- Hi, my name is Cliff Hahn and today, we are talking about bumper listings, what they are and how to prevent them.
First of all, a bumper listing, the phrase was coined by a friend of mine Jay Carter who was in the business a few years back. And here's what a bumper listing is. First of all, it's based on this dynamic of a pinball machine. The ball goes up the board, and it is shot across the board by a bumper and that same dynamic is used in bumper listings. And here's what happens.
The buyer agent, probably unwittingly, sometimes they may do it and they know that they're doing this, will use that listing to make a case to by another house. And that's something you really wanna prevent if this is your home, this is your house, that you're trying to sell.
A bumper listing is listing that has been on the market for a long time before contract, longer than some of the other comparable homes in the same neighborhood. It may be priced above market, priced too high. Maybe the photos are not very attractive, and there may not be enough of them. All of that, causes the house to be on the market and be used as a bumper listing. So, if you have your house on the market, and you think have a bumper listing, certainly have that discussion with your listing agent.
