    In this episode of the Miami Condo Mondays™ podcast, Zalewski and Huertas discuss the anticipated Federal Reserve interest rate decision on Sept. 17, 2025, a rare increase in South Florida condo listings and a new ranking of the best and worst Vintage condo markets in the tricounty region of Miami-Dade, Broward and Palm Beach.

    The Federal Open Market Committee (FOMC) of the Federal Reserve is set to meet this week, with local real estate professionals watching closely for a possible interest rate cut.

    Zalewski said that an expected reduction of 25- to 75-basis points could bring mortgage rates down from the current seven percent range to potentially as low as five percent, a move that could reinvigorate the sluggish condo market.

    “This could be good for housing, assuming you have a job,” said Zalewski, highlighting the delicate balance between affordability and economic uncertainty stemming from a slowing job market.

    The hosts cautioned that rate cuts often signal underlying economic trouble, such as rising inflation and a weakening job market, which could temper any positive effects on condo resale activity.

    For the first time in five months, the tricounty area has experienced an increase in active condo listings.

    The net gain of 70 units, while modest in the total number marks a reversal after 20 consecutive weeks of declining inventory.

    Huertas attributed the shift to a combination of seller capitulation, seasonal factors and renewed urgency to sell before year’s end.

    “It might be a sign of capitulation where the seller says, ‘I’m better off trying to get out of here as soon as I can,’” she said.

    The hosts agreed that this trend could signal a new phase in the market, with more sellers willing to adjust prices to attract buyers.

    The episode also unveiled the latest rankings from the Miami Condo Cliff Index™, which tracks the performance of Vintage condos - project that are at least 30 years old - across 23 South Florida markets.

    The Miami neighborhoods of Little Havana and the Upper East Side emerged as the top performers, driven by affordability and location.

    In contrast, the wealthy enclaves of Fisher Island and Miami’s Coconut Grove were identified as the worst markets, with limited sales activity.

    The analysis underscores the growing importance of both macroeconomic forces and hyperlocal trends in shaping investment opportunities in South Florida’s aging condo sector.
