He started as a party promoter in Boston, when I would visit him in college, he would take my friends and I to the best clubs as VIPs. Sheb worked in hospitality for hotels, busted his ass, made connections, which ultimately helped his own business. In his 20's, he started a laundry/dry cleaning service. After moving on, another opportunity came for him to start another business. A List Laundry is located in Roxbury, right around Boston. He has done well using his contacts to secure contracts to do laundry/dry cleaning for hotels, he also developed deals with government agencies. He is about under promising and over delivering, but with a real estate market changing fast, it’s ok to start a little high. Fresh shared a story about one of the first sales he was involved with, how it happened fast, how thought he should have gone up as well. Laban said withing 24 to 48 hours, you will know how things stand. If multiple offers come in, he can talk with a client about raising the price. He also said if there isn’t any action in that same time period, lowering is smart to get ahead.Fresh again brought up how his mind works, with more money from a sale, he is already coming up with ideas for how he can use it to get a loan, move on to his next project, create a new revenue stream. He was asked about renovations, sell a house as is, or spend to make more. Nedvonne went back to his number one principle, knowing your numbers, that will tell you if the expense is worth it in the end. Laban said it can become challenging with added construction, jobs estimated to last 30 days quickly extended to 60, and the money doesn’t end up recouped. We had a fun conversation about squatters; Laban dealt with a duplex they had to demolish because of damage left from tenants he didn’t know about. Nedvonne said commercial buildings can be toughest because many times, the owners are not local and squatter will take over. Laban is proud his daughter is going directly into the family business, Real Estate, after graduating high school in a few weeks. Laban hasn’t wasted time and she has been training on the job!

Fresh talks about the economy, and tariffs having a negative effect since many businesses purchase products overseas because they are cheaper, rising costs will add up. Nedvonne did the show as he was folding laundry, he will jump in and do whatever is needed for FreshFold to succeed. We talked going to colleges around Chapel Hill, because he offers an exceptional service to do students laundry.
He said when one price of a product increases, it can have a domino effect. Gas or oil spikes, they affect pricing on other necessities, business owners have to try to be prepared since we don't know what will happen next. He said the bags they use to package people's laundry, costs have gone up for them.
Nedvonne can see business 5 steps ahead in the future and believes a recession could be on the horizon. Managing books, knowing your numbers, showing how important your business is will make a difference. He echoed similar remarks as another co-host of mine, Chris Bellamy. Saying as an employee, you need to do the same and show you are invaluable to a company, they need your services.
An excellent episode with Fresh. He answered questions, offered great advice, even talk about Real Estate, saying there is never a bad time to purchase property. We may have found a new revenue stream as well, Zhang, one of our loyal subscribers, commented he should start cleaning sneakers. Nedvonne's eyes popped right up, because he knows how expensive sneakers cost now and it is a viable option for him to do. Plus, profit margins would be very high. Only on Broker Than YOU!

Essential for knowing how much money comes in goes out, your NET vs PROFIT, and how those numbers can tell a story about the future.Laban and Nedvonne talked about many business owners do not pay attention to, or don't understand the net amount of money being brought in and what their actual profit is. You can have millions of dollars flowing through your business, but with overhead, labor, all expenses, you are losing money. Profit margins are crucial and why we see prices or models change in business because profits earned are not what they need to be. Laban was referencing a pizza shop he was looking into purchasing, and it didn't end up happening. As my friend, collegue podcaster, Frank Cristiano, owns Tony's Pizzeria locally in Washington Mills, NY, he is on top of bookkeeping, profit margins, and adjusts prices accordingly. Frank could charge $2 for a slice of pizza. But after evaluating how much cheese, dough, sauce, and labor costs, if he only profits 50 cents a slice, that isn'[t enough to keep the lights on.Frank is always creative, willing to try anything, and saw success offering a lunch buffet. For $15 patrons receive an all you can eat full buffet with many different choices. It doesn't need as much staffing and his profit margin is larger.Laban talked about how it effects their quarterly business meetings. He has office space that isn't being used much, with a lot of overhead, that they could be better off selling.Nedvonne says the same thing, especially with his new business being over a year old. He breaks down every dollar, looks to where he can save, increase spending, market different ways. He talks about always building off your businesses to generate new, different revenue streams. Fresh always has an exit strategy, if his business grows to a certain point, he will look to sell and continue to grow his enterprise.
