Bryan Vogt here. In 2020 the world changed forever! So did real estate. Unfortunately, there are a lot of new agents on the block that just got into real estate or sadly seasoned agents that are advising their clients the same way they did in 2019! Or for that matter the same way they did in 2009. And unfortunately, it is a spelling disaster for their clients. So to hopefully avoid that lets’ let’s dig in and see how buyers can increase their odds in this crazy market. But first one of the items that are driving buyers to buy is the Interest rates or still amazingly low for now. Giving buyers the ability to save potentially 1000’s dollars over the life of their loan. However, all reports now are the interest rates or going up. When and how much no one knows for sure!

1. For buyers if you see a home, you like, or love buy it! There are a few buyers who feel they need or want their friends, or family members to see it also. Then give them fair notice that you are planning on buying a home and they need to go when you go. In this tight market, I have seen too many times when buyers lost out of their first dream home because of not acting! Don’t let that be you!

2. Get a pre-approval letter before you go to buy! The good news most buyers are doing so already but there are still too many buyers that are getting a prequalifying letter and not a preapproval letter. Sellers are smart they know the difference And I have heard of too many stories where the buyer's offers didn’t even get looked at because they were only qualified to buy the home, not approved to buy the home. That is a big difference in sellers' minds. Here is the good news. By getting preapproved you will know what you can afford, and you will be in the running if there are other offers on the home you decided on!

3. Consider buying a home you like and learn to love it. The homes are in pristine condition and have all the bells and whistles that all buyers want. Are often the ones that have 7,8, or 9 offers on them. However, if you look for nice homes that you could make your own and then fall in love with it. Chances or you won’t have near as much competition or maybe even none at all thereby getting it for just the asking price!

One more final tip. If you have been wanting to buy or even thinking of buying and you don’t have a long-term lease. But rather rent month to month. Don’t be surprised if your landlord gives you notice to be out in 30 days. With so many landlords not getting paid and others seeing what they can get now for selling. More and more landlords are making the decision to sell now leaving many renters in the lurch. If that’s you are you even think it might be. Give me a call today. BRYAN VOGT HERE! Don’t know about national beer can appreciation day? Or answer your cat’s questions day? Well, you’re about to find out these are actual holidays in January that you still have time to celebrate! But first I wanted to make you aware of two other holidays that hopefully you were able to celebrate. January 3rd was Fruitcake toss day; it is the time when it is finally socially acceptable to trash all of the holiday fruitcakes you received! Or on January 14th was National dress-up your pet day! Your pet may not have loved the fact that there’s an entire day dedicated to making them look extra fancy, but your Instagram followers I’m sure thanked you for it! With that said! Here are 5 actual January holidays you can celebrate this month!

1. JANUARY 16: NATIONAL NOTHING DAY

Thanks to a California newspaper. The “un-event," which many Americans have been celebrating since 1973 by, well, doing nothing. Sadly, the holiday has passed already. But I’m sure if you cleared your calendar, you could make some room for it in the near future!

2. JANUARY 21: NATIONAL HUGGING DAY

In 1986, A pastor from Michigan—founded National Hugging Day as a small event in his hometown. Today, it’s celebrated around the world. And in today’s crazy world giving a hug to a family member, close friend, or somebody you love wouldn’t be a bad thing, you think?!

3. JANUARY 22: ANSWER YOUR CAT’S QUESTIONS DAY

If your feline isn't forthcoming with his or her inquiries, take the opportunity to ponder the following: “What would a cat have questions about?” And yes, this is a real holiday! The exact year in which the first holiday was celebrated is not known. But Thomas and Ruth Roy of Wellcat.com. are the ones that started it. Personally, I think it would be much easier on the owners if the cats were able to have speech bubbles. Like Garfield. But that’s just me!

4. NATIONAL BEER CAN APPRECIATION DAY

January 24, 1935, was a momentous day for suds lovers: It’s the day the first canned beer was sold in America. Since then, the beer can has become a barbecue staple, a collector’s item, and a maligned receptacle for some beer snobs (though craft beer connoisseurs have brought cans back in a major way). So today, pause before chugging, shotgunning, or crushing, and take a moment to reflect on what your beer can…. means to you.

5. JANUARY 28: BUBBLE WRAP APPRECIATION DAY

Celebrated on the last Monday of January Bubble wrap was actually designed to be used as wallpaper back in the 1950s. In 1957, two scientists wanted to bring wallpaper to market with a raised texture. As an experiment, they glued two shower curtains together, sealing them so tightly that air bubbles were created. But few consumers liked the padded cell look! And it never took off! However, popping it has now been a proven therapy to reduce stress and was actually a finalist in the 2016 Toy Hall of fame!

What’s great about these holidays is if you missed one you can still go back and celebrate National Nothing Day! Giving a hug is never a bad thing. Might want to ask first. Answer your cat’s questions you can always do. But I wouldn’t suggest bragging about it on social media. And of course, many people celebrate with beer quite often. Even if it’s not in a can. And last but not least bubble wrap does have some amazing uses, but I also understand it can be great for packing to move into your dream home too! I thought it was important for sellers to have information on what military buyers are looking for when they buy. So I conducted a poll with military buyers to find out what was their number one item they were looking for when they came to Scott to buy! I think sellers will find the results very helpful. But first, I will give you the options they had to choose from on the poll. Second, I will give you the results of the poll, and last, I will let you know what you may need to do for your home to be on the military buyer's radar! Let’s dig in!

The poll question was What is the number one factor that will determine which home you buy?

Their options

1. To buy their dream home

2. To buy a fixer-upper home

3. To buy a home near the base.

4. To purchase a home with the best school district.

5 To buy a home with the best resale value.

So, which one do you think won out? Let’s start with the bottom and move up!

5. A fixer-upper home. Was last. The biggest concern was how much time and possible cost it would take to fix it. Understand the time restraint’s most military have. Find a home. Get all their belongings shipped in. Get the kids in school and about a million other things they need to do. And finding time to fix up a home wasn’t an option!

4. Finding their dream home. The number reason why it wasn’t at the top was timing. Understand most military buyers only have a few days to make a buying decision. And they couldn’t take the chance if their dream home was available when they came in or not!

3. A home close to the base. It was something that most military buyers liked but since most homes in the area are within a 10-to-15-minute drive anyway was why it didn't make number one!

2. A home that had the best school district. This ranked high and was strongly considered and it was something all military buyers wanted for their children. But it still wasn’t number one!

1. A home that had the best potential for resale. Was the number one item they were looking at when buying. As fast as they come in, they wanted to make sure they could sell and move just as fast to their new station when the time comes. And maybe put a few dollars, if not more in their pocket in the process!

Bryan Vogt here and Happy Happy New Year! Now if you have all your New Year resolutions all set and ready to go. Such as Personal development, losing weight, or doubling your income. Good for you! And I am pulling for you 100%! Then this episode is probably not for you. However, if your past track record hasn’t been all that good with resolutions. Then take heart! This episode will be great for you!

Look that past two years have been rough on a lot of people in the metro-east and the country. With people having their places of work suddenly shut down. And in some cases, for good. To people having to somehow find office space for their jobs in their already tight living space in their homes. Moms suddenly have to become home schoolteachers for their kids. And for some reason that caused their weekly wine bill to spike dramatically! But hopefully and I do say hopefully the worst is behind us and a new year brings new hope. With that said I wanted to give you 3 resolutions that you can actually do and enjoy doing them. And in a very short period of time will give such positive results you will not want to stop! Let’s dig in!

1. Give someone a compliment every day and mean It!

Studies have shown. The average person is lucky to get a sincere compliment once a week much less once a day. And that includes their family too! And Many moms and dads can attest to that last part. Here is the good news. It doesn’t take much to give a sincere compliment to someone, but it must be sincere! Flattery won’t work! Whether it’s a family member And when you do, the effects on that person can be like magic! Often making their whole day or even week! And many people start giving one compliment a day. Enjoy it so much soon they get into the habit of giving everyone they come in contact with a sincere compliment. And it is said that the good we give out to the world comes back to us 10-fold. And it’s true!

2. Drink a glass of water every morning as soon as you get up!

Drinking a glass of water first thing in the morning immediately helps rehydrate the body. Remember it’s been 6 to 8 hours since your body has had any fluids. And by drinking it does three things. First, it will literally wake you up which is great if you are permanently addicted to the snooze button. Second, it will boost Your Metabolism, and third, it will help ease any aches and pains in your body. It will do all that for you so you are ready to take on what the day has to offer you!

3. Schedule 3 minutes of gratitude every day!

We have all heard we should count our blessings every day but most of us tend to miss the mark on that one rather than connect most days. But by scheduling just 3 minutes a day, preferably first thing in the morning. and thinking about 3 things, big or small, that you could truly be grateful for. Will start to have a profound effect on your life in as little as a week! I recommend you do all three resolutions. but if you are only planning on doing one of them. This is the one I would recommend you do. The positive effects will be something you will be amazed by in a short period on you and how you view others! Could lose 20 lbs

And the last part. It is said what is easy to do is also easy not to do. So make these resolutions a part of your everyday life and you will be amazed by the changes you will see in the new year! And with a new year means a new market! Who do you that is tired of having their home office in their kitchen and looking for more room in the O’Fallon market? 1. New Year, new market! The holiday festivities or over and now the buyers can put their full attention on home buying. Especially this year with inventory remaining so low! Might make this a record-breaking January for sellers! It might even be a better time to sell than even the traditional spring months. Because of number two!

2. More competition! It would be hard to believe that we won’t have much more competition this spring since we haven’t had a spring market for over two years now. More competition this spring would mostly mean fewer multiple offers and sellers would most likely be selling in weeks instead of days!

3. Increase in interest rates! Even though interest rates are still very low. Speaking with professional lenders with years of experience. An increase of just a half a percent to a full percentage point. Could reduce buyers buying power by as much as 10%, this could affect the number of buyers for luxury homes. Which could cause those homes to be on the market longer before they sold. And would make it much harder to get multiple bids on premium homes from the loss of potential buyers.

4. A Winter Wonderland. Having just a few inches of snow can truly turn your house into the winter wonderland buyers are looking for. They can also see themselves making a snowman and often sledding with the entire family. Something sellers simply can’t showcase in the summer months they already see themselves and their family enjoying sledding I have had more than a few clients and seen even more sellers having tremendous success selling their homes!

5. 5. Military buyers Even though the bulk of military buyers get their marching orders in March! Forgive the pun! However, with this tight market, we have been having. There are more than a few that will come in early to get the home they want if it’s on the market. And not to sound corny. If your house isn’t on the market, then they can’t buy it!

Bryan Vogt here. The holiday season is upon us and even though it is the same time every year. It still seems to sneak upon us! That’s why in this episode I wanted to talk to you about where you can find the perfect live Christmas tree! Now I am one of the few people in my entire family and amongst my friends that still puts up a live tree. But there is nothing that beats a live tree for me. Especially on Christmas morning! So where can you find the perfect Christmas Tree?

Here are three places you should strongly consider!

1. The Kiwanis club is located at the Skyview drive-in. The Belleville Kiwanis has been around for over 70 years, and I think the iconic blue, gold and white camper has been around for that long too. Part of their fundraisings activities is selling beautiful Christmas trees every year. They always have a wide selection, but you have to get there early to get the cream of the crop. And just so you know you might have a little or a large elf to help you with your selection. And rumor has it. That even the big man himself. Santa Clause! Buys his tree there too!

2. Eckert’s in Belleville. There is nothing better than taking the entire family out to pick out your own tree They have a huge assortment of sizes and different types of trees to choose from! But they have so much else to offer. Holiday ornaments novelty gifts, and amazing holiday gift baskets! Making a trip out to Eckert’s has been a holiday tradition that many families have enjoyed for years! And if you haven’t maybe you should too!

3. Farmer’s market in Belleville located on North Belt West! Now they have two locations that have tree’s but if you are looking for a large, huge, enormous 16-footer like I have. Then this is your place. In fact, they may be one of the few if not only ones that have trees that large! But get there early if you are looking for the best ones because the large ones go the quickest! While you are there you can pick up some live wreaths, rope, beautiful poinsettias, and much much more!

So whether you live in Swansea Belleville or even O’Fallon I’m sure you will find your perfect tree in one of these locations!

And speaking of O’Fallon. Who do you know that maybe is an empty nester looking to downsize and take advantage of the amazing market now? Maybe you? I would love to help them get top dollar and a fast sale. So there in their new home by the beginning of the year!

How to avoid all the work on Thanksgiving Day

Hey everyone, Bryan Vogt here.

And I don't know about you. But Thanksgiving is one of my favorite favorite holidays. It has a 3 Fs as far as I'm concerned. It has family, it has food and it has football and how could go wrong with that? 

But I also understand that some people out of town. They don't know where to go. They want to have it traditional Thanksgiving dinner, but but not sure where to go and there's a lot of places that are close and for good reason, but at that is you, I will tell you right now, the place you want to go Is Cracker Barrel.

And now, if you're not familiar with this area right here? They're all over, you can Google them. There are all over the area in the Metro region actually in and newer states around us. But if you're from the East Coast West Coast, maybe your pcs’ing in to Scott Air Force Base. This is a fantastic place to go. Not only are they going to have all the fixings, turkey dressing mashed potatoes cranberries. That you want but they also have anything on the menu that you want to are there also.

I do believe Thanksgiving Dinners are available starting at 11:00, but they're going to have normal normal hours. But one thing about Cracker Barrel if you haven’t been there before, You are in for a treat. They have a country store that is second to none might be a great time to actually buy birthday or Christmas presents. It could be stocking stuffers, and they have an assortment of candy, they have them on the shelves. They've got all kinds of holiday decorations. I know people that do spend hours in there, just going through all the neat stuff they have.

The food is also fantastic.

Now, there are three things you might have to consider

1. Make reservations

2. Be patient

3. Make sure you tip generously

If you are looking for that place where, maybe you just don't want to cook yourself, go to Cracker Barrel. You're going to absolutely love it.
