Over the last years it was only possible to pay personally at the Finanças or by Multi Banco using the payment details supplied by the financial authorities. Gladly, this was finally changed. There are two ways. How they work, we will cover in todays program.

Hi everyone at Agnieszka of A1 ALGARVE REAL ESTATE  coming to you today about a hot topic on a hot market it is beginning March 2022 and consistently for the last several months if not may be more than a year we’ve been in what could be described as a very hot market and what that means is it’s a sellers market and often times when you put an offer in on a home it’s going into multiples .

It has been a while since our last podcast program!
We had to take a break because of the amazing amount of BUYERS coming our way to invest their cash money. We have been showing properties almost 24/7 while our virtual inquiries calmed down.

Anyway, great to have you back on my program which continues to catch up with every-day questions regarding the real estate market in the Algarve.
So let's  go back to what happened just now: investing in property to get your money invested in a safe place away from the turmoils of  central Europe.

Here in the Algarve we have been in a seller's market for some time now. 
This seller's market is driven by low inventory, low mortgage rates and plenty of cash buyers who intend to invest in a safe place further away from the turmoils of the central Europe. The last few homes we sold went into multiple offers and you may be surprised on why the seller choose one buyer over the next.....*hint* it's not always price!

The feedback I’m hearing from my buyer clients is that this is incredibly stressful and often times heartbreaking and I totally get that. 

I wanted to just have some quick tops  today about what we can do to win  a multiple offer.

The difference between buying a house in Portugal being a resident or not depends on the purpose of the house. 

If you buy a house to live in Portugal, you are buying a permanent home and are a resident, but if you do not live in Portugal and you buy property there it will count as a second home. This affects the property taxes you’ll have to pay.

Let's have a look at what taxes exist in Portugal when buying a property, whether as a first residence or a second house. After all, buying a property is one of the most important moments in most people’s lives, not only because it's a long-term financial decision, but also because it always raises some doubts about the expenses and taxes you have to pay. 

Here we try to answer all the questions you may have about what taxes to pay when you buy Portuguese property. And we are having to day a really exciting guest who is specialised in this topic. First up, we’ve got  Gary. He lives in Southampton and he’s got £500,000 to invest. He’s looking to invest his cash in the Algarve and his strategy is to generate an income. 

Obviously being in the UK, viewing properties is a little tricky for Gary, so he has no idea what kind of property he should be investing in or where he should ideally be looking to generate that income. 

Essentially, he’s asking me, if I had half a million quid to invest in the Algarve, where and what would I buy?

They are looking at buy-to-let properties in either Carvoeiro or Albufeira area, but Lilian wants to know my thoughts on Airbnb in general. 

She’s not run the numbers on it yet and before she wastes her time doing so, she’s wanting to know if it’s a good strategy to go with?
