He is very transparent and wants to encourage the rest of his team to be that way as well. 

• The small margin of victory meant that every “little” thing he did – every hand he shook, door he knocked on, event he attended had a significant impact.
• The common theme he heard when out in the community was Communication. There is a great deal of fear of overdevelopment. Webster residents don’t understand why things are being done the way they are
• People receive their information from different websites, news channels, platforms, social media sites and his people have to do better to make sure they are in front of the public. They are public servants, not politicians.

Fairlife Update: They are continuing to work apace to be compliant with Webster Town code, weekly meetings with the town and everyone seems pleased with the progress.

McAlpin Manufacturing Facility on Hard Road near Rt. 104: Further traffic study has been requested but congestion fears have been allayed: 1) the shifts stop and start during off-peak hours; 2) they will only be receiving 3-4 deliveries per day.  An unintentional acre of land was clear cut, but 54 additional trees will be planted to help regrow that area.

Property Re-evaluation: The re-evaluation provides an equitable re-distribution of property taxes. The tax levy has not gone up significantly and we are still within the standard rate of increase most, but not all, homes will not see any change in their level of taxes. 

Alex Scialdone also spends his time volunteering at several non-profit organizations in Webster. 

Webster Comfort Care Home – provides hospice at no cost to the family to live out the last 3 months of life in comfort and dignity. Runs entirely on donations by volunteers.

Kevin is a current member of the Penfield Town Council. He is Chair of the Public Safety Committee and Town Board Liaison to the EECC, Friends of Dayton Corners School House, Historic Preservation Board and Zoning Board of Appeals.

• During the pandemic, golf was one of the few activities groups of people could engage in safely because it was outdoors and people were spread out
• People who had quit playing are coming back and people who had never played are learning
• Schools in increasing numbers are adding JV and Varsity golf teams
• Technology around the sport has changed so drastically that it truly can be anyone's game now. Clubs are lighter and more efficient. You can walk the course and carry your clubs, or you can drive around the course in a cart, or now you can walk the course and use a remote controlled electric golf cart! 
• The benefits to playing golf are physical, mental and emotional
• Golf is a game you can play with others or simply against yourself if you want
• Golf is an incredibly philanthropic sport. Golfers are generous with their time and money for a myriad of causes.
• Considering the number of golf courses we have in the Rochester area and the size of the city, per capita we have some of the best golf in the country! Some people may think we get "short changed" because of our weather, but Big Oak found a way around that:

6. Your Homeowner's Insurance: Is it up-to-date? Do you have a Replacement Cost Policy or an Actual Cost Policy? Do you know how to contact your insurance company in an emergency? When is the last time you've taken pictures of your home - not the people in it, but the actual house!

Today we are in for a treat! Between Marcia and her guest, they have over 5 decades of real estate experience to share! Today Marcia sits down with Jim Yockel, CEO of the Greater Rochester Association of Realtors (GRAR). The GRAR supports brokers & agents as they help the community in an era of ever-changing needs. GRAR promotes professionalism among REALTORS, providing its own school where, as a benefit of their membership, the agents can get all the licensing requirements they need. The organization also provides tech support to the agents as well as MLS services and the forms associated with it. In the event of a problem during a showing, your REALTOR can call GRAR for assistance. 

• GRAR also supports Re-Imagine ROC Housing which is working to promote solutions to the housing crisis in the area. Monroe County is 18,000 housing units short of what it needs to house its population. Large corporations are coming in and buying up large blocks of urban single dwelling homes then turning around  and renting them out. That, in turn, leaves a gap of affordable housing for first-time home buyers. GRAR is working to come up with creative solutions like working with government officials to create pathways for tiny homes, or Accessory Dwelling Units (ADUs) or re-purposing abandoned properties like malls.
• REALTORS Charitable Foundation makes grants to non-profit organizations whose mission supports wider access to home ownership. This program slowed down during COVID but is ramping back up again.
• The Monroe County Vacant & Abandoned Property Task Force - there are many rules and regulations that can make it difficult for a property NOT to become a "zombie property" and simply sit and decay. This group tries to lessen the red tape and either get the owners to claim the property or release the property so it can be re-purposed or purchased.
• The GRAR Advocacy Group is a conduit for conversation. It's a legislative liaison program that works behind the scenes. Its effective approach is more one-on-one and low-key.
• The NAR Settlement - A Primer with 2 Professionals! This part of the podcast is a must listen! Communication is key and it is not as scary as you think.

Because, like Matt says, "Rochester is a One Degree Separation Town".
