Interest rates haven't dropped as rumored, but we could see a change by September. If rates drop to the mid-5% range, expect a surge similar to the last hot cycle, where listings sold almost instantly and often above asking price.

As a seller, it's crucial to understand terms like "concessions," which refer to commission offerings. Dual agency practices are also under scrutiny, with some states banning it to prevent conflicts of interest. In California, it’s still allowed, but it’s essential to have your own agent representing you.

When buying, make sure your agent inspects key elements like electrical panels, HVAC systems, and plumbing. These are often neglected but can lead to costly repairs. Check disclosures carefully for any past issues like leaks that could indicate larger problems.

Finally, always meet your potential neighbors before finalizing your purchase. Knowing who you'll be living next to can impact your decision significantly.
