You need an elevator speech! Do you have one? What it is is it’s a speech that tells the clients why you are unique, what they will experience when they use you, and how your services compare or differ from your competitors. It could be up to 60 seconds long, but even 30 seconds or less is better.

Now I promise you its going to take you several drafts to get it right, and once you do you are going to be able to use it in multiple amount of ways because it really defines for a client why they should meet with you and ultimately why they should choose you.

So get to work on it today, you can reach out to us for some help, and also if you Google “elevator speech” all sorts of cool videos and ideas will come up , but get to work and don’t be discouraged if its bumpy at first. You know, I wonder are you tired of thinking about where your next deal will come from? Or I should say, worrying about where your next deal will come from. In fact, do you often find yourself thinking, there just must be an easier way of earning money! Do you ever notice that maybe you have a little bit if a shot gun approach to finding the business.

See its common that agents often struggle to create a steady stream of quality listings. In fact, I find that most have not really developed their key systems of lead generations. I believe that each agent should have 3-5 key methods of creating business and each method should be clearly defined with action steps to go with it, very clear and very specific action steps. Each of the lead generation methods should be also outlined in a system that you follow to the letter, so that you create a duplicable stream of quality prospects.

How to determine what your systems should be? Well start by outlining the areas that most of your current business is coming from, then look to fill in the gaps in any areas you may be missing opportunities in for that particular source. Once your key sources are well developed you can move on to add additional sources as needed.

The other day someone emailed me and asked me, how do I approach people in a social setting to capture their information for my database without it seeming too aggressive? Well my best advice is for you to just approach them and ask them about their selves and their own business. It’s likely to be polite, they will turn around and ask you about yours, and when they do the topic of real estate will naturally come up.

Then you can use my script, “You know, I have something I do for my friends, family, and great clients, I send them monthly updates on the market, may I include you in my information loop”?

You see most people I find say yes to this, and then you can ask for their contact information, and now you have a new high quality addition to your database, and even though they may not be looking to buy or sell right away you can keep in touch until they are ready or until they know someone that they can refer to you. Hey did you know that 80% of the marketing dollars that agents spend are wasted! Why? Because they often throw money at things without researching whether they will actually work or not. Or they buy things and they do not fully implement with them. Or they may be guilty about not knowing their audience, so often their messages are not appropriate for the prospects they are sending them to, therefore they get no response. So how do you get out of this rut?

Well, lets look at everything you are spending your marketing dollars on, and ask yourself, are you getting a reasonable return or you feel you soon will. Are you tracking the response so you know what’s hot, so you will use it again? Are you fully implementing to maximize your investment?

I wonder, are you asking enough questions with your buyers and sellers to determine true motivation? You see often when clients are struggling to work with a particular buyer or seller and move them forward I ask, what is their motivation?

And I find often they don’t know the answer, why? Well I’ve notice that today’s prospects do tend to withhold information, and I don’t know maybe they feel if they told you the truth you would use it to push them.

Whatever the reason it is harder these days to get into their head and to do so you do need to train yourself to ask a series of well-planned questions to keep diving below the surface to get to the heart of the motivation. This will help you decide many things, one of them being, should I work with them at all?

If so, what is the action plan you need to set for them? What special help or services they may need from you. See we need to know the, who, what, where, when, why, and how to really be helpful and convert them faster and more efficiently.
