Hi. Brian Vogt here and I am standing in front of 2800 Smokehouse Way in Belleville, Illinois. It is probably close to if not, possibly the best choice you would have if you’re military coming in the Scott Air Force Base and pcs’ing in the next week or so.
It has four bedrooms, it has four bathrooms, it has a finished downstairs. It has a side load garage. It’s fenced in, it has a patio and a deck that's amazing.
It has woods behind it for privacy, which everyone loves. The lake is nearby, but you also have a fence to keep the kids and the pets safe. So you can go fishing and do some canoeing.
It has just about everything you can think of. On the outside. but as I mentioned, it has 4 bedrooms, 4 baths, finished basement that has close to 1,000 square feet, a fantastic place for entertaining.
It has a bonus room where you can put that office space in or maybe even use it for an extra bedroom. Upstairs, it has hardwood, floors in the kitchen, it has stainless steel appliances, it has a living room/dining room combination which is fantastic. Right now, it's being used as an office, which a lot of people could understand that given the changes we've had with past couple of years.
It has bay windows on the inside. Upstairs, it has the four bedrooms, beautiful carpeting, master bathroom to die for.
It has so much that I really, really think that if you're in the military and you're looking to find a house, again that has a school district, the military one. It also has the bedrooms. It has the space and we're talking probably over 3,000 square foot.
It's an amazing home and it's going to be coming on the market very, very, very soon.Probably in the next few days.

Bryan Vogt here! Almost anyone knows the price of buying a home has gone up dramatically not only in the metro-east but thru out the country. But what does a home cost in Manhattan or San Francisco compared to our market? I will tell you shortly, but I want to make sure you stay till the end of this episode because I will be offering my one-of-a-kind free home buying guide called 7 Essential tips for success in buying in 2022! But first, let's find out what are the three most expensive cities to buy a home in the United States? Let’s dig in!
#1 Manhattan New York is the most expensive city to buy a home in. How expensive? The median sales price is $1,600,000 But what does that get you? Not much! Compared to our market! Home at that price range would have a 3 or 4 car garage may be an inground pool with some acreage along with 6 7 or 8 thousand square feet of living space. In Manhattan not so much! No garage, acreage, pool, and it will be the size of a nice two-bedroom apartment in our market all for over a million and a half dollars!
#2 San Francisco California is in a close second to Manhattan. With a medium price of a home at $1,300,000 million dollars. But here’s the good news The Price per square ft is only $1100 compared to $1600 in New York! Compared to our market it would be like buying a 1200 sq ft starter home. However, in San Fran, you would only have 1 bath and 2 bedrooms. If you want a second bathroom and third bedroom plan on paying another 300 thousand for that in their market!
#3 San Jose California better known as Silicon Valley. With tech powerhouses such as eBay, Adobe, Hewlett Packard, and PayPal headquartered there. Makes buying a home rather expensive there. With the median price of a home just under 1 million dollars, you will need to budget accordingly. But here’s the great news. It’s only 700 dollars a square foot which means you could actually get a home almost twice the size of one in Manhattan!
Now many people say the reason why housing is so expensive on the coasts is that they make a lot more money per year than we do. And that’s true to appoint. In my research, I found that Manhattan’s medium salary is twice as high as it is in the St. Louis Metro east area. But the house cost 12 to 15 times more there than here. That doesn’t sound like a very fair trade to me. Plus, medium home prices are right around the 200 thousand range. Making the St Louis area still one of the top 10 least expensive places to live when buying a home even in this market!

2. Creehan’s Irish Bar On north belt west near the Skyview drive-in Belleville has become a tradition for St Patty celebrations for decades. With their amazing staff and great service, they will make you and your friends feel right at home. And don’t forget to bring your appetite too! They have an amazing assortment of delicious food sure to please anyone in your group! And the good news is you don’t have to be Irish to go there!
3. O Tavern on Main! On East Main Street. Hey everyone, is Irish on St Pat’s Day. At Tavern on Main, they have amazing food and the only problem you will have is deciding what delicious food you want. It is truly the place to be on St Pat’s Day. With amazing drink specials and a terrific atmosphere, you will be glad you stopped in. Not to mention the terrific staff & ownership that will make you want to come back again and again!
Not sure which one to pick? It’s St Patrick’s day why not hit them all and make a day and a night of it!

Bryan Vogt here! Something all professional agents have always known and now the public knows. We are the ultimate supply and demand industry. We are in a sellers’ market for sure but as we have seen over the past 2 years things can change rapidly and not always for the good. So, let’s dig in on why March is such a great time to sell and also how the market could change rapidly affecting sellers in a negative way! But first, let’s start with the great news!
1 The military are here! March is the month that practically all the military get their orders to come to Scott. And what that means to you as a seller is tons of more great buyers to add to all the other buyers that are looking for homes in this tight market. Making the strong possibility of having 5,6, or more offers on your home puts even more money in your pocket in the month of March!
2. Spring has sprung! Not only will the military buyers be in full force. But buyers who didn’t have success in the past year. Not to mention the new buyers coming into the market to buy their first or maybe their third home will make this month even a hotter market than ever before! What that means to you as a seller in the month of March is not only more money in your pocket but the ability for your agent to get you the best possible terms. Such as inspections. Our team. Out of the last 12 homes we have sold. 10 of the 12 we were able to negotiate with the buyers either to waive inspections altogether or do what is called information inspections. Where they found from the inspection what was wrong with the house and now, they know what they need to fix! But all this could change because of number 3
3. Interest rates and more competition! If there is anything we have learned over the past 2 years plus is things can change rapidly. Interest rates have already gone up a full point in the past few months and rumor is they are going up even higher. Also, with people feeling stuck where they have been living going on 3 years it would be hard to believe in the coming months that there would not be putting their homes on the market creating more competition! What does this all mean to you as a seller? First higher interest rates it is going to limit the number of home buyers that can buy your house. When you reduce the number of buyers it will cost sellers in their pocketbook. Also coupled more competition will mean instead of having 10 buyers competing for your home. Those 10 buyers will be viewing 10 other homes that have hit the market Which scenario do you think would you would want when selling?
With currently dramatically low inventory, the military buyers, and still relatively low-interest rates make the month of March protentional the best month of the year to sell your home!

1 Shoot a 30 second to 1-minute video on your phone with your whole family telling the sellers why their home would be the perfect home for you. It’s a great way to pull at the seller’s heartstrings and separate your offer from the others! It won’t do the trick if your price is off by thousands from the other offers. But if you are close or the best offer. I have seen it seal the deal for buyers!
2. If you know or even think other bids are coming in you may want to consider an escalation clause. It can be a very effective tool to use to win contested deals. It can be used for the appraisal and or the price you’re offering. It is much easier to show it to you rather than tell it. But it is a very powerful tool to beat the competition. Make sure the agent you are using is aware of it!
3. Cash is king! And I have seen more deals sealed by using cash rather than a lender. If you have that in your arsenal then this would be the time to use it. And if you’re thinking this is only for the rich. Think again. I have seen more than a few first-time home buyers use cash. Now it wasn’t always all their money. They worked it out with mom or dad or other family matters later to pay back the money they received from them. But by making a cash offer they were able to seal the deal.
But of course, the real problem buyers or having right now is finding a home to put an offer on! Because of this. Bryan Vogt here. It’s that time of year again for Mardi Gras or Fat Tuesday, which is actually what Mardi gras means in French, to hit the streets of St Louis! The parade and festivals will be held on Feb 26th with the parade starting at 11 o’clock. The St Louis Mardi Gras is considered one of the largest festivals in the country with 100’s of thousands of people attending. Second only to the one in New Orleans in size! This year as always it will be held in Soulard in St Louis. Which really shouldn’t be much of a surprise. Since Soulard translates to “drunkard” in French!
So how did the St Louis Mardi Gras get started? As the story goes there was a group of drunken friends who weren’t happy with the bar they were at and started walking down Soulard to find another one! However, during their walk, they started throwing beads at young ladies. And I won’t be going into that tradition on this episode. And from that one event, the idea was picked up by bars in Soulard, and in the early 80’s they started hosting Mardi Gras events.
Over the decades the Mardi Gras has become the party event of the year! With people driving hundreds of miles to attend! It boasts one of the largest parades in the country along with several other attractions. What many people may not know is how many civic and charity clubs work at the event to raise money for the different charities that they support throughout the year. For the past 10 years, I have worked in a booth for just such charities. However, if you have never been to the Mardi gras before. You might want to leave the kids at home. It’s much more of a grown-up party!
So this Saturday the fun begins! If you're looking for an amazing parade along with people being dressed in costumes the likes you may never have seen. Come on out and have some fun at the party of the year!

Bryan Vogt here. The market is still going crazy for sellers and hopefully, that will continue! For buyers. Interest rates are still extremely low giving them amazing buying power in the marketplace! However, there are three factors that sellers and buyers should be aware of in the months ahead that could change all of that! Let’s dig in!
1. Interest rates You have probably heard they have already gone up half a point and rumors are they are going up to a full point sooner rather than later! What this means to you as a seller is that you are going to start losing the number of buyers you had before. Depending on price point. A full point can have a dramatic effect on what price buyers can buy reducing your chances of multiple offers dramatically and could extend the time your home is on the market! If you’re a buyer. You will still be able to get a nice home but the thousands of dollars of savings you would of had with the low historic interest rates may start to slip away if rates continue to rise!
2. More competition Where are going on our third year of people feeling stuck at where there living. With that in mind, it is hard for me to believe that we are not going to see more competition in all price points in the housing market by this spring! For sellers, more competition means multiple offers would be the first thing to go! And depending on how many people decide to sell, which could be a lot considering the 3-year wait. We will likely change the time on the market from days into weeks or maybe even a little longer before the house sells! For buyers, waiting for the spring market because of the rise of interest rates. You may not be able to afford to buy the home that you wanted. Of course, you will still be able to buy a home. It just may not be as big, have as big of the yard, or have all the bells and whistles that you wanted. So, if you are looking to buy a home this year sooner rather than later might be your new mantra to get the home of your dreams!
3. Inflation It’s a wild card! It’s no secret to most that even if you don’t know exactly what the rate is you know you are paying more for just about everything! Whether it’s at the grocery store or at the gas pump it affects people’s pocketbooks! And in January of this year, we had the largest spike in inflation in almost 40 years. What does this mean for sellers? If this trend continues sellers in the very near future could lose even more buyers especially in the luxury market. Understand there is probably still a hundred buyers for 100 thousand home currently. But that number decreases dramatically the higher the price of the home is! For sellers, if record-breaking inflation continues would make it harder for sellers to maintain their prices. For buyers, it could mean it could even knock out more features they were looking to have in their new home
So, what is the bottom line? If you are looking to buy or sell this year. It would be advisable to take action now or in the very near future to take advantage of the crazy market where there are still multiply offers to be had and homes selling in days not weeks! Bryan Vogt here. Taking 15 minutes of effort stagging your home for showings can put thousands and thousands of dollars in your pocket and dramatically increase the speed of your sale! It can also eliminate any harsh feedback from potential buyers that you might receive! However, sadly far too many agents are not advising their sellers of the importance of staging. Whether they are new agents on the block or just agents that want to put a sign in the yard since in this crazy market it will still eventually sell. With the homeowners unfortunately none the wiser on how much money they may have left on the table by not being advised on the importance of stagging!
For that reason, here are 7 proven staging tips that will likely add even more money to your bottom line and get your house sold faster. I strongly recommend doing the staging every morning before you leave for work! Even if that’s from your bedroom to your home office!
1. Bathrooms First buy two plastic kid’s sand pales/buckets from either the Dollar Store or Walmart. Now you have a “his” and a “her” bucket to put in all your personal bathroom items! Such as Conditioner, shampoo, razors, toothbrushes, and everything else! After you have showered just put the bucket under the sink, bathroom closet, or even the linen closet! Then just take them out as needed. However, don’t forget to close the lids on all bathrooms too!
2. The Kitchen. Put the dishes in the dishwasher. If they look, they will see what they expect, dishes! And it’s better than finding them in the sink which you should also give a quick rinse too! Then wipe off the countertops and kitchen table. Stainless steel appliances are amazing if you have them! But are like fingerprint magnets, especially the frig, make sure you wipe them too! Last but not least check the trash and when in doubt empty it! Strange odors in the kitchen are the last thing you want buyers to smell!
3. Make the Beds. A neatly made bed does wonder for a bedroom! It can instantly take the feel of a room from messy to neat!
4. Dirty Laundry Any that you have put in the washer if you need more room put it in the dryer, and don’t forget to empty out the clothes hamper too! To prevent any odor issues. If they look, they will see what’s probably in their washer and dryer. Clothes!
5. Take a breath your almost done!
6. Let the light in! First impressions count and a dark, dreary interior isn’t the first impression you want to make to get top dollar! Open the blinds and turn on all the lights and plan on leaving them on for the day! Yes, we understand you might see a slight rise in your power bill. But the offer or offers and the speed of the sale in this crazy market. Should be more than enough to make up for any small increase in your utility bills!!
7. Smile! You did it! Relax! Now you have the peace of mind knowing your house is ready for any showings you will have for the entire day!
