"Loving the content guys, thank you so much and please keep it up. My question is about lettings agency fees. I was wondering what you would expect a letting agency to charge for a standard buy to let management service. I am assuming between 8-12% would this be about right? Also, what should I be expecting for this price? Also, what are my options on a tenant find service rather than full management. Does this work out a similar price overall do you think vs a monthly percentage? Thanks in advance for any guidance you can give."

“I have a buy to let property and currently pay £60 PCM for maintenance. There are 20 flats in the block so this should be giving £14,400. The building looks in poor condition with broken gutters and has not been painted in years. I feel the money is not being used for the maintenance of the building at all! What can I do as I don't feel I have any control?”

Our first question is from Tom “Hey guys, hope your both well. Loving your content please keep it coming. I’ve been chatting to my step dad and he thinks the property market will go down/ crash (at some point). He’s advising me not to buy a residential property right now, but I’m still thinking i should because I’d prefer to pay a higher price to buy and pay a mortgage rather than rent. What I am debating is doing up my one buy to let property and selling it….. then sitting on the cash for the future until the market goes down and I can buy a cheaper property. I’m weighing up the pros and cons in my head of either having regular money coming in from the buy to let as a holiday let or selling when the market is high. Was just wondering what your thoughts are on the matter”

I am hoping to take a derelict cottage in Porthlevern where I live and bring it back to the Cornish locals. I am allowing 6 months for the project but I am going to be refinancing afterwards, some tell me this can be achieved in two weeks, is this possible and is it wise to have say 7 months for the whole project where i have the refinance money back in the bank?
