It's All About Who You Know

Is the Las Vegas housing market crashing? In this episode I break down the official September 2026 numbers from Las Vegas REALTORS so you know exactly what’s happening.

Here’s what the data shows:

• Single-family median price: $470,000 (flat year-over-year)

• Homes sold: down 7.4% from last year

• Active inventory up to nearly 8,000 homes

• Months of supply now at 4.6 months

• Condos and townhomes are softer than single-family homes

This is not a crash — the market is becoming more balanced. I explain what this means if you’re a buyer or a seller right now, why some homes are still selling quickly, and the biggest mistakes I see people making in this market.

Whether you’re looking to buy, sell, or just stay informed about Las Vegas real estate, this episode gives you the clear numbers and practical takeaways.

🎙️ EP. 85 Breakdown

In this episode, we’re going down a few very different rabbit holes.

We start with the latest Lindsay Clancy fallout and the questions surrounding the case, justice, mental health, and what happens when a tragedy becomes a national spectacle.

Then we get into Chris Hansen and A24’s Primetime. Why does Hollywood seem so interested in portraying Hansen as the villain?

And then things take a turn into ancient history...

Could Babel and Atlantis actually be connected?

We dive into the biblical story of Babel, the legend of Atlantis, ancient civilizations, and the possibility that some of these stories may be describing the same place or a shared historical memory.

Three very different subjects. One conversation.
