With the topic, how real estate wholesale works, you understand that you find properties.

You find deeply discounted properties by simply marketing at people that are in distressed situations.

Either the property is distressed, meaning it needs a lot of repairs or the ownership is distressed.

The ownership can't afford to hold onto the property, so they need to get rid of the property.

There are many reasons beyond just the house that could be happening.

Some people just sometimes bite much more than they can chew.

This is building an empire.

How much a wholesaler makes a year depends on so many factors.

So there's no given number that everyone just makes a year.

What I can tell you is that, there are people that are succeeding the most in this, there are people that target a million dollars a year.

They just target the seven figures because everything below that will basically be like, this is about building an empire.

You have to be quite aggressive.

Not necessarily with the people, but with yourself with regards to your entrepreneurship skill set.

Question: “How Much MONEY Can You Make WHOLESALING?”

That question is very generic and it’s always a weird question for me.

What I can tell you is that the highest I've made from one deal is $82,000.

My average is $25,000 per deal.

I have made as low as zero on a deal before.

The deal fell apart, it just didn't happen.

Things happened and we found out they owe way too much money,

And I've also closed another deal like that, that six months later, my partner said, “Hey, I got a $5000 check coming your way”.

We were able to get a pay off on the deal we closed that we took on a promissory note back on the deal because we needed money to do the deal.

So how do you find the owner's record or contact information?

That's a good question.

First of all, it's called skip tracing and there are services everywhere.

We'll cover that in our training but if you search for skip tracing online,

If you search for skip tracing on Google there’s tons of services that will come up.

Some of them will charge you.

Actually, we had the service at one point, but we stopped, we discontinued it.

It was at, like 7 cents, but you have to do a minimum of 300.

But there are services for 15 cents per record, 20 cents per record.

All you have to do is Google that, there’s all kinds of options that come up but if you're going through our program here,

...we do give you a copy when you get to that stage.

Remember what I just told you about solving problems that don't exist,

Like don't try to solve problem number four until you learn how to collect the right type of data.

Generate contact, meaning somebody actually contacted you or you contacted a person and you know how to do that over and over consistently.
