I just got off a call with someone who said, “I have such a problem converting my buyers. I work with them for 4, 5, 6 months and sometimes they still don’t buy.”
Yes that does sound like a problem.
Why do some agents struggle to work and close their buyers? I made a short list of reasons.
Maybe you will spot something that you’re guilty of that you can work to correct so that you can close your buyers more rapidly.
Reasons for slow or poor conversion:
The buyers are not financially qualified for what they want to buyTheir level of motivation is lowYou are not clear on their hot buttons possibly because you did not conduct a full consultThey are unrealistic in their expectationsYou are waiting for them to check the properties online and call you instead of you sparking them to actionYou have not properly educated them and they are making poor decisions and losing out on good propertiesYou are giving them too much advice/your opinion about what they should buy or offer and it’s getting in their wayYou really don’t like them or don’t want to work in the price point or areas they service and therefore you aren’t giving them enough attention to press them forwardYou aren’t taking control and telling them what is the next step and guiding them firmly to do itIf they haven’t bought in two weeks you aren’t pulling them back in for a re-consultEach Monday review your buyer lead list and prioritize them – who are you going to get under contract in the next week and what actions are you going to need to take to do so. Then stay on top of them until you get it done.
If they aren’t good buyers have your heart to heart talk and then if they don’t come into line fire them nicely and move on.
