Anthony Meisner and I look at the latest National Real Estate trends in our latest episode of "Front Range Facts". For example, home price appreciation is relatively low, with half a percent or less per month appreciation gains, but that is very regional, with the Mountain states seeing the largest price gains while areas of the central US are dropping slightly. Did you know that the average price appreciation for 2025 is now 2.7%? While inventory remains near record lows, prices are sustaining and going up slightly. Find out even more in our latest episode!

Spring is right around the corner, so is the Real Estate market beginning to emerge from the slower winter months? Zillow's Market Heat Index is showing Denver's housing market dipping closer to a buyer's market and our local data is showing active inventory supply up a huge 44% while pending sales are now 2.2% above this time last year, so the thaw seems to have begun!
It's still taking about 18 showings to get under contract, but currently homes need an additional 11 days on the market over 2024 to get to that point, so competition among sellers is growing. Looks like an even better time to be a buyer now, but don't wait long as the median closed price in our area is 4.1% higher than this time last year! Find out even more nuggets of wisdom in our latest local "Front Range Facts" market update with myself and Anthony Meisner.
In Colorado, showing activity is beginning to look up after a very slow initial start. Inventory levels have risen to levels last seen around 2013 so more choice may be resulting in more buyer showings.
The real crazy detail that stands out, however, is sales volume, which has seen closed transaction volume drop to a level last seen in 2011, which was a terrible year for home sales. Considering Colorado's population has added over 600,000 people in that time, I take this as a sign of some serious pent up demand among buyers, which will result in a market rebounding quite suddenly in the future. We are already seeing this in home prices, with the average single family home gaining 5.5% appreciation year-over-year!

Would you believe a Colorado city is ranked #1 by Realtor.com for the country's hottest housing market in 2025? Which one could it possibly be? And any idea how many showings it is taking the average home in the Denver metro area to receive before it gets an offer? This increase is also being seen in how many days of inventory continues to grow in the market. Yet prices continue to remain strong and in many areas, continues to move gradually upward. There is definitely more choice on the market for buyers, but sellers are able to continue to support their sales prices. We are definitely approaching a neutral market for both sides of the transaction and it will be interesting to see where the scales tip as the year progresses.
