  • How Small Money Habits Can Change Your Financial Future

Many people believe they're "just bad with money." But what if building financial confidence has less to do with how much you earn and more to do with the small habits you practice every day?

In this episode of Mortgage Matters, Heidi Griffith welcomes back returning guest Jill Avilez, artist and creator of the Vato Bunny comic series, six months after they first met at a Nevada Housing Division Homebuyer Education class. Jill shares how she transformed her approach to budgeting, saving money, credit, and personal finance by making small, consistent changes instead of trying to change everything overnight.

From creating "micro incrementals" and paying herself instead of ordering takeout, to improving her credit score and building savings for the future, Jill explains how simple money habits helped her develop confidence she never thought was possible. Her story is an honest reminder that financial literacy is not about being perfect. It is about taking the first step and sticking with it.

Financial confidence is built one decision at a time, and those decisions can start long before you're ready to apply for a mortgage.

Heidi and Jill also discuss why so many people were never taught financial literacy, practical budgeting strategies anyone can use, overcoming financial stress, building better money habits, and why believing in yourself is often the hardest part of creating lasting financial change.

If you've ever felt like you're behind financially, or that it's too late to change your habits, Jill's story is proof that lasting change begins with one small decision. Whether your goal is to improve your credit, build savings, prepare to buy your first home, or simply feel more in control of your finances, this episode will leave you encouraged, informed, and ready to take the next step.

  • Nevada Rural Housing Opens Its $20,000 Down Payment Assistance Program to More Homebuyers

Nevada Rural Housing has expanded one of Nevada's most talked-about down payment assistance programs, and many homebuyers who didn't qualify before may now be eligible.

This week, Heidi Griffith and Roland Daniels welcome Kevin Hickey, Homeownership Program Manager for Nevada Rural Housing, to discuss the expansion of the Rural Rocks 20K program and what it means for homebuyers across Nevada.

Originally created for essential workers through AB540, the program has now opened to a much broader group of eligible buyers. Qualified borrowers may receive up to $20,000 in down payment assistance, with the option to use part of those funds to permanently buy down their mortgage interest rate.

    During this episode, you'll learn:

    • Who now qualifies for Nevada Rural Housing's Rural Rocks 20K program

    • Why parts of the Las Vegas Valley, including Winchester, Whitney, and Summerlin South, may qualify as "rural"

    • How the $20,000 assistance is repaid and why there are no monthly payments

    • Why Nevada Rural Housing interest rates often compare favorably with traditional mortgage financing

    • Common myths about down payment assistance that keep many buyers from ever exploring their options

    • Why this funding is limited and why waiting could mean missing the opportunity

Whether you're buying your first home, purchasing again after selling a previous home, or simply wondering if down payment assistance could help you become a homeowner, this episode explains the program in plain English and answers many of the questions buyers ask every day.

If you've assumed you needed years to save for a down payment, thought you earned too much to qualify, or believed assistance programs had already run out, this conversation may change what you thought was possible.

  • The 21st Century Road to Housing Act: Investors, ADUs & Manufactured Housing

Congress recently passed the 21st Century Road to Housing Act, one of the most significant housing bills in years. But what do the headlines leave out, and what does the law actually mean for homebuyers today?

In this episode of Mortgage Matters, Roland Daniels and Heidi Griffith take a closer look at three sections of the new law. They discuss new restrictions on large institutional investors buying existing homes, proposed changes to manufactured housing that could improve affordability, and expanded financing opportunities for accessory dwelling units, also known as ADUs or casitas.

They also explain which parts of the law are already in effect, which changes still require additional action before they become reality, and how these proposals could affect homebuyers, homeowners, and families here in Las Vegas and across Nevada.

If you've been hearing about the 21st Century Road to Housing Act and want a practical explanation without the political noise, this episode breaks down what matters, what is still to come, and what buyers should be watching next.

  • Are we creating more opportunities for homeownership... or simply creating more renters?

We hear a lot about the need for more housing, but are we actually creating more homeownership opportunities... or simply creating more renters?

This week, Roland Daniels and Heidi Griffith take a closer look at the changing housing market, institutional investors, and the rise of build-to-rent communities. They discuss why more housing doesn't always mean more homes available to buy, the growing message that renting may be better than owning, and why it's important to make housing decisions based on your own goals, not someone else's.

Whether you're hoping to buy your first home, thinking about your next move, or simply trying to understand where the housing market is headed, this episode offers a different perspective on one of today's biggest housing conversations.

The episode also includes information about our upcoming Path to Homeownership Workshop, a free HUD-certified homebuyer education class designed to help future homeowners better understand the homebuying process.

  • Who Benefits When You’re Told Not to Buy a Home?

This week on Mortgage Matters, Roland Daniels and Heidi Griffith take on the growing conversation around renting versus owning, financial influencers, and the advice many buyers are hearing about whether homeownership still makes sense.

Instead of saying everyone should buy a home today, Roland and Heidi look at the bigger question: who benefits when everyday people are told to stay renters while investors continue building wealth through real estate ownership?

They also share the story of a Las Vegas buyer who rented for decades, worked on her credit, used seller credits and Nevada down payment assistance, and became a homeowner with very little out of pocket at closing.

From social media advice to corporate-owned homes,  this episode is about getting past the loud opinions, understanding your real options, and not ruling yourself out before you get the facts.

  • What Credit Score Do I Need to Buy a Home? The Truth About Credit and Homeownership

This week on Mortgage Matters, Heidi Griffith and Roland Daniels explore one of the biggest myths in homeownership: the belief that you need perfect credit to buy a home.

From the long-standing "720 credit score" myth to misconceptions about FHA, VA, conventional loans, and down payment assistance programs, they discuss why so many people rule themselves out before ever finding out where they actually stand.

You'll hear the story of a single mother who nearly gave up on homeownership because of medical debt and credit challenges, along with a conversation about embarrassment, outdated information, and the assumptions that often stop people from taking the first step.

Whether your credit score is in the 500s, 600s, or beyond, this episode is a reminder that your credit score is only one piece of the puzzle, and that the answer may be very different from what you think.

  • Why Have Interest Rates Become the Only Thing People Think About?

Why have interest rates become the only thing people seem to think about when it comes to buying a home?

    People ask:
    What's the rate?
    Should I wait?
    Are rates coming down?

But are they really asking about rates, or are they looking for something else?

This week on Mortgage Matters, Las Vegas mortgage advisors Heidi Griffith and Roland Daniels explore why interest rates have become the center of so many housing conversations, how conflicting housing market headlines create confusion, and why buyer confidence may play a bigger role in homebuying decisions than most people realize.

The discussion covers mortgage rates, the Las Vegas housing market, Nevada housing affordability, rising inventory, housing shortages, buyer hesitation, and the challenge of making decisions when every headline seems to say something different.

Whether you're a first-time homebuyer, considering down payment assistance, waiting for lower mortgage rates, or simply wondering if now is a good time to buy a home in Nevada, this episode will help you make sense of the conversation.

Mortgage Matters is a weekly radio show on KUNV 91.5 focused on homeownership, housing, mortgages, down payment assistance, and real-world housing decisions throughout Las Vegas and Nevada.

  • When Did Starter Homes Stop Being Good Enough?

The average first-time homebuyer is now 40 years old. So what changed?

This week on Mortgage Matters, Heidi Griffith and Roland Daniels explore why more people are waiting longer to buy their first home, and how rising home prices, cost of living, interest rates, social media, HGTV,  and changing expectations may be making the journey even harder. As first-time buyers get older, many feel pressure to purchase a home that proves they've made it, rather than a home that simply gets them started.

You'll hear the story of a young healthcare worker who purchased her first home with her brother using Nevada's Worker Advantage Program, along with a conversation about starter homes, first-time homebuyers, homeownership, and why getting started may matter more than getting everything at once.

Whether you're buying in your 20s, 40s, or beyond, this episode is a reminder that your first home doesn't have to look like someone else's third.

  • The Joneses Are Broke - And It’s Making It Harder to Afford Their Homes

Everybody looks financially okay right now.

The vacations. The car payments. The shopping. The social media posts.

But behind the scenes, a lot of people are stretched thin trying to keep up with lifestyles they can’t comfortably afford.

This week on Mortgage Matters, Roland Daniels and Heidi Griffith talk about lifestyle inflation, emotional spending, social pressure, and why making more money doesn’t always create more financial stability. They also discuss how trying to “keep up with the Joneses” can quietly make it harder to truly afford your home and build long-term wealth. The Joneses are broke.

They also share a real story about a Las Vegas single mom paying over $2,100 in rent, who chose a different path - purchasing a home with a lower monthly payment than her rent, using the Nevada Housing Division Worker Advantage Program instead of continuing to chase appearances.
