Mamdani’s early reform agenda is running into governing constraints: his rent board may still allow increases, NYPD oversight remains thinly staffed, while private office conversions add homes and an MTA placard case shows watchdogs can still bite.
In this episodeIn its first vote under a new mayor, the Rent Guidelines Board left the door open for a rent increase despite Mayor Zohran Mamdani’s promise of a price freeze for a million rent-stabilized tenants in New York. The board approved a range of possible rent levels in its preliminary vote: 0 to 2% for one-year leases and between 0 to 4% for two-year leases. The nine-member Rent Guidelines Board — six…

New York’s reform fight is moving from slogans to enforcement: developers are gaming housing rules, buses face staggering fare evasion, reckless drivers may finally get speed limiters, and fiscal watchdogs say a bigger transit discount is cheaper than advertised.

New York’s reform agenda is running into the same test across transit, streets, schools, and the budget: whether City Hall can turn limited dollars and public space into access people actually feel.

Our take: This is the clearest rebuttal to the “war on cars” line: less traffic helps the people who actually need to drive. If congestion pricing makes a cancer patient’s trip to treatment more reliable, that’s not ideology — that’s a functioning street policy.
Our take: We agree with the premise and reject the fatalism. Outer-borough transit gaps and inaccessible stations are real, but that’s an argument for faster elevators, better buses, and safer transfers — not for treating every Manhattan avenue like a permanent highway.
Our take: Exactly: congestion is not linear, and small reductions can produce outsized relief. The policy win is not making every trip car-free; it’s shaving enough discretionary driving that the essential trips stop drowning in traffic.

Albany is moving to narrow SEQR delays for housing while local transit and street-safety fights show the same reform test: can agencies turn money, rules, and contracts into faster building, better service, and safer public space?
In this episodeGov. Kathy Hochul and legislative leaders are nearing a deal to eliminate a lengthy environmental review for certain housing and infrastructure projects, a move the governor hopes will get apartments and condos built more quickly.
Our take: We agree: if SEQR reform is about building the cleaner, denser city we say we want, transit and clean-energy projects belong in the fast lane too. The trick is not letting every worthy add-on become the poison pill that keeps the old veto machine intact.
PATH fare hike takes effect ahead of return of 7-day service
Went through this week’s city planning and procurement filings so you don’t have to. Some highlights:
Our take: Yes — this is exactly the kind of civic plumbing New York needs more of. The city technically publishes a mountain of records, but if normal people need APIs, scraping skills, and a second monitor to understand their own neighborhood, that is not real transparency.

Plans have been announced for a **149-unit residential tower** at 122 Varick Street in [Hudson Square](https://newyorkyimby.com/neighborhoods/hudson-square), Manhattan. Developed by a newly formed joint venture between Global Holdings and MAG Partners, the structure will span approximately 192,000 square feet. The project will also include more than 5,000 square feet of ground-floor retail space.…
Our take: We’d love to be wrong, but yes: if New York can turn an asphalt lot into 149 homes and still get a preservationist panic, that tells you exactly how broken the local veto culture is.
Our take: The joke lands because it sounds like a community-board transcript that already happened somewhere. Pollution near the Holland Tunnel is real; using it as a reason to keep a parking lot instead of building affordable homes would be civic malpractice.
Our take: Same. A parking lot becoming apartments is one of the cleanest wins in city planning: more homes, better street life, and fewer blocks dedicated to storing empty cars.
