We've got some tepid takes on the recent headlines in real estate investing today. And the biggest, probably even warmest take... is on BlackRock. 

Recently, BlackRock made their highest investment into real estate funds. The last time they made an investment near this amount was back in 2020, so it's got us wondering... do they see something coming that we don't?

Sad news this week as legendary investor, Charlie Munger, passed away at the age of 99.

For those who aren't familiar, Charlie Munger was partner to Warren Buffett. The two had been working together for ages, and Warren often referred to his wisdom in their partnership.

This hit us pretty hard as we've always looked at his wisdom and philosophy for guidance in the world of investing. His application of mental models are still something we use everyday. He truly was one of the most brilliant investors of our time. 

RIP Charlie Munger.

The most important thing you need to remember about investing... or just making money in general... is that it's not about what you make, it's about what you keep. 

And with that in mind, here are the most expensive mistakes you can make when investing in real estate. 

1) Investing in the wrong people. This could be your partner, your employee(s), your property management team, your operators, etc. 

2) Cutting corners. There are a lot of ways, tempting ways, to cut corners and save profit. But more often than not, you're creating a headache for your future self. 

3) Location. Location, location, location. You can fix a property, but you can't fix a neighborhood.

Our luck hasn't been the best this year. We've had not one, not two, but three fires at our properties. Two of them were at the same building, within a few months of each other. 

Luckily, this latest fire was very small and quickly contained, and the damage only added up to a little over $1000. But the same can't be said for the earlier fire. That building was condemned and is currently going through the rehab phase. 

It's easy to think that this can never happen to you, but it will. So here are the 3 steps you need to take when there's a fire at your investment property. 

1) Take Care of the Resident.
2) Call Your Insurance.
3) Find a Mediator.

Growing your real estate portfolio can be really hard. And there are often a few misconceptions when it comes to the amount of work required. 

People often underestimate the amount of work it takes to BUILD your portfolio...

And then they overestimate the amount of work it takes to MAINTAIN your portfolio. 

There is a murky middle area that you don't want to get stuck in. Where you're not putting in enough work to actually grow your portfolio, and you're putting in too much work to simply maintain it. 

This middle area is kind of a death zone for a lot of real estate operators. It's very easy to get burned out because you won't see the results you're looking for. You'll eventually run out of energy. 

But...

If you allocate your energy properly, in both the building and maintaining stages, you can scale your portfolio fast!
