Australians with an active relationship with a financial planner are not only financially better off than unadvised Australians – they also have a better quality of life, according to new research from the Financial Planning Association of Australia (October 4, 2022).
Jay and Delta discuss the unintended consequences of Royal Commission into Misconduct in the Banking, Superannuation and Financial Services industry which has left approx. 100,000 financial advice clients without advice or orphaned by their adviser, according to analysis released by Adviser Ratings (April 26, 2022).
In the last 2 years the big four banks NAB, ANZ, CBA and Westpac have shut down their financial planning arms and orphaned many clients with MLC Master Key/Wrap, OnePath, Colonial First State and BT platforms thus leaving individuals to seek out new advice or be acquired by a new adviser.
Making the decision to seek or reengage advice can be daunting.
Delta and Jay outline the steps; from sourcing a trusted adviser, explaining what to expect from your initial call, demystifying your first meeting and financial health check, to receiving formal advice and ongoing service.

In this episode Jay is joined by Selena Parfett and Will McKenzie from Achieve Home Loans, to explore the vital topic of pre-approvals in the context of property purchases. The episode emphasizes why obtaining a pre-approval is a crucial step in the home buying process.
A pre-approval, as explained, is a conditional approval from a lender that outlines the amount you can borrow to purchase a property. While it's not a guarantee of securing a loan, it provides a critical indicator of your potential borrowing capacity, subject to specific conditions.
The episode underscores the importance of pre-approvals by illustrating potential pitfalls without one. Imagine finding your dream home, bidding at an auction without a pre-approval, and then facing difficulties securing finance. This scenario can lead to losing your deposit and potential legal action from the seller.
The advantages of having a pre-approval are also highlighted. It signals to sellers and real estate agents that you are a serious buyer with the financial means to complete the purchase, giving you a competitive edge in a crowded market. Moreover, some lenders lock in your borrowing capacity for a specified time frame, regardless of interest rate fluctuations, offering financial security.
The episode provides advice on what to do if you've already purchased a property without a pre-approval and struggle to secure financing, emphasizing the importance of seeking professional guidance and exploring alternative financing options.
Ultimately, the episode stresses that property is a significant financial commitment, and obtaining a pre-approval is essential. It encourages prospective buyers to consult with finance specialists before embarking on their property search, ensuring a smoother and less stressful home buying experience.Top of Form
