing and what sets it apart from other types of investments. He shares his personal experience and belief that real estate provides a unique opportunity to build wealth through passive income and long-term appreciation.
We then ask about some common misconceptions or challenges new investors may face when entering the real estate market. Brad shares some common mistakes, including underestimating the costs involved in acquiring and managing properties, and not thoroughly researching the local market and regulations.
Next, Brad shares a successful investment strategy or tip he's learned throughout his career in real estate investing. He recommends focusing on acquiring properties with potential for long-term appreciation and cash flow, and building strong relationships with local professionals.
To stay informed and up-to-date on changes and trends in the real estate market, Brad suggests reading industry publications, attending local events, and networking with other investors.
We then ask Brad to discuss a specific investment opportunity he's pursued that he would consider a highlight of his career in real estate investing. He shares a story about a successful commercial property investment that required patience and persistence.
Moving on to his book, we ask Brad to tell us a little bit about "Rollover To Retire" and what inspired him to write it. He discusses his desire to share his knowledge and experience with others who are looking to build wealth through real estate investing and how to use their retirement accounts to invest in real estate. Brad shares a memorable moment from writing the book.
Finally, we ask Brad how he hopes readers will apply the lessons or insights from his book to their own lives or careers. He expresses his hope that readers will use "Rollover To Retire" as a practical guide to get started in real estate investing and build a successful portfolio of rental properties while taking advantage of the tax benefits and investment opportunities available through their retirement accounts.
Guest: Brad Hovis
In 2008, I was dead broke. Wife, kids, bills, stress...and there seemed to be no relief in sight. I decided something had to change and real estate was it. A few years later, in 2013, I was able to retire. My passive income was larger than my monthly expenses. It meant...I didn't HAVE to work anymore.

Our #1 listened to episode was #7 with Maria Pence talking about her journey from police officer to over 300 units in the greater Spokane area. If you are new to the podcast you're going to want to go back and listen to that episode for sure.

Investors Highlight
That brings me to today's investor highlight. I have been in the technology world for a long time. In my day to day job I am an educational technology consultant, supporting schools and educators in using technology with students. One thing that I tell educators and I think this holds true for everyone is to be thinking…..do I feel like I work for technology, or does technology work for me? If you feel like you are constantly frustrated by technology then it probably means one of two things. 1) You need a system in place to support you in using the technology or 2) It's the wrong technology. Oftentimes I find we have the right technology but we don't put systems into place to make it work seamlessly. Next thing you know you're spending hours on something that was supposed to save you time and energy.
There is all sorts of technology to support us in our real estate investing journey. I thought I would highlight some of my favorite tools that I use on a daily basis.
I'd love to hear some of your favorite technologies that you use in running your real estate business. Leave a comment on this episode at wsreip.com or any other place comments are accepted across all the social media platforms. I always love finding new programs that can help technology work for me instead of me working for it!
