  • Here Are The First Steps to Starting a Hotel or Resort | Ep. #312
Do you Want To Be a Hotelier?

Here Are The First Steps to Starting a Hotel or Resort.

When considering the first steps to starting a hotel or resort, there are a couple of key decisions that have to be considered.

Do you want to buy or build?

Your first decision is to determine if you want to buy a current hotel for sale or design and build one from scratch.

Normally, purchasing an existing hotel is a lower risk because you would know how it performed in the past and you would be getting a turnkey hotel business that’s already producing an income.

You’d also save time going through all the permit processes, designing the property, and the construction. You would hopefully also inherit a valuable database of past guests and employees that are already trained and familiar with all the property procedures.
    .
On the other side, when you design and develop your own property from scratch, you have more control over designing and building your hotel to your specific specifications.

It has also been proven that designing and building your own hotel can also produce more profit long term than buying an existing property. It is much riskier because your cash will be tied up for an extended period of time with no income but generally once completed you’ll have an opportunity to make more money because you took the risk and a probability of a huge profit if you ever sell.

No matter which direction you decide to go, you’ll need a strong market analysis to verify that the market trends support a new hotel development. You’ll also want to review existing properties to see what is working and what might be missing. This information could give you the opportunity to fill a need that may be missing in your region and help increase your bottom line.

  • How to Start a Hotel Business: What You Need To Know | Ep. #311
The challenges of the pandemic will pass and we will need more quality hotels. If this is your dream, do you know how to start a hotel business?
Stay with me and I’ll share what you need to know.

If you’ve ever wondered how to start a hotel business, you’re not alone.

Even as we are coming to terms with COVID-19, the dream of owning a hotel is alive and well and it is more important than ever for aspiring hoteliers to be strategic and attentive.

    So where should you start?

You have to determine if operating a hotel is a good fit for you, what it takes to operate a successful hotel and what are going to be the upfront costs.

What is the number one skill necessary for a hotelier?

You need to be able to manage and work with a diversified workforce. Not everyone will be your clone or even have your understanding of how things should work. To be honest, having employees that are not able to think for themselves can be counter to the greater good.

A great hotel owner must be the go-between for their employees, understand their needs and be open-minded.

Diversity in your employees will help your property shine.

  • What Do Hospitality Property Evaluators Look For? | Ep. #309
Most bed and breakfast, resort, and hotel owners want how their property is experienced by the typical guest.

This is where hospitality property evaluators or mystery shoppers can help.

So, what do hospitality property evaluators look for?

What is a hospitality property evaluator or mystery shopper?

A hospitality property evaluator or mystery shopper is a person or people that are commonly used by hoteliers and retailers etc. to measure the quality of customer service, their products and service delivery in their physical presence.

Hospitality property mystery shopper assignments are done at many of the finest chain and independent properties in the world. Properties can be large with hundreds of rooms or smaller boutique establishments.

They usually consist of a one or two-night stay and the evaluation will normally include:

    evaluating the reservation process

    valet parking (if applicable)

    check-in and check-out processes

dining (meals at the property are usually included and involve visiting on-site restaurants and bars and getting room service-if applicable)

    The spa (if applicable)

    housekeeping

    …and more

Hospitality mystery shopper reports consist of checklists and narratives.

The checklists are straightforward but could contain hundreds of YES or NO questions.

Narratives can be very long and detailed. It is not uncommon to submit narratives of upwards of 10,000 words for a three-night stay. The amount of writing depends on the length of stay and how many tasks a hotelier or innkeeper must complete.

It is for this reason, that hospitality property mystery shops are scheduled to evaluators with a consistently high standard of reporting performance.

Evaluators are professionals that build up their experience by taking on easier non-hotel assignments such as evaluating businesses over the phone, short shopping experiences and restaurants. As they foster their track record for doing great reports and proving themselves, they are assigned larger hospitality properties.

The assignments are normally difficult and detailed.

Continue reading, watching, and listening and I will share more about how hospitality property evaluators or mystery shoppers work...

  • 16 Customer Service Techniques For Your Bed and Breakfast | ep. #308
Did you know studies show your property can increase its revenue with good customer satisfaction?

I’m going to share 16 customer service techniques for your bed and breakfast.

Training employees with strong customer service techniques will ensure your property generates profit while operating at a high standard.

This is crucial because a great guest experience can make the difference between a one-time booking and a guest for life.

Here are 16 customer service techniques

    1. Know your guests and their requirements

It's nice to know your guests a little bit better, so you can tailor-fit their experience based on their interests. You can ask them about their favourite pastime and prepare activities related to it.

Keep in mind, that satisfying your guests’ wants is one thing, and catering to their needs is another. Your guests may not always tell you what they need so it is important to be observant and sensitive.

    2. Make your first impression count

First impressions last. Give your guests the impression that they will have a relaxing stay by providing them with a nice welcome at the door.

Try and make your guest feel welcome. Greet them with a friendly smile, take a walk around and introduce them to other staff or guests if possible. Give them ample time to settle in and then check to make sure they're comfortable. Leave a contact number on their bedside table so they can contact you if there's a problem or if they have questions.

If you want to step it up, you can prepare a “welcome tray” with cookies and fruits or a nice welcome drink.

Continue reading, watching, and listening and I will share 14 more customer service techniques…

  • 12 Steps to Get GuestsTo Your Bed and Breakfast | ep. #307
I have spent the last number of episodes talking about creating the perfect BnB, but how do you get guests to your bed and breakfast?

I’m going to share 12 tactics to help you succeed.

Attracting guests to book your bed and breakfast might be a bit of a challenge post-COVID-19 and encouraging them to re-book might even be more demanding.

To get guests to your bed and breakfast and later re-book will be made much easier by following the 12 tactics listed in this episode.

    1. Know the type of guests you want to attract

Determine your ideal guest. If you create a bed and breakfast that meets the wants and needs of your target audience, you’re well on the way to getting them to return for more visits.

Knowing your customer's demographics and psychographics is very important to your property, your branding, and your bookings.

Whereas demographics is all about your customer's buyer personas, psychographics is another component that helps you understand your guests. Here you want to find out what type of values and opinions they have, their habits and hobbies and what is their lifestyle like.

With information like this, you can truly understand why your ideal guest is choosing your property.

    2. It’s OK to have more than one idea for guests

You may have groups of ideal guests who come for different reasons and this is OK. Keep in mind though, that each group has different needs. Try not to appeal to everyone, but appeal deeply to your ideal guest.

This doesn’t mean you have to turn people away, but don’t lose track of focusing on your ideal guests.

Continue reading, watching, listening and I will share 10 more tactics to help you get guests to your bed and breakfast...

Operating a bed and breakfast takes planning, skills and dedication to get guests to book, but your breakfast can make them want to return.

Here are the best bed and breakfast breakfast ideas to make your property shine.

The type of menu you would find at a bed and breakfast depends on a number of factors; location, availability of ingredients, your target market and preferences.

In many places, you might find many traditional breakfast foods on the menu including, fruit, bread, eggs, and bacon. In the past, your host might offer a sit-down meal with menu choices, where guests are invited to dine together. Or a buffet style that you could enjoy in a common eating area or eat in your room.

  • Buying Furniture for Your Bed & Breakfast | Eps. #305
Choosing furniture to buy for your vacation rental is an extremely important decision as it can change a guest’s whole perception of your property.

Here are some important considerations when you're buying furniture for your bed and breakfast.

As an owner of a vacation rental property, bed and breakfast, guesthouse, Airbnb etc., you can not cut corners when it comes to furniture and design. You need to ensure you are buying furniture that has the perfect mixture of style and durability because guests will use almost all of the furniture in their room during their stay and if it is not suitable or in perfect working condition, they may be justifiably displeased.

That is why furniture shopping is more than just another task to complete, it has to be taken seriously.

I’m going to share some crucial factors you need to consider buying furniture for your bed and breakfast.

    The four elements
When designing the rental property you want to consider the following four elements; colour, artwork, accessories, and lighting.

With artwork, always consider the scale of the pieces you add to any room and where it is placed.

The hues you choose are a perfect way to complement and accent your property.

    Think durable materials
One of the most important factors to consider is longevity. Dressers and drawers will be regularly packed and unpacked while desks and tables will experience more handling than they might in an average home.

Furniture made from fragile materials, may not withstand this amount of usage and will need to be replaced, which is inconvenient and could prove costly for owners.

Beech and tulipwood are ranked among the worst woods for furniture while Accoya, utile and oak are considered to be some of the most resilient against general wear and tear.

Continue reading, watching, listening and I will share four more factors to consider when buying furniture for your bed and breakfast, plus 12 ideas to help in your planning…

  • 14 Guidelines to Design a Bed and Breakfast Effectively | Eps. #304
To design a Bed and Breakfast takes time and planning.

You have to set achievable goals, establish your target market and ensure your property works for your plans.

Here are 14 guidelines you need to follow when designing a Bed and Breakfast.

A bed and breakfast is many vacationers’ idea of a charming place to spend time when travelling.

Thinking of opening a bed and breakfast can inspire many to make the leap into this business, but there is far more to running a successful bed and breakfast than renting out rooms in an old home and that starts when you sit down to design a bed and breakfast.

Here are 14 guideline tips to help through the process

    1. Consider the user-experience
From the moment guests book their stay to the moment they check out, mapping a wonderful user experience is all-important for rental property owners. Guests will appreciate that you've made sure every step of their stay is catered for.

You’ll need to know your target market, so you can recognize exactly who you’ll be welcoming into your B&B and their unique needs. Knowing your clientele is crucial.

    Things to consider:
    • The all-important high-speed WIFI

    • Providing a workspace for guests

    • Installing well-placed reading lights

    • Adding multiple USB ports above bedside tables

When your guests have everything to make their stay pleasant, it guarantees a more enjoyable experience all-round.

    2. Your layout & space
When planning your B&B’s layout, make a list of all the necessary furniture items that will be required in the space. Consider how guests would navigate through your B&B and map out their probable movements and place furniture accordingly.

This will help to create a super function space with a great flow.

Keep in mind, that the more furniture and decor, the more cleaning and maintenance you’ll need to do.

Other factors to take into consideration:
    • Determining purpose and defining zones

    • The best viewpoints

    • Where is the best natural light

    • Electrical socket locations
