In this episode, Leafy hosts Brian, Jennifer and Tammy sit down with Douglas Skipworth, Co-Founder and Principal Broker for CrestCore Realty LLC. Douglas got started like a lot of real estate investors with rental properties part-time while still working a W-2 job. Along with his business partner, Douglas has built up his investment portfolio with rental properties around the Memphis, TN area and also successfully built several companies to serve those investments as well. These companies include real estate brokerage, property management, maintenance, construction, staffing solutions, finance and banking. His underlying objective in all of the companies he has created is to add value to others within his real estate investing and rental experiences. Douglas tells us that establishing communication with tenants and being proactive about rental payments, etc. will create a mutually beneficial relationship with tenants and lead to lower missed payments and evictions for property owners. Douglas says references and background checks are key requirements to avoiding bad tenants. Take a look at future tenants’ eviction history, not necessarily if they have bad credit, but if they have not paid rent historically, that is a red flag.
