After providing everything within his younger years for the family, finally he is gonna reward himself with a property. But he is concerned about the affordability and financial security portion of the move. A simple answer would be to just make comparison between the rental rates against the installment amount. If rent is half the installment amount then just rent. Most likely we are gonna lose money if we're gonna own the place. Then if the rent is higher than installment, buy the place and live within. If the rent is similar to the installment, then apply the 85% rule to protect our investment by ensuring an exit strategy is in place 5 years down the road. Well we also discussed about parents buying properties for their kids, is it a good thing or a bad thing?

Although it sounds like a housing problem, I think it's a personal finance issue. So the suggestion is to first get the unit rented out to resolve the cashflow, then be very honest with himself and look into all his spendings to figure out how to reduce them.
