In this episode Michael talks with Sol Simmers from Windermere Kirkland. Sol has a high success rate in getting his buyers offer accepted. He runs a very great 10 Step buyer process, uses an offer strategy to win sheet and makes 5 magic phone calls before he sends over his offer.

1. 10 Step buyer process. Appendix A in the Ninja Selling book

2. Offer strategy to win sheet. Given out at our Ninja Installations.

3. The 5 Calls.

1. Call Listing agent as soon as listing goes live or day of live listing. F.O.R.D questions.

2. Let listing agent know you have scheduled a showing. Again F.O.R.D questions.

3. Follow up after showing and use F.O.R.D. to establish rapport.

4. Let Listing agent know that the offer is happening. At this time ask the magic wand question.

5. Offer is coming over and let’s give you the highlights and also talk up Buyer and Lender.
