Today we talk about Real Estate Syndications - what are they and four reasons that we love them. A Real estate syndication is a partnership between several investors. They combine their skills, resources, and capital to purchase and manage a property they otherwise cannot or prefer not to purchase alone.

1) Most passive income. The operator does the heavy lifting.

2) Tax Benefit. Straight line depreciation and bonus depreciation via cost segregation study when applicable.

3) Limited Liability. You are limited by the amount you invest.
 
4) Diversification. Investing through funds of which invest across multiple asset types, classes, and areas.

1) Doors. We currently have 444 doors and have another 129 closing this month.

2) Scorecard Reporting. Freedom Capital Investments started implementing it this week because we brought on three Acquisition Specialists and three Investor Relations team members.

Today we talk about Private Money Lending and the options that Freedom Real Estate Group have implemented for their Lenders.

We always hear from our Private Money Lenders asking us to just keep their money instead of wiring it back to them in 4 to 6 weeks.  They are asking us “What can we do so that way you can keep our money?”

Our shortest deal was just 2 weeks

Dani started talking to numerous attorneys so that we can help our Lenders.  She was able to come up with 2 ways after talking to multiple attorneys.

She can only discuss these in general because this is not a solicitation or opportunity and this is SEC regulated and it is a 506B.  Some of our investment strategies are 506B and the ‘B’ stands for BUDDY.  You have to have a relationship with us for you to even know about the investment.

1) Master Note - This has nothing to do with the SEC because it is individual and we created a separate bank account.  The attorney created a 5 year loan.  This is for the lenders to invest in our business, properties or both.  This was creating a lot of work that was unrealistic and not scalable.

Dani talked to the attorneys again….

2) Debt Fund - This is a way to take all of those funds and put them in an instrument that allows the money to be pooled together and to be used the exact same way.

A lot of our private money lenders start with ta single property and move up to the Debt Fund.

Now we’ve allowed investors that do want to have this option to put their funds somewhere where they’re getting a higher effective interest rate because their money is truly working for them 365 days a year.  They’re getting paid either quarterly payouts, bi-annual or annual and it depends on the vehicle that they are in that depends on when they are getting paid.

This made a lot of investors very happy.

The first phone call that you have with us will be with one of our team members and they are going to ask you what your goals are and what is important to you.  Is it interest rate, return, is it that your money is working all of the time, is it liquidity where you are in and out, etc…

Today we recap what being an accredited investor means and what options you have if you’re not an accredited investor yet.

Dani explains that there are many options for non accredited investors.

1) Rental Properties.  You do not have to be an accredited investor to invest in rental properties, especially Turnkey Properties which are done for you.  You can also do a BRRRR property.  Buy, Rehab, Rent, Refinance, Repeat.

2) Fix & Flips.  You can buy a property, rehab it yourself and sell it or keep it as a rental property.

3) Private Money Lending.  This is the easiest and lowest barrier to entry.

4) Private Real Estate Syndication.  A 506B syndication is a private opportunity.  You are not allowed to advertise these syndications.  This if for people that we already know and have a substantive relationship with.

Today we talk about what is an accredited Investor and how to become one.

Flip discusses the breakdown on how to be an accredited investor.

1)  You, as an individual, you make $200,000 a year and have for the last 2 years and you expect to the same next year.  Or, if you are married as a couple, you make $300,000 a year and have for the last 2 years and you expect to the same next year.

2)  To have $1,000,000 in Net Worth, minus your personal residence.

These are either / or, you don’t have to have both to be an accredited investor.

Dani explains why this is so important to be an accredited investor. 

Dani talks about the Amendment from August 26th, 2020.  The SEC amended what the definition of Accredited Investor were, so that more people could have the potential to be an accredited investor.

1) You can have a Series 7, 65 and 82 financial licenses.  If you have these 3 licenses then you qualify to be an accredited investor.

2) You can be a knowledgeable employee of a private fund and you are accredited for that fund.

3) Spousal equivalents - very similar to common law connection between 2 people where you can combine their resources to qualify to be an accredited investor.

4) You can have an LLC or a Family Office that has $5,000,000 in assets.  If you have that then you qualify to be an accredited investor.

If any of these sound like you might qualify for, then do a google search for “august 26th 2020 amendment to SEC accredited status”

Lastly, how do you know if its an investment that requires only accredited investors.  Just ask!

If you see a disclaimer that says it is a 506C then it is for accredited investors only.  If you see it being advertised then it is for accredited investors only.

Today we talk about High Yield Cash Flow Through Private Money Lending and the Top 6 Benefits for being a Private Money Lender.

1)  The very first benefit is Ease of Entry.  You don’t need any experience.  You also don’t have to be an Accredited Investor.  You only need $50K to start.

2)  It is secured by Real Estate, meaning, you are the bank, like Wells Fargo, Bank of America and you can foreclose on the investor if they default.

3)  Multiple resources.  You can use retirement accounts, pull money out of the Stock market, your cash and many more resources to lend your money.

4)  Liquidity.  Within 12 months you will have your money and interest back.  Sometimes it can be as quick as 4 months.

5)  High Returns.  6%-10% with an exception of deals in the Millions where it may get up to 12%.

6)  Hassle Free.  We are super easy to work with and we will walk you through the process.  The amount that you’re involved with this is very minimal.  From reviewing the packet to wiring the money to the end.

Flip explains that you should not trust anyone.  Make sure you ask the important questions and make sure to vet anyone you work with.

Today we walk you through one of our Turnkey Real Estate properties so we can show you all that we do on each property.  Flip starts out in the living room and explains how we like to call this the “Big Mac” approach to all of our properties.  We use the same paint and the same flooring on all of our properties so when you buy one property, the next property is going to be the same.

Next we move over to the Kitchen.  Dani points out our standard colors that we use on all of our kitchens.  She also points out the handles on all of the cupboards.  This our standards, you will see the same counter tops and same backsplash and same paint.

Flip now takes us into the bathroom and bedroom.  We use the same fixtures in the bathrooms as well as all of the bedrooms.  He explains why we no longer put carpet in the bedrooms as well.

Now we are in the back room also known in Ohio as a 4 season room.  Dani now explains the 6 Benefits of Done For You Real Estate which we call Turnkey Real Estate Investing.

1) You’re Busy - So it is done for you.  A lot of us have money but don’t have the time.

2) Cashflow - When we talk about our Freedom # we are talking about the cashflow that is coming in that passive income in order to meet our needs to get us out of our JOB.

3) Leverage - You have a mortgage and you might have put 10%-20% down but guess who is paying down your mortgage for you, your tenants are.

4) Tax Benefits - You have your mortgage interest deduction, your depreciation deductions, your bonus depreciation, any large repair deductibles and you can skip capital gains if you used a 1031 exchange when you sell.

5) Appreciation - We are in Ohio so we tell you not to count on appreciation but it is the cherry on top.

6) Inflation - A lot of people don’t talk about this, but just like inflation erodes the value of your savings it does the exact same thing to your mortgage because your loan is easier to get paid back.

This is the first week of January.  Flip is still recovering from a sickness. *cough cough*

Ideas from Tanya Rooney and Steven Libman about doing some recordings live but not a lot.  Tanya suggested that it would be nice to hear some of them live to hear how your journey is going.  What are you doing, what did you do this week, what is going on in the number of doors?

So we decided to mix both ideas.  A lot of our content is ‘Evergreen’ which means it is going to be the same.

Today we are talking about something that is very fresh to the first week of January 2022.

What did we do last year?

- Over $670,000 paid out in interest / cash flow to our private money lenders. Almost double what we did in 2020.

- Climbing to over $50,000,000 in Assets Under Management.

- Over $12,000,000 deployed in real estate.

Vision: Freedom Capital Investments is our 6th company.  We have a vision of how can we serve our investors the same way we have done for the other 5 companies.

Our goal is $1,000,000,000 in Assets Under Management which could mean $250MM - $500MM in capital that we are going to be raising from people in our network.

It also gives our investors a consistent pipeline and diversity of deals.  They don’t have to be looking for deals anywhere else.

We also plan to start creating different share classes for investors.  Some of our investors are investing $50K and some are investing multiple millions of dollars.  We’ll be creating programs that serve the needs of all of those different investors so we can serve them better and in turn build a incredibly powerful network.
