A brief update on the market at the end of Q1 2021. The wind is well and truly in the sails of the property market... will it continue?!

As the U.K. goes into lockdown 2.0 will property prices continue to trend higher and will the stamp duty holiday continue to keep the market moving over Christmas?!

Are first time buyers the losers of lockdown?! Whilst this year has presented all sorts of challenges for everyone it’s arguably made getting on the property ladder even harder for first time buyers! I wanted to give my two cents on the current state of play and give a glimmer of hope to those hoping to get on the ladder in 2020!

In this episode I chat shit about a recent sale where the client turned down a good offer only to end up with less money 2 years later! I talk about why holding for more is risky as property is illiquid and when life reasons force a sale you do not have the luxury of time that you may otherwise have had if you are not forced to sell

How to offer on a property to show the agent you aren’t messing around! A well presented offer has a higher chance of being accepted if the agent and seller can see you’re serious and less likely to ‘flake out’ down the line. The 7 things to included in your offer email are the following..... 1. The amount (obviously) 2. The reason for the amount (if it’s under the asking price; why?) 3. Your position (are you in a chain? Are you not?) 4. Your timeline (which exact date would you ideally like the keys on?) 5. Your solicitors details (chose them before offering) 6. Proof of funds (your mortgage in principle & screenshot of deposit) 7. Passport copy (for the legal anti money laundering checks that the agent does). Hope this helps! @thereadingagent
