In this episode, we have Mitchell Bode joining us to discuss the value of a buying group, CBUSA, the great things that Boone Homes is doing in Richmond, Virginia, his love for CrossFit, and other topics.
I joked earlier in the season about not promoting specific builders on the show. However, my opinion changed after attending the Boone Holiday party with Carolyn.
The energy in the room was contagious, and hearing about the success of 2022 was possibly the most motivating thing I've been a part of as a spouse. Here is what stood out to me:
1. They are crushing customer satisfaction, and customer surveys prove it.
2. The company's employees have been with Boone for as many as 26 years, and people stay because they are treated well and love serving their customers.
3. Boone puts the customer above profit.
4. The value of realtors to their business.
-The value of a buying group to control costs
-Escalation clauses
-Focus on reputation and putting the buyer first
-Experts on staff
-Settlements are smooth and two weeks early
-Waiting for homes to be finished to close and not rushing
-Surveys are reflective of the entire company and not one department
-Customer Happiness
-People make a difference and make companies great!
-Hiring the right people that fit the Boone culture is important

We believe there are four key takeaways from this episode:
1. Accurate Schedule
2. Setting clear expectations
3. Good communication
4. Job readiness
If you want a trade partner to help you get through the grind of a home build, you need to build subcontractors up. Take the time to invest in your trades and follow the four points above and you will be head and shoulders above the competition within your builder and other builders in the marketplace.

It was an honor to speak at the inaugural Housing Transformation Summit in Phoenix, Arizona in front of a hundred builders from around the country. Full disclosure, I think that I forgot to speak for what seemed like an eternity but turned out only to be a few seconds.

Sales roles have been lucrative in the homebuilding sector during the covid years. We would even argue that the home building sales side became more of order takers than sales professionals.
Jeff Hall has been selling fireplaces in Richmond, Va, for the better part of ten years, and recently, he was promoted to Regional Sales Manager. Early in his career, he spent time in the military, followed by self-employment, project management, building homes, and selling fireplaces. He inherited a book of business that was 1.8 million and grew it to 4 million, one of the best markets for Fireside Hearth and Home.
Jeff advises sales professionals on how they can thrive in a down market through good communication, follow-up, and, most importantly, knowing your product.

We had a special request from a good friend to talk about how to Thrive during a downturn in the housing market. With interest rates over 7%, home sales declining, and builders slowing down their start schedule, we are clearly in for a change. What can you do to prepare and thrive when the market slows down?
Carolyn and I discuss the first step in our plan to survive a downturn. Leveling up ourselves and our people. We discuss what it felt like when the housing market crashed 12-plus years ago and how that shaped us to drive for constant improvement. The reality of laying people off is in our minds, and we discuss ways to help ensure our people are safe or land on their feet if things go South.

New home sales agents or consultants are a customer's first impressions when they walk into a model home. Homebuilders want and need people to represent the brand, the team, and the community in a way that embodies their core values.
Sean Tierney has been with a top 3 builder in the Richmond, Virginia, area for nearly seven years. He has sold 73 million new homes in his time, and 19 million of that has come in the first ten months of 2022. I first found Cameron via Instagram when one of his reels popped up in my feed. He was pushing on a framed wall, and the comment said, that's not right. Cameron spent seven years in college to earn a degree in what he thought was his calling. He worked for a few years within the church and found he was not getting the satisfaction he thought he would. He is still active with his local church, and as a professional, he is now an electrician in Tennessee.
We talked about becoming a licensed electrician, whether he needed to be a journeyman or master's electrician and his plan as he continued his career. Cameron helped us understand that you need an LLE or Limited License Electrician to be licensed in Tennessee. The cool part is that after we recorded this episode, he purchased his study material to start working on earning his LLE in Tennessee.
This young man takes a lot of pride in his workmanship and wants to ensure when he is done, everyone knows who did the work. His quality and attention to detail go beyond his experience, and his story is what makes America great.

In this episode, we pick up where we left off in Season 2 Episode 2, and Carolyn discusses her time in a sales role at the show's start. We discussed her short time with the company when she received a call from a top 2 builder that she couldn't refuse. The excellent part of this episode is that we discuss how she was pitched the job offer, us reviewing and counteroffering the offer, accepted the job, called to resign from her position, and then went out to dinner with her new boss.
