Alongside his property ventures and success’ Steven spent 12 years in the oil and gas industry.

Joining Kessar Salimi on the latest edition of The Freedom Property Podcast is Nick Ponty. You may know and recognise Nick from the Scottish Property Podcast where he is a cohost alongside Steven Clark.

He also has project management and quality improvement qualifications which supports him in his role of managing all project refurbishments. Paul is very committed and passionate about any venture in life and aims to succeed in everything he does.

Fallon has a particular interest and talent for Land Registration and technical title matters. She works closely with Registers of Scotland to continue the improvement of registration law in Scotland.

Over the past 2.5 years, Arshad has built up a portfolio worth £1/2million which produces £50k in rental income using only private finance whilst working as a full-time Actuary for Scottish Widows.

 

As an Actuary, he deals with risk analysis and financial modelling in investments and businesses on a day-to-day basis.

 

He has taken properties back to brick and rebuilt them, this gives him a unique and in-depth understanding of property renovation.

Alex is currently studying to be a registered letting agent to further improve how he delivers his Rent To Buy service, as well as an Authorised Utility Warehouse Partner. Alex’s interests and hobbies include: Clay Pigeon Shooting, Formula One, Fine wine, Family and DIY.

Blair is a full time property investor of 2 years, a young entrepreneur and is currently enrolled on Touchstone Education’s Mastermind property training program.

Blair like Alex specialises in Rent To Buy and being a managing agent. Blair is studying to be a registered letting agent to further improve how he delivers his Rent To Buy service.

In addition Blair is also an Authorised Utility Warehouse Partner.

38 year old Steven Clark, Regional Director of Together covering Scotland and North East England. I have been with Together for 3 and a half years and during this time my remit has been to grow our business working with investors/developers and building relationships with professional sector introducers. I offer all aspects of property finance: residential, commercial and land on both a long and short term basis. Prior to working for Together I worked for 2 of the more traditional banks, RBS and Bank of Scotland for 14 years combined, always working in property finance.

Away from work Steven has two young boys and a beautiful wife, Jacqueline, all of whom like to keep him busy. When he can squeeze in some time for leisure then he enjoys a game of golf if he can avoid all the torrential rain we are blessed with in Scotland.

Nick is the founder of the LNPG; as a professional landlord, he identified an opportunity to bring together a group of landlords to collectively negotiate better prices from suppliers.

Nick has now grown his portfolio, and his vision is not only to help members save on refurbishment work, but to give Landlords a stronger voice.

We asked Nick to comment on why setting up and running LNPG is so important to him.

“I think it’s fair to say that Landlords are not held in the highest esteem and many people’s perceptions are based on stereotypes that simply are not accurate. I set out to help people grow their portfolio and actually make a profit from running property. My goal was to bring people together so that we can achieve much more – we have done that now with over 4,500 landlords – and I am very proud of what LNPG stands for

The buy, refurbish, refinance strategy is a great way of building a large property portfolio quickly. By adding value to a property through refurbishment landlords are able to re-mortgage and recycle their original deposit to buy further properties.

The essence of BRR investing is to find a property where by you can add value. When combined with buy to let, it works really well and enables you to build a very large portfolio. What’s more, it doesn’t need to be complicated – adding value can be done by undertaking just a minor refurb. For example, putting in a new kitchen, bathroom, carpets or windows, or even by just giving the property a lick of paint By adding value, you can then refinance the property and hopefully recycle most or even all of your money back out.
