The Real Estate Renaissance: How Adrian Smude Revolutionizes Mobile Home Investing
Introduction
If you're an aficionado of real estate innovation or a budding investor seeking lucrative opportunities, you're in for a treat. We had an enlightening conversation with Adrian Smude, an industry expert turning heads with his unique approach to mobile home investing. With a treasure trove of experience and a heart for helping underserved communities, Adrian has crafted a niche that's both profitable and purposeful.
The Mentor Who Changed It All
Adrian's journey is a testament to the power of mentorship. One of his biggest influences in property management is David Toney, who instilled a paradigm shift in how Adrian views his business. "We call them residents, not tenants. We are housing providers, not landlords," Adrian shares, underscoring a perspective that puts people before property. For him, the asset is not the home but the resident who lives in it.
Branding by Clothing: A Thoughtful Strategy
One of Adrian's innovative approaches is his self-branding through clothing. Interestingly, Adrian uses a neon yellow shirt that says "My wife buys mobile homes," becoming a living billboard. This unique strategy has piqued interest and opened numerous doors, especially in unconventional spaces like Gary Vee events, where host Josh Pies first met him.
Mobile Homes: A Recession-Resistant Opportunity
Adrian has ingeniously capitalized on the misunderstood and often overlooked mobile home market. With 30 properties and over 200 transactions under his belt, he's honed a strategy focused on long-term, predictable income rather than quick flips. "I don't like big chunks of money because then I have to go put it to work again," he says. He breaks down the mobile home investment landscape into three main categories: 1. **Owning just the home**: Involves paying for lot rent, offering a high return on investment but with limited control. 2. **Owning the whole mobile home park**: High entry costs and stringent regulations make this option less appealing. 3. **Owning a single unit with the land**: Adrian's preferred approach, offering control, hidden opportunities, and recession-resistant income.
Financing the Dream
Financing mobile homes might seem daunting, but Adrian simplifies it. For homes older than 1976, banks are out of the question. Instead, he turns to private money and owner financing, avoiding the traditional bank route altogether. This method offers speed, flexibility, and a personal touch, knowing exactly where the money goes.
Resident Relationships and Property Management
Adrian's experience extends to property management, where he emphasizes clear expectations and long-term residency. His rules are simple yet effective: pay the rent, take care of the property, communicate well, and be a good neighbor. This approach not only retains residents but also ensures the properties are well-maintained, reducing overall costs.
The Role of Supportive Partnerships
A key

For John: His Death Is Not Absence | The Bootstrapped Unicorns Podcast: Episode 12 Solocast
My mentor and friend died this week (*Note: The week of the original publish date of 12/7/23). The lessons he taught me, the bond we had... it was quite real. This episode is sad because I will miss him, and glorious because of all that he gave to me and others. Today you are the beneficiary of but a thimble full of his gifts of knowledge and understanding he gave me. If you're offended by alcohol use, I apologize in advance - I'm drinking Maker's Mark which, aside from a great beer, was a drink we bonded over. I pour one and sip during this episode because it is one fond way I can remember a man who was by all accounts a great man.
I refuse to use his last name or tag him in this, for what it's worth, because his family is kinda private, and I am all for it. I should add that his wonderful family is very much a reflection of who he was. His wife is brilliant, kind, and warm but also strong. It's the only type of person who was right for John and if my count is right, 40-ish years together is a testament to their match. Together they raised two physically, mentally, and morally strong men who are going to lead great lives of their own. John's legacy is strong and today your participation in listening to this episode and learning even a small thing from it extends the legacy of his life, so very well lived.
If you know who I'm talking about because you know me that well or were a part of our adventures together, feel free to PM/DM me on social media or text and there we can use his whole name. If you can tell stories about him that are the warm, fun, and/or educational moments then feel free to share out loud (but again, last name free until it's fully public and shared). Suffice it to say... John's passing is not his absence. As so many who have sewn into others will not be here to find, but somehow I hope they know... Their physical passing is not the end of their influence, their memory, or their presence. I only pray that I can have the same influence on others before it's my turn. John, see ya again someday, brother.

In the bustling world of entrepreneurship, where time is the currency of progress, the story of Conrad Ruiz stands as a beacon of transformation and insight. As the founder of WellAware, Conrad has navigated a path that diverges significantly from his initial career aspirations. His journey from aspiring biomedical engineer to the entrepreneur dedicating his life to helping others manage their time more effectively is not just inspiring—it's a lesson in awareness, adaptation, and perseverance.
Conrad's academic pursuit in biomedical engineering was driven by a deeply personal connection to the field. Diagnosed with polycystic kidney disease at a young age, Conrad was determined to contribute to medical advancements that could one day mitigate or even solve issues like his own. However, a pivotal realization changed his course: the understanding that his aspirations may not align with the timeframe and presence he desired with his family, particularly his father, Pierre Ruiz.
This realization prompted Conrad to pivot from biomedical engineering to entrepreneurship. He sought a way to make a significant impact more swiftly, a decision that led him down a path of trying, failing, learning, and ultimately reshaping his career into something entirely new.
WellAware was born from Conrad's struggles and discoveries as he transitioned into the world of business and operations. Witnessing firsthand, and amongst his peers, the chaotic juggling act of time management entrepreneurs face, Conrad found his calling. WellAware started as a personal mission to assist fellow entrepreneurs in structuring their time more effectively, initially offering his services as a time management coach.

Podcasts are a versatile medium that offers a wealth of knowledge and practical insights to their listeners. The eighth episode of our podcast series, "HOW WE USE AI," aims to show you how we utilize artificial intelligence (AI) in the realm of podcasting and content creation.
For this episode, our host dives deep into the significance of AI in forming ideas and generating content—a literature process that could otherwise take hours. For instance, a platform like OpenAI's ChatGPT can generate instantaneous ideas for topics, illustrate motivational statements, and even full-length blog posts.
The AI pulls concepts from selected quotes and creates meaningful scripts that a host can introduce in a video. The beauty of AI is its ability to scale down long processes into brief, succinct moments of accuracy, such as generating 50 tweet-worthy ideas about entrepreneurship in just seconds.
While AI can expedite content creation, podcasting allows us to forge connections. Podcast guests often include ideal clients under normal circumstances. The interaction offers an opportunity for the podcast host to learn from them and the audience to benefit from their insights. It also offers an avenue to strengthen relationships and potential partnership opportunities.
At the same time, podcasting allows business owners a platform to demonstrate to prospective clients the value they can bring, how their process works, and the results they can deliver firsthand—thus, cementing trust and rapport.
For most businesses today, content creation remains an essential part of their operational process. Yet, its exe

In the restaurant industry, it often boils down to dedication, hard work, and adapting to pivoting moments. While many might tout the chef as the heart of the operation, in reality, a successful restaurant is more than just its menu. This truth shines brightly in the case of restaurant-owner Steve Gunter of the Tap Room at Dubsdread, a charming culinary gem located in a century-old building in College Park, Orlando. Steve's approach to successful management is as unique as it is interesting, particularly because he candidly admits, "I don't know how to cook!"
One of the most intriguing aspects of Gunter's success is his lack of formal training in the culinary arts. He's a business degree holder with a fervor for culture and people-orientation, and surprisingly enough, he says this is the edge he brings to his successful restaurant. His rich hospitality background, corporate experience with brands like Sears, Delta, and Coors, and the powerful influence of his father who managed Sears, have collectively shaped his business philosophy.
A recurring theme throughout our conversation was culture. Steve strongly believes that culture separates a thriving business from a mundane one. It's not just about strategic business orientations like setting goals, executing plans, and closely scrutinizing profit and loss statements. It's also about the manner in which you cultivate relationships within your o

There is a magnetic draw to the script of 'From Door Knocker to Luxury Decor Manufacturer The Bootstrapped Unicorns Podcast Episode 6' which chronicles a character's journey from being an ordinary door-to-door salesperson to becoming a significant player in the world of luxury decor. It offers an inspiring view into what diligent work, relationship-building skills, and a little creativity can accomplish in the business world.
The script features the character, Dave, a salesperson whose impressive work ethic and keen understanding of his customers' needs enabled him to excel in his sales career. Initially, he worked for ADT, selling home security systems door-to-door in very demanding conditions. Despite the challenges, Dave thrived, even referring to a 'bowl of no's' as fuel that pushed him to find the 'yes.' His unique approach involved modifying strategies to get there before anyone else by legally finding information on people moving into homes, which was a game-changer, as it meant dealing with less competition and more open doors.
This perceptiveness about his clientele enabled Dave to make another exciting career move. After his time in ADT, he sold automated pizza ovens to businesses. Despite dealing with larger entities than before, Dave's sales approach did not differ too much. He continued to place relationship building at the forefront, leveraging the belief that people do business with individuals they know, like, and trust.
Dave's third move landed him in the Shade industry. As usual, he focused more on understanding his customers' motives than on selling a product. The personal connection he developed helped him achieve a 70-80% close ratio, an incredible achievement in the sales world. The average sale amounted to $5,000 - $6,000, with the largest sale reaching $95,000.
Dave's journey took an even more impressive turn when he transitioned from salesperson to business owner. His past experiences set him up for this transition, equipping him with an understanding of his clientele and the operations of their preferred products. While many people may look to innovate completely when starting a business, Dave's approach seemed to work against that grain. Instead, he stuck with a business model similar to that of his previous employer, adjusting it as necessary to suit the new circumstances of ownership.
From his learner's journey with ADT, gaining experience in the art and process of sales, to refining his skills through several industries and eventually stepping confidently into the role o

He chose the former, reinforcing this ethos, 'what he's taking from you is not something you can afford to give.'

BLOG:
In the first interview of the 'Bootstrapped Unicorns' podcast hosted by Josh Pies, Rob Kurzreiter shared his unique journey from being a successful touring and studio musician, and performer in the Blue Man Group, to becoming a top-rated realtor in Orlando.
Rob's musical journey began with his first band where he voluntarily transitioned from bass player to drummer. This selfless act to benefit the band exhibited a versatility and team-first mindset that would set the tone for his continued success in each of his career transitions. He joked about his naivety as a musician, sharing an instance when he unknowingly traded roadie roles with notable musician Daniel Lenoir.
Josh Pies delved into Rob's career as a realtor by unveiling how he successfully closed almost 100 transactions last year operating with a small team. Kurzreiter attributed his success to dedicating extensive time and focus to his vocation, and to the relationships and interpersonal skills integral to his work ethic. This principle was underpinned by his firm belief in always bringing value to the table "If you don't have it – you have nothing to offer," he insists.
The conversation took an interesting turn as Rob explained the shift in his career from music to real estate, responding to Josh's question of how he managed such a massive pivot. For Rob, it was perceivably the same because, for him, both industries were about building relationships, being sensitive to people's needs, providing value, and treating everyone as an integral part of the community. However, he does not understate the immense amount of dedicated work and resultant luck in his journey to success.
Rob's overall success in his varying endeavors underscores the importance of networking and personal branding, which he further emphasized during his talk. He explained the necessity of investing in building relationships and the power of working with like-minded individuals to propel success. Additionally, he pointed out that sometimes in order to succeed or survive, one's role may change, reiterating the importance not to get too attached to a title as it can be self-limiting.
Despite the diverse nature of his work, Rob emphasized the importance of patience, dedication, and keeping the end goal in sight. He acknowledged the daily grind and affirmed the need for an obsessive focus to stay on track despite setbacks. He highlighted the importance of perseverance, recounting the countless hours of hard work and the personal sacrifices he made along the way.
One of the recurring themes throughout the interview was Rob's appreciation of the role of others in his life. From his first band to his realty team, he
