  • You Are A Badass

I have a book review for you today. The book is called "You Are a Badass" by Jen Sincero. I picked up the book first because of the title. Who can resist a great title, right? And who doesn't want to be a badass?

I read this book when I was on vacation some time ago, and I loved it. The book bills itself as a self-help book, but I think it's more of a self-confidence builder. These are things most of us already know but need to be reminded of from time to time.

"You Are a Badass" is about getting clear about what makes you happy, what makes you feel most alive, then creating that reality instead of pretending you can't have it or what's even worse, just settling for the life you find yourself in.

This book challenges you to go from "wanting it" to "deciding" you are going to change so you can have it (whatever "it" is).

    Show Notes

Here is a sample of what you'll find in the book:

    • Part 1: How you got that way: Self-limiting beliefs
    • Part 2: How to embrace your inner badass
    • Part 3: How to tap into the "motherlode"
    • Part 4: Get over your own BS already
    • Part 5: How to kick some ass

    Final Thoughts

Birthing your dreams is a lot like giving birth. It's going to be hard, but it's so worth it.

  • How Branding, Your Reputation, and Success Go Hand in Hand

Lately, I've been thinking about how branding, your reputation, and success go hand in hand. However, this is what I know for sure:

Marketing is how you get leads, and branding is why they choose you! This is why branding is so important.

Marketing and branding are so connected that if you mess one of them up, it will always affect the other one, and that's what I want to talk about today. Your brand and your reputation can quickly become tainted, and these don't have to be significant events that cause the problem. It can be a series of small events, mistakes, or just general sloppiness.

    Here's an Example

Protecting my brand has been on my mind because I recently was part of a summit that disappointed me and, quite frankly, left me a little embarrassed. That person's "mess" was going to make me and everyone else involved with this project look sloppy. While this wasn't directly my problem, it affected how I would be perceived.

You should always be aware of how things will affect your brand so that they don't affect your reputation or the success of your business.

    Show Notes

Here is some of what you'll learn in this show:

    • What your brand really is
    • How to handle mistakes
    • What NOT to do when you mess up
    • Rules for investors so that they protect their brand
    • What happens when you break the rules
    • Common mistakes investors make that can affect their brand
    • Why it's so important always to do what you say you're going to do

  • Bill Walston - Understanding Master Lease Options

My guest today is my friend Bill Walston, and we're talking about master lease options. This is one of the creative buying strategies that Bill uses in his business and has for more than 3 decades.

You have to admit that this is a fascinating concept. The master lease option strategy allows anyone to invest in commercial property with no money down and without ever going to a bank. Even more fascinating is the idea that this strategy works for pretty much any type of property that has units that are leased. A lot of people think the master lease option strategy is complicated, but you're going to learn that just isn't the case.

What types of Property Does this Strategy Work For?

Most of us think of apartment buildings when we think of master lease options and those are certainly at the top of the list. Bill has put somewhere in the neighborhood of 50 properties in his portfolio in the last 4 years (there could be more by the time this is posted).

But there are many other types of properties that will work with master lease options such as:

    • Mixed-use commercial
    • Storage facilities
    • Warehouses
    • Townhouses
    • Marinas (I'll bet that one caught you by surprise)
    • And a whole lot more

    Show Notes

The great thing about the master lease option strategy is that you can get in and "try before you buy". You can find out if a particular property will be a good fit in your portfolio. Then at the end of the option period, you can exercise your option and finalize the sale. Here are some of the things we covered in this episode:

    • What exactly is a master lease option?
    • Why Bill decided to pursue this particular investing strategy
    • How he finds these properties
    • Websites for finding motivated sellers of multifamily properties
    • How to start the buying conversation, and why you are always just a "regular buyer" early in the conversation
    • Analyzing a commercial property; how this process is different from SFH
    • How much Bill looks for "per door" when analyzing a property
    • Skills you need for this investing strategy
    • The typical length of an option for apartment buildings
    • Deciding whether or not to "exercise the option"; how Bill decides

This is just the tip of the iceberg. If you have ever given any thought to investing in commercial property and specifically using master lease options, you don't want to miss this episode. Please leave us your comments and questions below.
