Change Your Thinking, What Got to One Level, May Not Get You to the Next
- BRT S03 EP49 (148) 10-2-2022
What We Learned This Week
Notes:
There’s No Going Back. You’ve Changed Things….Forever
Joker: Those mob fools want you gone so they can get back to the way things were.
But I know the truth. There’s no going back. You’ve changed things….forever.
Dark Knight (2008)
Something is either growing or dying, nothing stays the same. There is no Limbo.
If your relationship is not growing & adapting, it is dying.
Even if you don’t want to change, things still change around you. Then you just come up with more ways to be in denial about what is going on around you. Change is hard.
There are Five Stages of Grief: denial, anger, bargaining, depression, acceptance. These stages represent our attempts to process change and protect ourselves while we adapt to a new reality. It’s amazing how many people just hang out in stages one and two because of their ego (+ fear of change).
Successful people are adaptable and embrace change. Disruption is the way of the world.
Change is constant.
“Our new Constitution is now established, everything seems to promise it will be durable; but, in this world, nothing is certain except death and taxes,” - Benjamin Franklin
Change should be added to that list. Change is one of the guarantees in life. The more you fight it, the more energy you put into not changing, the harder it is. That energy to fight change is draining, both physically and mentally.
“You must be shapeless, formless, like water. When you pour water in a cup, it becomes the cup. When you pour water in a bottle, it becomes the bottle. When you pour water in a teapot, it becomes the teapot. Water can drip and it can crash. Become like water my friend.” – Bruce Lee
Be flexible in mind and body. Don’t be rigid in your thinking. Adapt to your circumstances.
“The Pessimist complains about the wind; the Optimist expects it to change; the Realist adjusts the sails.” - William Arthur Ward.

Thinking That Got You to One Level, Will Not Get to You to The Next Level
You have to adapt your thinking at each milestone reached
Entrepreneur that thinks all offensive when building a business and making money, now that has to think about defense and protecting their wealth on a personal level
It takes a certain level of work and mentality to get to each level. When you’re first starting an industry you had to learn about the industry. A few years and you have the industry down, but now you may need to learn about the nuances of how the business works.
Then as you achieve levels of success, I have to adjust how are you do business as you get a better clientele. How you handle your financial picture I just hill as you earn more. When you’re first making money it’s about accumulating money and growing it fast if possible. This is very much an offensive mindset.
When you achieve a level of wealth, you need to think about Risk and preserving it. This then requires a more defensive mindset. If you’re worth $5 million, you’re not going to take some risk in the market that could lose you 50%.
It’s a combo of wisdom and experience. You’ve done enough things that you know now how to navigate the landscape. Understanding what opportunities are worth the risk. And you also understand how to keep reserves. The bigger picture it’s about a long-term mindset with clear objectives.
What would you say...you do here?
Office Space (1999)
If the Company does not have a Clear Vision for 'What They Do'.....
How Can You Expect the Employees to Understand?
Companies have a Vision, or a mantra as Guy Kawasaki likes to say. Understanding the product you sell, the problem your product or service serves, and how you help your customers fix this problem is why you’re there. You need clarity of vision.
Explain the Process. Explain why the process was created, and how it benefits the company short term & long term. Allow employees to absorb this info, so they can work within the process. If they have buy in, then they are better at their job. Over time their suggestions can be valuable to improve the process. Companies at their core are made up of people + processes.
Good organizations have clarity of vision and put their employees in the best position to succeed. They give them the training, the tools, and the know how to get it done.
Bad Organizations fail because of lack of vision. They may not share information, or take the time to train properly. Then they blame employees when things go wrong. Bad employees try to skirt work, and blame the boss for their career failure.
Accountability by an organization, and henceforth by the people within that organization is crucial. It does not matter if they are the management or the team members, all must be accountable. We can only control ourselves.
If you read watch Office Space, and you find yourself saying ‘Wow, the office I work at is a lot like this.’ - Now you’ve identified the problem. What are you going to do about it?

‘What Business Are You In?’ This the famous question from the classic business consultant, Peter Drucker. This was one of Drucker’s key questions for management to figure out, the who, what, where, why and how of their business.
The point of the question was to really challenge business owners to understand what their real objectives are.
Don’t assume you know what business you’re in. Drucker loved to ask executives “What business are you in?” because they often missed the mark, defining their organization in terms that were too narrow or not properly attuned to customers’ needs.

Earned Media – Building Your Brand w/ Barrett O’Neill
- BRT S03 EP48 (147) 9-25-2022
What We Learned This Week
Guest: Barrett O’Neill
https://twitter.com/barrettjoneill
https://www.linkedin.com/in/barrettoneill/
Barrett O’Neill has built an audience of 100K+ across platforms talking about business growth tactics, online presence and entrepreneurship. He has 2 business, 1 online, & 1 offline.
Brightline Social - Improve authority to make more money from your digital presence including websites and personal brand. https://www.brightlinesocial.com/
OnDemand Storage - New England's most convenient commercial warehousing and logistics provider. https://www.ondemandstorage.com/
Notes:
Seg 2 - Barrett O’Neill of Brightline Social
Entrepreneur with a storage business in the physical world, and a marketing business Brightline Social in the digital world. There are advantages to understanding how to build a physical business, having an office and recruiting teams. This experience can be transferred to a digital business.
Old mantra in business that you have to adapt or die, and in modern marketing you use SEO to attract business. There are many SaaS companies helping physical businesses grow through online.
Example is Slices, SaaS business w/ ops system for a pizza companies & customers can interact. Another example is Jobber, home service SaaS company. Customers can get better service thru tech. A service man can text the customer and let them know when they will be arriving.
Modern businesses, weather physical or digital have to embrace tech and use platforms. Customers have expectations of better service. Digital business has an advantage because it’s leaner, no physical location and usually needs a smaller team.
Modern CEOs like Mark Cuban of the Dallas Mavericks or Elon musk of Tesla are the face and the branding of the company. There are many people may not follow the company but they know these owners. The disadvantage of this is the owner is the connected with the valuation of the company, as the owner is the marketing.
People do not want to do business with a faceless company anymore. It’s the age of authority, and you build brand with an owner. Influencers like Kim Kardashian can start a business and instantly bring customers in the door on day one, because of huge PR. Personal authority only go so far as you cannot be the spokesman for 75 Brands
Seg 3
Barrett background is in physical businesses with his storage company. They had to bootstrap that company in the beginning. They got a bank loan for $75K and used the money for pay per click online advertising. The money ran out quick.
They had to pivot, and get new skills to build the business. That’s when he started learning about SEO and attracting customers through online organic marketing. The Storage company initially started with student customers, and since has converted to mostly commercial clients overtime.
Online business sharing SEO and building back line connections to your website. There is a good business book by Mike Michalowicz called The Pumpkin Plan. The book talks of finding nurturing and growing one type of customer. There are micro costs with having different types of customers. You can get higher margins when you consolidate customers. Not all customers are even.
Over the long term you want to take on the best customers, like 80/20 Principle and you service the best 20% of your customers. You get to know them very well, know their pain points and service them even better. You get really good at doing one thing.
Business comes down to 2 things, customer acquisition and the margin standpoint. What is the cost of a customer? You have to know these 2 things. Use online marketing to build customers, and modern day marketing is content creation and organic growth.
Can you do this through SEO. Create better than average content, about 4000 words a month, which is equivalent to 4 good blogs of 2 page length. Other ways to create Content is through infographics and videos. Internet is based on authority, and back links are what the Internet uses for search with the web crawlers.
This is not unlike having connections in social media. The more high-quality backlinks the better your web score, the more you build backlinks to your site which equals building authority.
Other things to be aware of is the website experience on the technical end. As in how fast your website loads and how well it functions. People want a good and quick website experience. You can use Google Page Feed Insights to see how well your website works, and scores online. Then over the long term you produce new content weekly and monthly and then reinforce it with back legs.
Social media you post daily and then the post disappears. Difference with creating Content is over time that content becomes more affective as the web will rank older blogs higher. There are sites like Content Cucumber that can help with writing. (https://www.contentcucumber.com/)
Most people are not willing to consistently create content over the long term. With social media, you can reuse your content, or take snippets from a blog and post on social media. In social media only a percentage of your audience (maybe 15 to 20%) will see any given post.
Seg 4
Earned Media is media that you created did not pay for collects. Over the long-term earned media compounds, as you build relationships with your followers. This is how you build your brand.
Eventually you take them to your site and you point to email and newsletter lists. This can act as a hedge versus past issues with social media where major platforms like Facebook or Twitter change their algorithm.
Companies with lower customer acquisition cost tend to win over the long term. If it cost you less than your competitor to get customers then you have an advantage.
Barrett has built a social following up over 100 K through mostly organic earned media. Can also use paid media, but the followers you get may not be as loyal. Barrett spends two hours a day on social, lots of hard work building a brand.
For standard SEO website purposes, you can hire a free agent freelancer or an agency which may be a better option than an internal hire. Organic earned media now it’s better to be involved personally. Your social media brand needs to be authentic, it’s to be your voice. Some influencers overtime might use ghost riders later on the brand as long establish.
When you create a personal brand you create a moat for your business. Takes time to build earned media but overtime equals a mode. You have to develop your copywriting and storytelling skills for good social media. Trends can change on social media, and algorithms so your voice it needs to be consistent.
All your social media posts should have a main voice and central theme for the posts parrot works with three themes of discussing small business, entrepreneurship an earned media. He also discusses networking and building relationships. This is all he posts on social media as to not confuse followers and stay consistent.

Does the 60/40 Split Still Work in Investing? Bonds Portion Needs Help
BRT S03 EP47 (146) 9-23-2022 – Wealth for Life
Things We Learned This Week
Co-Host: Denver Nowicz, President - Wealth For Life
https://wealthforlife.net/brt/
https://twitter.com/denvernowicz
Denver is an advisor with nearly 20 years experience working with clients in investments and insurance, designing retirement plans with a combo of both. He takes us through different strategies for clients to get the best allocations for their money over the long term. It is the Combo Strategy of both Offense and Defense, the synergy of the mix, not ‘All or Nothing’.
Notes:
Typical investment split is 60/40. This is a growth bucket of 60% equities / stocks, and an income bucket of 40% bonds. The expectation is that the bond bucket is less volatile so you can pull income.
Unsure if 60/40 ever worked as well as people thought. If you look at the bond history and the returns, they have been going down since 2000. This coincides with lowered interest rates.
Sequence of Returns Risk: "Sequence" refers to the fact that the order and timing of poor investment returns can have a big impact on how long your retirement savings last.
Options to replace the bond portion would be annuities, that have inflation protection. The 60/40 split could vary depending on your age, so a 30 year old might have an 80/20 split, while a 60 year old might be 50/50.
It’s important to have defensive strategy, like annuities and other strategies for income. You have to be careful with sequence of returns risk. This is the risk of the market being down when you retire. For example the S&P from 2000 to 2010 had a near 0% return.
Because of lowered interest rates, bond returns have not kept up with inflation. In the current market, when stocks go down, bonds follow. It is not rational or how it’s supposed to be, but it is what is happening.
Financial advice has been dominated by stocks, but that is not the only way to invest. You can use alternative strategies like rental real estate or insurance products. You’re told to just invest in the market but some of these products have market risk and potentially fee issues.
Not all annuities are the same. We would not recommend variable annuities, as they have high fees and market risk. You might as well just invest directly in the market.
You still want a growth bucket so in the split could be 60/20/20 – Equities / Bonds / Annuities. Better products like fixed indexed annuities may have caps on the upside, but they also have principal protection which protects the downside. No matter what advertising you see on annuities, they are designed to yield 3 to 5% with guarantees.
Annuities are longevity insurance, so you do not outlive your money. And the longer you live, yields go higher, like 7% and more. If you lived here 85+, some annuities with inflation protection for income go up as inflation goes up.
This is a game changer in the income area and relieves pressure on your a stock growth account. The analogy would be an escalator going up. People can roll over an IRA in their 50s to an annuity (with 20% of your capital to an annuity) with a 5 to 10 year runway to build up the annuity income.
Again you have to pick the right annuities, some are average. Many annuities will just market the growth phase with a bonus received for purchasing that annuity. You really want protection in the income phase. The safe structure 60/20/20 split with that inflation protection during the income payout phase. There are recent studies that show annuities beat out bonds over the long term.
Annuities have fees of 0 to 1 1/4%. You want to have some fees in the fixed indexed annuity for the growth potential. Good to avoid the no fee annuities, as they may have lower rates and less protections. The downside of annuities is they do have surrender charges that last 7 to 10 years, which is common, but you can take out 10% a year.
The goal is to map out the income needed in your overall financial plan. Understand that for a married couple, annuities are a good option because the odds are one person is going to live to 85 or older.
Annuity company guarantees to give income for life. They act as Longevity insurance, that you will not run out of money. Not uncommon by age 75 with a 401(k) to run out of money, or have to take less per year. Then you can use Social Security plus an annuity bucket to cover income for expenses.

Annuities vs. Bonds: New Research
In March, economist Roger Ibbotson, a 10-time recipient of the Graham and Dodd Award for financial research excellence and professor emeritus at the Yale School of Management, unveiled new research analyzing the emerging potential of fixed index annuities as a bond alternative in retirement portfolios. Working with Annexus, a leading designer of indexed annuities and indexed universal life insurance, Ibbotson and his research team used S&P 500 dynamic participation rates to simulate fixed index annuity performance over the past 90 years.

Seg 1
The company is from Ukraine, and moved to California in 2021. It was originally created as a one hour delivery service. They delivered retail items that were small and could fit in a cooler type back pack, like smart phones laptops. They had to determine a good way to deliver the goods. Cars equal traffic and maintenance so they were not a good option, neither were motorcycles.
They decided to use electric bikes or E bikes. Bought an E bike from Asia that claim to have an 80 mile range on a battery charge. When they started using it for business it turned out that the E bike died after 25 miles, and the manufacturer said you have to use the pedals to get that range. This is not going to be acceptable and still fast needed on 150 mile range.
E bike has become very popular in the last 5 to 7 years, since circa 2015. Worldwide there is a shift to E bikes, particularly in China where they have banned motorcycles because of air pollution. Dell fast bike has a range of 220 miles on one charge, and can go 50 mph. Can be used for all sorts of tasks.
Seg 2
Delfast has police departments as clients, and companies like Huber eats. E bike is very simple to use and you can charge it with normal power outlet. Takes five hours to charge the battery in fall, you can get a 40% charge in one hour. Need charging, as not useful if you had to swap the battery. Industrial type bike which works on many types of roads.
Daniel originally from Kelly Sica Stan, in the old Soviet Union. Grew up with a heavy CO2 smog issue, lots of environmental issues. His father was a professor of ecology and trying to help the environment.
Dell fast assault E bikes worldwide from Kyiv in the Ukraine. They were studying the sales analytics and saw that 80% of the sales was in the US, and a further breakdown showed 50% of that was in California alone. Then an additional 15% going to the EU. They decided to move closer where their main clientele was, California.
Seg 3
Delfast E bike supply chain works from China for assembly to Ukraine for the frame, spare parts from China, and finally assembly and software done in Los Angeles. The battery for the E bike comes from Samsung or LG. Dell fast working on three models, and their current top model costs $6999.
They are developing a lower-priced shorter range model, that will go 80 miles on a battery charge and 30 mph, plus be lighter at 140 pounds. Dell fast is a battery plus tech company, who have created a smart bike. The E bike can be connected to your phone, use GPS, connect to the Internet, and even can be located if stolen. The E bike could have many uses and potential clients in the future, worldwide, an example could be Rangers at Yosemite national Park. The E bike is silent and eco-friendly.
Seg 4
Delfast would like to have a factory in the US. Currently working on series a funding round of 20 million. The E bike company has had three times growth in the last year. It is privately run, and had raised equity crowd funding round of 3.4 million in Ukraine. The breakdown on this was 300 investors, giving checks of $10,000 each.
Currently their R&D and HQ is in Los Angeles California. They need to raise more money to scale. The company is run by the two partners Danielle and Sergei. They have also had angel investors from Ukraine. They have raised 2 million of the 20 million so far. Fundraising has been delayed because of the war in Ukraine.
Competition in the E bikes is currently coming from bicycle companies like red power or cowboy. Harley Davidson also has produced an E bike under the brand life wire. This E bike is very expensive at $20-$30,000.
Daniel predicts will be a shift of land vehicles to all electric within 10 years. Currently in the news we see California politicians are looking to move state transportation to all E vehicles, banning gas cars by the 2030s. There’s an electric car company out of Vietnam then fast. Canada also looking to go to zero admissions by 2050.

What is a Qualified Plan? If You Have a 401K or a SEP IRA You Have One
BRT S03 EP45 (144) 9-16-2022 – Wealth for Life
Things We Learned This Week
Co-Host: Denver Nowicz, President - Wealth For Life
https://wealthforlife.net/brt/
https://twitter.com/denvernowicz
Denver is an advisor with nearly 20 years experience working with clients in investments and insurance, designing retirement plans with a combo of both. He takes us through different strategies for clients to get the best allocations for their money over the long term. It is the Combo Strategy of both Offense and Defense, the synergy of the mix, not ‘All or Nothing’.
Notes:
Tax deferral with 401 K, not tax savings
Advisor suggests 401 K, get immediate benefit
Vs. ROTH IRA (put 6.5 K) after tax at 59 ½ get money tax free
Tax Brackets – 10%, 12%, 22, 24,35
$430 K and above, taxed at 35%
If you move money to a 401K, save percentage on taxes, then pay taxes later in retirement.
Cap Gains 15-20% on investment income
Save 15-20K / year on taxes over 25 years = 400 – 500K or more
Retirement – expenses will be 80% of pre-retirement income, unless you make more $, maybe 90%.
If you earn $100K a year or more, taxes are biggest expense in retirement.
Build Tax Free Income – start now, have an Exit Strategy
Tax Buckets –
Balance funds in each bucket – 20% Taxed, 30% Tax Deferred, 50% Tax Free
Combine tax buckets with income mapping - where money comes from in retirement
Business Owners – SEP IRA has high limits, put up to $61K / year.
Qualified Plan – owner has to balance with salary – 25%
Earn 240K – put 61K tax deferred in SEP IRA
Qualified Plans – has rules
High income, big SEP IRA, then pay 35% tax on all money, withdrawals and gains.
Tax brackets are broad and dropping a bracket not as easy.

Recruit High Performance Teams
We examine optimal role designs for different functions and tactics required to attract and retain the best talent.

Entrepreneurship - mindset, starting your own biz
Management - vision, managing a Team, scaling a biz
Recruiting - building a Team
Building a Brand - PR, Mktg
Lessons from Corp. America - Bridgewater, NYU Stern, Moody's, PwC
data, using tech, running large org, keeping plan in tact
Seg. 1
Dave background is in consulting. He worked at Moody’s, they are rating services, for bonds and other financial products. Moody’s has a mission statement and 10 principles. The move in financial services the last 10 years plus is into tech. Moody’s had a very large AI department.
Bridgewater was a client of Moody’s, the Dave worked with, and eventually got a job with Bridgewater. Bridgewater is one of the largest hedge funds located in Connecticut. Their mission statement is principles through radical truth and radical transparency. They are a data-driven financial firm. Dave worked there for almost 10 years was the CEO of a department.
Bridgewater was created by Ray Dalio and is one of the most unique organizations around. They are very big on data collection, and have their own internal set up which provides synthetic feedback about employees. Data or dots are collected on employees and it provides and receives feedback daily.
Hedge funds compete with each other in financial markets it’s a zero-sum game where you have to find out for in the market and when you make money, someone else loses money. Bridgewater had a culture built on dialogue where they would find and hire the best minds.
Seg. 2
The machine of an organization is a combo of people and processes to get outcomes. You see what works, you measure and you get feedback. It’s all about design, then test, then iterate. You want to determine what’s predictive to become a system.
In recruiting, difficult to determine a predictive pattern of ops. A new hire for the first six months is an expense. The next six months the new hire grows. After year one that’s when you start to see returns on a new hire. Bridgewater is very good at taking a long view, and thinking and not only years but decades.
The Bridgewater investing philosophy was on macro trends, fundamental basis, and long term. Long-term thinking also is part of their culture and processes.
The average investor, it’s tough to compete with big hedge funds, who have armies of people and data. Single investor really does not have those types of resources to compete. Single investor if they take the long term, get good at capital preservation and wait.
Seg. 3
Entrepreneurship, you can either be a start up and create a business, or do growth by acquisition. This is pretty typically buying a business, or franchise (business idea). Dave wanted to go into entrepreneurship decided he wanted to teach. He knew that if he bought a business he could take the 10% they currently have take it up to 90%. His thinking was buying into a growing market, this turned out to be the digital space. What Dave teaches us how to recruit, how to manage, how to delegate, how to set expectations.
Dave typically has three types of students, the ones that are new managers from 0 to 3 years. Second level is managers with 5 to 10 years experience, they’ve been faking it so now they need systems. The third group are founders and CEOs, have a business that’s 20 to 200 size staff. These founders do not have a manager background need to learn the process. It’s a four-week program, for they meet live two times a week, on Tuesday and Thursday at 11 in the morning.
A Business study shows that 60% of managers will be fired within 18 months. Learning to manage and running a business is like getting a real-world MBA. School does not prepare you for this. These managers need more training hence they can go to Dave Kline’s manager accelerator.
What we think of managers, the idea that if you good at it you can also then manage people is false. So if you’re a good software design are, does not mean you can manage people. It’s the reverse, you don’t have to be the best software designer, to be a good manager of the software team.
Seg. 4
Determine the vision of the company, what’s your mission? Design the company and recruit the types of people you want to work there. Remove fiction to get to the result faster. Good analogy is studying next say then, head coach of Alabama. Always talks about the process and having systems for everything you do. Also a master recruiter, really knows how to look for talent.
Then knows how to sell them on playing at Alabama. Telling recruits were to win with or without you, but it will be better if you’re there. Also the talk that since Alabama has so much talent you may or may not play. When it be better to know that even in practice you are competing against the best, prepares you for life and going pro. Sabin checks the character of all recruits, talks with seven people they know before he even talks of the recruit.
This is like an example of recruiting businesspeople is doing your research and checking their references. Dave recommends that you hire short-term freelancers for a project first. See if they can complete and work through the project, then bring them on full-time.
You want on board all recruits well. In month 1 they’re working just to get comfortable and build trust. In 90 days you should really know if recruit will last long term. They shadow long term employees in month 2, learn and start their actual job. By month 3 they’re doing the job on their own but with review.
The key to delegation, is setting clear expectations. The ‘how’ parameters you want an employee to work within. It’s good to co-author the expectations with a team so people are involved. Problems usually occur at the distance between comparing reality with expectations. The work comes up front, you need to unlock potential of the people who work for you. This involves a plan and organization.

This is the Trick? The One Thing to Exit Strategy to Moneyball & Business Lessons from Movies - Best of Business Part 2
- BRT S03 EP43 (142) 9-4-2022
What We Learned This Week
That’s the Trick
There’s a scene in the movie The Prestige when the 2 young apprentice magicians go to see an older magician to learn his ‘Trick’. When the older magician is on stage he’s doing amazing feats of strength. Then they get a watch him after the show get into a carriage, he seems like a crippled feeble old man who needs help.
One magician says the other magician – ‘This is the Trick. This is the performance. This is why no one can detect his method. Total devotion to his art. Lot of self sacrifice.’
The ‘Trick’ is off stage, he’s always acting like a crippled old man. It’s simple, not easy.
We often look for something that’s not there, the big secret, when it’s actually just in front of our faces. Always more simple than we think.
We’re looking for the big trick, how to get rich in a moment. When the actual trick, is doing the work daily, weekly, monthly, for years. You hone the craft, measure your progress, and adjust over time. Respect the craft, as there is no overnight success.
The old line in business, it took him 20 years to be an overnight success. The Malcolm Gladwell book Outliers, says it takes 10,000 hours to master something. The expert has been practicing for 10 years.
The professional golfer, the actor, the musician, the chest master, the salesman, or work on their craft. Even the greats like Tom Brady, Buffett, or bodybuilder Schwarzenegger all honed their craft over the decades.
It’s Simple, not Easy. You have to show up every day, to the repetitive work, just doing the grind.
There is a great story about Sylvester Stallone trying to get auditions, and then trying to sell the screenplay for Rocky. He got thrown out of agents offices over 1500 times in the mid 10970s. Funny as there were only 500 agents in NYC. He actually got thrown out multiple times.
There are no success hacks, no magic, no secret sauce. The secret is to just do the work. You work daily and improve 1% a week, leads to 66% improvement in a year. You must be willing to do what others will not. Compounding works with effort day and day out.
Magic of Compounding is mass improvement over time, by perfecting the little things. Delay gratification and you see the results slowly. Build a base, not unlike the structure of a building.
If someone says it’s easy and you don’t have to work for it…. Then probably selling you something. If it’s easy with no sacrifice, or habit building, then it will not last.
When you cook a meal, what doe sit look like if you pulled it from the oven midway thru? You have to let it cook, to get the finished product.
Be in it for the Long Term. Let Compunding work for you.
Back to the The Prestige:
‘Sacrifice is the price you pay for a good trick.’
Not breaking character, you commit to the craft.

Why the Top Investors do not Diversify & choose to Concentrate their Holdings
BRT S03 EP41 (140) 8-26-2022 – Wealth for Life
Things We Learned This Week
Co-Host: Denver Nowicz, President - Wealth For Life
https://wealthforlife.net/brt/
https://twitter.com/denvernowicz
Denver is an advisor with nearly 20 years experience working with clients in investments and insurance, designing retirement plans with a combo of both. He takes us through different strategies for clients to get the best allocations for their money over the long term. It is the Combo Strategy of both Offense and Defense, the synergy of the mix, not ‘All or Nothing’.
Notes:
Diversification, is it really as good as the business media claims?
Why the top investors do not diversify and choose to concentrate their holdings including the Oracle of Omaha (Buffett), and his partner Charlie Munger at Berkshire Hathaway are two of the most outspoken critics.
You should be specialized in investing (buy a few good companies), know what you are buying, and monitor your investments closely. The goal is a small concentrated portfolio of well researched investments (5 – 20 stocks).
Indexing – buying the entire index (ie – S&P Index), a fund with low fees, that mirrors the Index, conservative passive approach for average returns
Problem is that this process can underperform the market a little – this is a good plan if an Investor does not want to do the work needed to find the good few companies. There are about 10 – 20% stocks in the S&P 500 Index worth investing in. The Index is made of 50% of mediocre to poor companies.
Zombie Co’s – there are 20% of the Index labeled this way - A “zombie company” is a term used to describe an uncompetitive company that needs a bailout to operate successfully or an indebted company that is only able to repay interest. Simply put, the effective on its debt (interest-coverage ratio of 1 or less).
The top companies (Big tech) are usually carrying the Index and responsible for most of the Index’ returns. Would you rather buy all the houses in a neighborhood, or the few best? Same philosophy in picking the better co’s / stocks to invest in, simply buy what is good and you understand.
Robert’s (of LifePro Asset Mgmt) core philosophy on picking stocks - good companies that are growing, leadership position in their industry, positive cash flow, good balance sheets, and low debt.
Real Diversification is a Combo of Assets –
Baseline / Defense: Insurance, Real Estate, Business Income (Cash Flow), Commodities, Cash – Streams of Income for a safe foundation to cover expenses and retirement
Offense / Growth: Stocks, Crypto, Alt Investments (Private Equity)
Leverage from good (OPM) to bad (debt), and what is the difference. Leverage defined in the financial sense, and how to use it properly. Leverage is just a strategy, if an investment is bad, then leverage magnifies losses.
The idea is to borrow at a low rate (and good multiple like 4:1), earn at a higher rate of return to make $ off the spread (like a bank) – borrow at 3% to invest and earn 8%. Wealthy use Leverage in conservative way, get a lower ROI on more $ money – multiplies rate of return.
Ie – borrow $1 mil to buy rental real estate + invest $250k of your $ (= $1.25 mil invested total), then make $100K at 8% ROI
vs invest $250k of your $ only (= $250k invested total), then make $20k at 8% ROI
This can be done with retirement accounts also – go to https://wealthforlife.net/

Mike Del Prete has been a member of AZRERA for 12 years and has been running it for 1 year it’s been teaching for 5 years need to have a team like contractors lenders realtors

classic example is you are on a four Plex live in one and rent the other three
determine your investor identity which strategy works for you
do you like short term deals fix and flip average 25 to 45K takes four months purchase the property with the plan to exit at need capital
examples of lenders are hard money loans aggressive short-term loan with high interest rate 10 to 12% currently in the real estate market as of summer 2022 is down hard money loan you put 20% down on a deal and they loan 80% interest only for six months to one year term for a collateral they have first lien position on the property
initial investors made on one property be the landlord and manage it himself over the long term
you want to have a property manager AZREI A is for investors so hopefully not managing yourself or fixing up a property yourself recruit a team
property manager they get 7 to 10% of gross monthly rent
need attorneys to do contracts title accountants lenders for capital real estate agents wholesalers these are the investors who run ads I pay cash for houses they find deals at a discount other team members insurance for PNC and contractors to fix up at home
when you start in real estate you want to form an LLC to protect yourself and liability use the LLC then buy the home you don’t want to personally on it because you can be sued
Own a Four-Plex live in one for a year rent the other three can go to a traditional bank for a loan buy property at 3 1/2% down leverage of Four-Plex with an FHA loan
you have to know math to invest
you have to do your due diligence to be an investor
AZ are eia.org website with info classes and glossary
Talk with an accountant when investing need to know the tax ramifications understand
interest rates of 3 to 5%
capital gains
write offs on upkeep and expenses
refinance take cash out, how do you get money from an asset you borrow it no taxes get your original capital returned now your renters are paying the mortgage, you earn cash flow, infinite returns banks will loan 60 to 80% on a house when you refinance if you have equity you have to get an appraisal
Leverage put in less effort but get more results
depreciation you depreciate a house for 27 1/2 years if you sell the house you deal with depreciation recapture
Use deferred sales trust when you sell a property sell the property to the trust than the trust sells the property and then you get payments over 10 years so you don’t have to pay the capital gains all in one lump sum and you can use this for any type of asset, or a business, or investments
1031 exchange you can defer capital gains on a sale you sell a property, but then go and buy another property, roll the money over in a like kind exchange so the houses have to have to be a similar amount
Cap rate on a real estate property to determine your ROI cash on cash return
personal property is different when you sell that because you have a state exemption and less chance of capital gains
real estate forums and other avenues for networking
Easy REI AA meets second Monday of the month is their major meeting 2 to 300 people typically add 8600 venue in Scottsdale, check their calendar, October they have a real estate panel in November extended-stay and change use of property for rental type properties or AirBnB
Membership is 100 a year for casual member or 239 a year for an oil and remember
Goal is to get out of the rat race
Own mobile multiple properties have more streams of income and cash flow and be a long-term real estate investor
long-term time is on your side and real estate
time heels real estate
Buy right you make money on the buy
keep under 80% ??
They teach a launchpad program create investor identity create real estate plan
It’s a business and there’s risk
Tax lien foreclosure Title inspection home expectation could look at five properties and zero could be acceptable
Look for problems not properties,
find discounted deal, an example as water damage, or foreclosure, could be an air inherited house and they live out of state and they just want to sell it fast, these are off market deals
New houses are listed on MLS
People look for certainty and stability
Forecast deal, bargains are in the deals with issues
