  • Show 77: Use it or lose it how and why my credit cards were taken away

Use it or Lose it, How and why my credit cards were taken away.

Yes, that's correct, I had two of my credit cards taken away because of lack of use. One of my cards was from Chase Bank the other Valley National Bank.

I was honestly surprised that happened, especially from Chase, where I have been a credit card holder for close to 28 years, Valley, about 4 years.

In a letter that I received from Chase it stated because of lack of use that it was being rescinded ,no such letter came from Valley National Bank.

In all honesty I didn't use either card after a while, Chase I used to pay off a balance transfer, and Valley I used to buy some office supplies, but after that I didn't use either card for a period of years.

We must remember that banks are in the business of lending and collecting interest, lack of use means no money for them!! I can understand that to a point, but when I'm a holder of a card for 28 years and the card is taken, That's a hard pill to swallow, if you know what I mean.

If you see below New York Real Estate News, I put in a link from an article I read on lack of credit card use and what you can do about it.

On today's show I talk about

    • Lack of credit card use.

  • Show 75 Low Cost Investment Options

On today's show I talk about how anyone can invest in real estate with a small amount of money.

    Disclaimer:

Want to start by saying I'm not a lawyer or CPA, I'm not engaged in rendering legal advice or professional legal services and no attorney client relationship is created. Be aware that all investments are risky, please do your due diligence before investing in any endeavor.

Can I invest without large sums of money?

Yes!! there are many ways to start investing in low cost investments, especially when you are starting out, it can be daunting.

If you are not experience investing in Real Estate, start out with notes, what are notes you say? well for instance, you lease a car, and you make monthly payments to the auto dealer, that's a note for the dealer, there are options out there for all of us, there are plenty of platforms you can invest with as little as $25.00!! that's right $25.00, in today's episode I delve into some of those options.

On today's show I talk about

    • Different ways to invest in low cost investment options
    • Prosper.com
    • Lendingclub.com
    • Fundrise.com

  • Proof of funds

On today's show I talk about Proof of funds.

Why is proof of funds necessary? in most cases either a realtor or a seller of a property will ask to see that you have funds either for a downpayment and/or closing costs.

One thing I noticed there are two proof of funds documents I've seen, one, is bank statements the other is a letter from a source of funds like, private money or hard money that will lend you the money to buy or for a downpayment.(Google bank statements & Proof of funds letter samples )

Depending on who you deal with it's smart to have both documents if you can get them, in my opinion if someone doesn't ask for the proof of funds then don't offer it.
