The real estate market in Santa Clarita Valley continues to heat up as we move into February. Inventory is rising, as is typical in the first quarter, with 528 active listings across all cities. With 225 properties currently in escrow, demand remains strong, keeping us in a solid seller’s market. Homes that are priced correctly are moving fast, typically within 10 to 15 days.

Location is always a driving force behind how quickly a property sells. Proximity to top-rated schools, shopping centers, and freeway access all play a role. In Santa Clarita, the 5 and 14 Freeways are crucial factors, with many buyers prioritizing easy commutes.

Over the past seven days, 65 new homes hit the market, and 63 had price reductions. Additionally, 21 properties fell out of escrow and returned to the market. Not every deal makes it to the closing table, and many sellers have to decide whether to relist, adjust pricing, or even take their home off the market temporarily. We also saw 39 closed sales, while some listings expired or were withdrawn.

For sellers, understanding how to navigate the market is key. If a deal falls through, it’s worth considering whether new photos or marketing strategies could make a difference. Buyers need to be aware of the buyer-broker agreements now required before touring homes. Reading the fine print and understanding the terms of these contracts is essential to avoid surprises.

Another often overlooked strategy for buyers is researching off-market properties. Not every seller is actively listing their home, but a good agent can track down withdrawn or canceled listings that still may be available. By reaching out directly, you might discover a home that perfectly matches your needs without the competition of an open market.
