Steps to buying a house for first-time and non-first-time home buyers:

1. Good credit score
2. Get a pre-approval letter
3. Work on a down payment, FHA 3-5%, 20% down and you don't have to pay PMI
4. Closing costs typically consist of 14 months of taxes, 12 months of home owner's insurance (HOI)
5. Get with your Realtor, sooner the better

State of the market:

• Interest rates are relatively high now compared to 12 months ago (not to worry, what goes up must eventually come down)
• Home prices are up but so are rental prices
  • Owning real estate gives you the opportunity to own an asset
    It's always a good time to buy a house, you're building equity!
