Steve had a brilliant mentor who taught him the power of connections, not networking, because networking means you are pitching someone, not getting to know them. I remember Steve messaged me when I was working in Sales at Albany Broadcasting. I never believed I had anything to offer, friends advised me not to call Steve, but the more I read about him, I became intrigued.

We had an excellent conversation, he sincerely wanted to get to know me, hear about my path. I was invited to watch exclusive shows Steve did and he gave me an idea. I started doing podcasts with business owners in the area. I listened, learned how they became successful, the podcast got my foot in the door with decision makers. As a result, after each episode, I would explain how I could help with our digital marketing and advertising.

He showed Laban and Nedvonne how regardless of what business you are in, making personal connections with people is how you can see growth. Steve recently did a TEDx talk, which is outstanding, people can collaborate, work together and have mutually beneficial relationships. Making those connections is why you don't need to market as much, the people you know will refer business to you. God Help us all, Steve recommended me for a TED talk, I passed round 1 with my written answers, my phone interview is May 6th. I had not talked to Steve in a year, and he still recommends me, which is why he is the "Master Connecter" because I never believed an opportunity like this could happen.

We received a lot of feedback from last week about the Kouri Richins trial going on in Utah right now. She got into real estate and dug herself into major debt which allegedly led to her motive behind.... well, you can look it up.

The guys discuss house flipping, which has grown exponentially in popularity. People watch shows on TV and it looks so easy, a great way to make money.

When things sound too good to be true, most likely it's not. Laban and Nedvonne talk about the process that goes into actually making money off a flip. Laban basically said it can be like putting lipstick on a pig. Nedvonne said it is paramount to know the Real Estate market you are in, the regulations, and fluctuations from the past. From the second you purchase a property, both stress spending as little as possible, then immediately starting renovations. It's not about cutting corners at all, you control costs, do what needs to be done, and keep expenses down.

Putting the house on the market as quickly as you can is important. Laban mentioned some people will list the property as renovations begin. Nedvonne added houses can sell before everything is fixed. The guys stated if one thing goes wrong, it will have a domino effect throwing off the timeline completely.

Hypothetically, if certain materials can't be purchased, or the flooring person is taking longer to finish his job, which means the walls can't start being painted, these issues change everything. Laban and Nedvonne reminded us the real estate market is volatile, it can change instantly. A property purchased at a phenomenal rate loses value when a flip goes longer than expected, the market fluctuates, and your profit margin just took a hit.

The guys prefer to buy and hold, Nedvonne, as an investor, Laban, selling property he owns, take this approach to maximize value. Laban also mentioned renting the property until the market improves. A banner episode!

Laban mentions what a house is listed at, an offer comes in lower than asking, he will try to get buyers to drop the price above the offer received. Laban said they may not receive the price wanted, but by lowering, more offers come in which is better than nothing. Fresh said he knows the service he provides and the value that comes with it. To have your laundry picked up, washed, dried, and folded, along with a delivery back is high end. Nedvonne wants to grow, he is also ahead of the game with AI, starting a company using AI to help Non-Profit organizations.

James discussed risk factors when underwriting life insurance policies. Using an example of a diabetic, who has a high A1C (Not ME by the way) that he said to manage his sugar and in 6 months, if they see a reduction, he can help.We hit on hidden costs people forget about in all businesses. Competing on pricing products instead of distribution. Metrics people will overanalyze that are not as important or misleading. Laban talks about offering snow removal for his rental properties. There is always a need, but because it is seasonal, he doesn't trust it as much. He wants to build an indoor facility for pole vaulting. Fresh and Laban both said being division 1 athletes give us an advantage if we wanted to be personal coaches. Laban has a pole vault pit at his house and lets people come for free. Nedvonne said if he had an indoor facility, he could run major events and make significant revenue. Laban also talked about a seasonal landscaping business, another business we always have a need for.

Nedvonne is one of the smartest people I know and talked about appliance restoration. People will throw out washers, dryers, microwaves if something breaks, rather than fixing them. He would buy them and knows people would pay a monthly fee to rent after he fixed appliances.
