As of today, October 21, 2024 (the 295th day of 2024), we’re looking at some notable activity in the market. So let’s get right into it!

7-Day Snapshot: Santa Clarita Real Estate

In the last seven days, we’ve seen:

• 13 homes coming soon to the market
• 66 new listings going live
• 90 price changes, with 80% of those being reductions
• 18 homes back on the market
• 37 homes now under contract
• 54 pending listings

This gives us a total of 91 homes that are in escrow, meaning there’s still plenty of activity despite a slight cooling in the overall market. But here’s the key—just because a home is in escrow doesn’t mean the final price is locked in. Negotiations can continue right up until closing day, and that’s where having an experienced agent on your side becomes crucial.

Price Changes and Market Adjustments

The 90 price changes we’ve seen in the last week highlight a key trend: sellers are adapting to shifting market conditions. While it may seem alarming to see price reductions, this is a natural part of maintaining competitiveness in a fluctuating market. Sellers, this is where strategy comes into play. Pricing your home correctly from the start is crucial, but adjusting as necessary can keep your home attractive to serious buyers.
