HOW DID YOU GET STARTED IN REAL ESTATE:

Todd started in Real Estate in 2008 mainly flipping homes and over the last decade has completed nearly 150 flips. After growing a rental portfolio of houses and duplexes he transitioned to larger multifamily to capitalize on the economies of scale. Todd currently controls over 350 units.

HOW TODD IDENTIFIES MARKETS WITH POTENTIAL

Todd looks at:

1. Potential opportunities available.

2. Job growth and in what sectors.

3. Population growth and in what area of the market is the growth.

4. Affordability. Will living be 30% or less of income.

5. What is happening with the Government on a local and national level.

HOW TO PICK GOOD PROPERTY MANAGERS

Vet them by secret shopping their properties as a prospective tenant.

HOW TO FIND GOOD CONTRACTORS

Get references. Go see past projects.

This Multifamily Monday is all about Raising Money!

It's often heard that if you have a great deal the money will be easy to find ... If you ask a lot of investors that tested this philosophy when starting out they will outright reject this. Only after building credibility will this really come true.

When first starting to raise money it is very important to focus on the needs of the investors you are raising the money from. How can you best serve them and help them be successful in their wants and needs ?!? If your core focus is solely on what you need you will find it very difficult to be able to successfully raise funds from others. Also make sure to speak to an attorney to make sure you are always in compliance with the type of money raising you perform. Lawyers can be expensive but never as expensive as a lessoned that could be learned by breaking SEC guidelines.

HOW DID YOU GET STARTED IN REAL ESTATE:

Amanda dominated office sales goals to be the top producer at Signature Realty closing over $20 Million of real estate transaction in her first as a real estate agent!

WHY AMANDA MADE THE JUMP TO REAL ESTATE

After a terrible car accident where Amanda was laid up she went to the process to get her real estate license to find a home for herself. After recovering she went back to her job in the city as a marketing consultant and quickly realized it was time to move on and she quit and jump into real estate full time.

WHY AMANDA GOT HER REAL ESTATE LICENSE

She wanted to be able to find her own homes to rehab but quickly realized there was a need to help other investors find, market and sell their properties. Her first listing for an investor was a huge home run with seven offers and a sale over asking.

It's one thing to find a great property... but another thing to be able to sell it at the end of the hold. Today's podcast focuses on buying a property, having a strategy and implementing that strategy with an end buy in mind.

If you are focusing on 12-50 unit properties that may be one buyer type focused solely on buying by a price per unit basis. However if you are buying 250-300 units that may lead to institutional buyers targeted completely on a different set of metrics!

The word of the day is C-R-E-A-T-E.

This was brought to us and has been highly impactful in our lives and we wanted to pass it along to help in yours...

Create The Day Before The Day Chooses For You

1. Five Steps to CREATE your day!

1. C - Clarity

1. Find your Clarity by starting a Journal. Even on the days that we

are the busiest we take a moment to write down 3 things that we

are Grateful for that day. Start there.

2. R - Reading

1. Great book to start with is “The Miracle Morning” by Hal Elrod.

This was the first book that really broke it down for us.

2. Two other great teachers to follow: Tony Robbins and Tim Ferris.

3. You’ll find that this list here is similar to what these teachers

promote. We have incorporated insights from these and other

teachers and made the best version for us. FIND WHAT WORKS

FOR YOU.

3. E - Exercise

1. We suggest at least 30 minutes everyday of something that gets

your body moving and your heart pumping!

4. A - Affirmations

1. Affirmations are “I am” Statements. You are reprogramming your

brain to focus on the better version of YOU!

2. Check out Pili’s Facebook page for her Daily Affirmations.

5. T - Thought

1. Quiet time for you to “just be.” Prayer, Silence, Self-Meditation

and Guided Meditation are great examples of ways to set your

mind on the right path

1. One great app for Guided Meditation is: Headspace

6. E - Energy

1. Create positive energy in your mind and body by incorporating all

the above into a POSITIVE VISUALIZATION! If you can see it, you

can achieve it! Get excited about your day. Get pumped about

the life you will CREATE! Create a vision board TOGETHER.

Create and surround yourselves with the positive ENERGY you

will need to achieve success in your day.

We met Jeff through our coach Trevor McGregor and we are absolutely elated to have Jeff share his amazing story on the show!

HOW DID YOU GET STARTED IN REAL ESTATE:

Jeff jumped into real estate in 2007 looking at single family REO's and figured out very quickly that timing couldn't be more wrong. So he looked elsewhere and attended a training for multifamily properties and "(he) got excited about the extra zeros and that you could raise money from other people..."

Jeff's business background and management training with Government agencies helped him not "be afraid of the big numbers."

HIS WHY

Jeff wanted to make sure he could retire and set up his future and Jeff felt Multifamily was the only way.

HOW DID HE OVERCOME THE FEAR OF GETTING STARTED

Using education cured those fears and allowed him to leverage other people's success to help get over the small unknowns.

WHY JEFF FEELS ITS WISE TO INVEST WITH GOOD SYNDICATORS AS PASSIVE INVESTORS

Jeff sticks to the numbers and his team's criteria and has the advantage to not "have to" do a deal. They want to do a deal. That means Jeff's teams can analyze hundreds of deals before locking down and securing a deal to bring to investors.
