  • The Hardest Part of Closing Your Deal | Ep. 487

What is the biggest hurdle you need to get over to close a multifamily deal?

The bank, right? The bank is such a big partner in any deal. And depending on the bank you work with, it can be a very smooth ordeal... or it can be a nightmare.

That's not the biggest hurdle though... it's definitely hidden cap-ex costs. The building you just bought needs a new roof, and suddenly the wiring isn't working.

Actually, hold on... the biggest hurdle is simply finding the deal... or wait, finding the capital for your deal.

Obviously, there are a ton of hurdles that you're going to need to jump when you're tying to close a multifamily deal.  It's a good thing Anthony ran track in high school. So what's the hardest part, and how do you get jump all of these hurdles smoothly?

  • Luck vs. Skill in Real Estate Investing | Ep. 486

Which is better? To be lucky in real estate investing? Or to be good at real estate investing?

    Maybe both?

We have heard about Anthony's first real estate investment, the house-hacking triplex. It appreciated about $125,000 in just 9 months.
He's a genius real estate investor, right?

Well, I asked him... did you just get lucky? What if the furnace kicked? Or the roof caved in? Did you have the reserves to fix any major projects?

While he did have some reserves ready to go, he also got lucky. The neighborhood was appreciating, and therefore his property was growing in value. So...

When it comes to real estate investing, especially in your first few deals... how much luck is involved?

What can you do to mitigate your risks so you're not relying on all of that good luck?

  • Why Don't We Invest In Class-A Buildings? | Ep. 485

Given the choice, would you rather invest in a luxury, new-build apartment building... or a 20+ year old, nothing really special, c-class building?

Here's why we don't invest in class-A properties...

For us, the answer is easy. We're going c-class every time. Why? Because that's our niche. We know value-add multifamily best. Our asset class has so much room for potential, we know how to go in there, add value, bring rents to market rates, increase the profitability of the asset, and then refinance at the most opportune moment.

On top of that... this asset class provides greater returns, recession-proof cash flow, and a whole lot more.

"A city allows for people to focus in specifically on what they're doing rather than trying to do everything at once." – Anthony Vicino

"If you stop innovating, you're not just going to cease to grow, you're actually going to shrink because other people who are innovating are going to steal your market share and you are going to go out of business" – Dan Krueger

  • Saving Won't Get You Rich | Ep. 483

This week we're going over human behavior. More specifically, taking a look at different types of people and what separates them apart from one another. Those who save... and those who don't?

Can you save your way to wealth? NO.

We will talk about these things…and more in another episode of Multifamily Investing Made Simple in under 10 minutes.

    Tweetable Quotes:

"I think that a lot of people are just kind of saving because they just don't really know what to do and they'd rather save their money in the bank than do something that they don't understand " - Dan Kreuger

"the poor spend, the middle class save and the rich invest" - Anthony Vicino

"Whether you're investing in real estate, we like real estate because it's a real asset that doesn't lose its value in the same way. Like, you can't just print another building" - Anthony Vicino

  • Watch Out For Loan Assumptions | Ep. 482

Today's topic has come up in multiple conversations recently... Loan Assumptions.

This week we're going over why you would or would not want to pay off a loan that is not under your name. This is more important than ever in today's market.

We will talk about these things…and more in another episode of Multifamily Investing Made Simple in under 10 minutes.

    Tweetable Quotes:

"Usually someone has some incentive to do it, otherwise, it wouldn't happen" - Dan Kreuger

"That's why you hear us harp on this on the show as well. We always say you've got to match the right debt with the deal you're doing" - Dan Kreuger

"If I could leave you with one thing to walk away from this episode with is never going into a deal until you know how you're going to get out and don't go into any deal if it only has one way out." - Anthony Vicino

  • Most Pressing Real Estate Questions For 2024 | Ep. 481

The new year is here and it has brought some new... unsettling... questions for the real estate market. It seems like just a few weeks ago everyone was in high spirits about the debt market and interest rates. And now... we're a little unsure of what's in store for this year.

No need to panic though, because we have the answers (or at least OUR answers) to the most pressing real estate questions facing 2024. Here's what we cover in this video:

    1) Are major US cities declining in population?
    2) When will we see the Fed shift gears on interest rates?
    3) Will there be an avalanche of distressed assets this year?
    4) Do other, more alternative, asset classes have as much resilience as before?
    5) Will there be a recession in the US this year?
    6) Has multifamily construction reached it's peak?
    7) Industrial demand is slowing, will rents decline?
    8) Consumer debt is on the rise, what does this mean for retail?
    9) Is high-end office space a safe space?
    10) When will capital markets go back to "normal"?

Let us know what you think, or if you have any different answers from ours!

  • How to Force Appreciation | Ep. 480

Wouldn't it be great if there was a really black and white, quantitative way of being able to forecast the value of the property?

One of the best aspects of investing in multifamily properties is the ability to force appreciation... But what does that mean?

In this episode, Dan is going to break down forced appreciation, what it is, how it works, and even use an example property to walk us through the process.

Here's a breakdown of the video:
    00:00 - 00:30 Intro
    00:30 - 02:12 Forced Appreciation
    02:13 - 08:36 Deal Breakdown
    08:37 - 09:48 Closing

  • How To BRRRR In Multifamily | Ep. 479

One of the most popular ways for people to get into real estate investing is the fix and flip method. AKA BRRRR...

Buy, Rehab, Rent, Refinance, and Repeat.

You go and purchase a single family home, fix'er up, rent it out to a tenant, refinance, and then you do it all over again. Now let's take that method and apply it to apartment buildings.

    Tweetable Quotes:

“I think that some people try to take kind of a binary approach thing where they're either passive or active. It's like you could do both have a little bit of both, do whatever, do whatever you enjoy the most, and whatever brings you the most joy.” – Dan Kreuger

“if you only ever actively invest in yourself and you don't set the systems to start passively investing, then you're always going to be an active investor.” – Anthony Vicino

"Yeah, but understand that passive investing isn't the fastest route to financial freedom, nirvana, or whatever, like active investing." – Anthony Vicino

"the last step says very clearly repeat, which means you go and you do the same thing again" – Dan Kreuger
