  • Serving as a Resource for Realtors to Get Deals Done
To be a successful entrepreneur, you either need to bring value no one else does OR bring value at a higher level than the competition. BOSS Construction Group has a unique value prop in that the company understands how to navigate permitting and code violations AND offers construction services, completing any necessary repairs. In a nutshell, the BOSS team is a resource for realtors to get deals done. Benjamin Sens is the Principal of BOSS Construction. Prior to becoming an entrepreneur, Benjamin spent several years working in code enforcement as a city inspector for the City of Miami Gardens and the City of Weston. Today, he joins me to discuss his mission to support agents in identifying non-conforming issues early on and working WITH sellers to solve open violations. We discuss the value in using a title company that is willing to run a lien search and closing out permits administratively (without involving the city inspector). Listen in to understand how Benjamin’s team merges expertise in code compliance with experience as a general contractor to offer realtors a unique resource for closing more deals! • What Entrepreneurs Can Learn from Every Great Fight Movie
Like every great fight movie reminds us, failure only happens when you stop getting up. And while entrepreneurship may look easy on social media, every entrepreneur faces adversity. For Josh Forti, his big hiccup came at the end of 2016 when he and his business partner put on a disastrous webinar. 999 of their followers logged in, yet they sold just ONE program—and received an onslaught of angry emails. Josh is a personal branding expert and founder of Josh Forti Consulting. With experience growing an Instagram following of several million and a Facebook group of 35K members, Josh helps entrepreneurs grow an audience and market through social media. • A B2B Approach to Building Your Real Estate Business
Most agents view real estate as a B2C business, and yes, building relationships with consumers is an important part of what we do. Johnny introduces his 2019 Mega Agent Planner, explaining the value of a neurolinguistic approach to tracking your activity and the need for accountability systems in building a real estate business. We speak to the power of purposeful networking, describing how to expand your SOI with both an online AND offline hyperlocal presence. • The Imminent Real Estate Market Shift
There are a number of people predicting ‘gloom and doom’ in the real estate market. And yes, we are experiencing a major shift. But price corrections are part of the natural rhythm of things, and there are a number of things agents can do to forecast what is coming and stay in the game as the market normalizes. Today, I am joined by Rudy Hernandez, President of Nu World Title, Geoff Harris, State Agency Manager at North American Title Insurance, and Ana Bosovic, Real Estate Analytics Specialist, to talk about what’s happening in the real estate market, here in South Florida and nationally. We explore the recent slowdown in files, discussing the impact of rising interest rates, overinflated prices, and declining pressure to buy. We also speak to positive trends in South Florida, from continued population growth to the rising average median salary. Finally, we address the market correction that is on the horizon, explaining why a normalized market is okay and how agents can stay in the game by adding value in a unique way. • Accepting Splits as an Investment in Yourself
Real estate agents resist splits. They want a broker to provide leads, marketing tools, top technology, office amenities, education and coaching—AND 100% commission. But you simply can’t have it both ways. A broker has bills too, and if you want their support, it’s time to shift your mindset and look at the split as a necessary overhead business expense. On this episode of the Take Action Podcast, I sit down with Jennifer of New World Title and Mike of Caliber Home Loans to explain my decision to offer agents a 90/10 split. We discuss the reasons why realtors jump from company to company and how that practice results in a loss of credibility. We go on to talk about what it takes to cover overhead at a brokerage, describing the cost involved in keeping the lights on and the production necessary for a broker to break even. I also share the criticisms brokers face if they try to earn their own commission or are perceived as showing favoritism in any way. Finally, we address real estate as an entrepreneurial venture, explaining the work ethic and discipline necessary to succeed. Listen in for insight around the passion you need to make it in the industry and learn to view splits as an investment in your business—and yourself! Topics Covered Why I made the decision to offer agents a 90/10 split Why some realtors jump from company to company Mike’s take on agents who want the magic bullet How agents lose credibility by jumping brokerages How agents want support but resist fees of any kind The production needed to cover overhead at a brokerage The criticism brokers face if they compete with agents Jennifer’s view of splits as an investment in your education Why agents MUST treat real estate like a business The discipline and work ethic necessary to succeed Accepting splits as a crucial overhead business expense Connect with David David on LinkedIn: https://www.linkedin.com/in/kurzdavid/ David on Facebook: https://www.facebook.com/davidakurz David on Twitter: https://twitter.com/DavidAdamKurz David on YouTube: https://www.youtube.com/channel/UCecJUBu316jIlXuTueXcd_w David on Instagram: https://www.instagram.com/davidadamkurz/?hl=en Books by David: https://www.amazon.com/s/ref=dp_byline_sr_book_1?ie=UTF8&text=David+Adam+Kurz&search-alias=books&field-author=David+Adam+Kurz&sort=relevancerank Resources New World Title: newworldtitle.com Caliber Home Loans: caliberhomeloans.com

Success is not going to fall into your lap. If you want to grow a successful real estate business, or any business for that matter, you have to dedicate your time and energy to making it happen. Over and over again, I notice 3 major things that agents are NOT doing—things that are absolutely crucial to building a thriving business in real estate. On this episode of the Take Action Podcast, I walk you through those 3 problems I see among real estate agents. First, I discuss the plague of irresponsibility in the industry, explaining why showing up to meetings is vital to building a reputation as a professional. I go on to address commitment, sharing my take on the value of persistence in our culture of instant gratification and describing how to stand by a business, marketing or growth plan for the long term and evaluate your progress on a regular basis. Finally, I address the issue of investing in yourself, discussing the significance of spending a portion of your profit on marketing and education. Listen in to understand why high-performing agents are willing to step outside their sphere of influence and hop on a plane to meet new people—and learn the 3 simple things that can take your real estate business to the next level! Topics Covered The plague of irresponsibility among real estate professionals Why showing up to appointments is crucial to your success The importance of committing to a business/marketing plan Why real estate professionals MUST invest in themselves The role of marketing, education in getting to the next level The idea of stepping out of your sphere of influence Why high-performing agents travel to meet new people Connect with David David on LinkedIn: https://www.linkedin.com/in/kurzdavid/ David on Facebook: https://www.facebook.com/davidakurz David on Twitter: https://twitter.com/DavidAdamKurz David on YouTube: https://www.youtube.com/channel/UCecJUBu316jIlXuTueXcd_w David on Instagram: https://www.instagram.com/davidadamkurz/?hl=en Books by David: https://www.amazon.com/s/ref=dp_byline_sr_book_1?ie=UTF8&text=David+Adam+Kurz&search-alias=books&field-author=David+Adam+Kurz&sort=relevancerank Resources Real Talk Conference: www.realtalkcon.com/ The Altman Brothers: www.thealtmanbrothers.com/ Art Basel—Miami: https://www.artbasel.com/miami-beach

An understanding of both commercial and residential markets is crucial in building a prosperous real estate business. Do you happen to know the current average multifamily price-per-unit? How about market rents? Do you have an awareness of how nationwide inventory trends compare to our numbers in Miami-Dade County, specifically? Today I am joined by Kurz Team VP of Commercial Sales, Deni Alvarez, and Market Value Expert, Ana Bozovic of Sky Five Properties.
