For many in Gen Z, homeownership feels more like a dream than a milestone. On Boston’s South Shore—and across the country—this generation is facing unique headwinds that make the path to buying a home more complicated than it was for their parents or grandparents
Gen Z & Home Ownership2.
Financial barriers are the first hurdle. Many Gen Z buyers are burdened by high student loan debt, limited savings, and rising rents that eat away at their ability to save for a down payment. Pair that with rising home prices and interest rates, and affordability challenges become even more pressing. Younger buyers often don’t have the equity, credit history, or long employment track record that lenders want, which means stricter lending standards and higher rejection rates
Gen Z & Home Ownership2.
On top of that, discrimination and fair housing concerns can create invisible roadblocks. While the Fair Housing Act protects against bias, in practice, younger buyers sometimes feel marginalized. Lenders may view them as higher risk, while stricter income requirements from landlords or sellers can disproportionately impact first-time buyers. Many Gen Z consumers don’t fully understand how to recognize or report violations, leaving them more vulnerable to unfair treatment
Gen Z & Home Ownership2.
Another factor? Market competition and generational pressure. Gen Z is fighting for the same starter homes as Millennials and Baby Boomers, who often bring cash offers or significant equity to the table. Sellers lean toward stronger financials or fewer contingencies, making it tough for younger buyers who rely on financing, inspections, or down payment assistance. The frustration is real: Gen Z wants to build wealth through homeownership but often feels locked out
Gen Z & Home Ownership2.
Then there’s the education gap. Many Gen Z buyers are first-generation homeowners, without the guidance of parents who’ve gone through the process. Complex mortgage terms, misinformation online, and uncertainty about their rights under Fair Housing laws can leave them feeling intimidated or unprepared
Gen Z & Home Ownership2.
Finally, lifestyle preferences create another challenge. Gen Z values walkability, sustainability, and inclusivity—features often found in higher-priced neighborhoods, particularly in South Shore towns like Duxbury, Marshfield, and Scituate. With limited affordable inventory in these areas, compromises on location, quality, or budget are often unavoidable
Gen Z & Home Ownership2.
👉 This episode unpacks all of these barriers while offering practical advice for Gen Z buyers—and perspective for sellers who may not realize how these dynamics are shaping the next generation of homeowners. #GenZHomebuyers #SouthShoreRealEstate #BostonSouthShore #MassachusettsRealEstate #HomeownershipJourney #FirstTimeBuyerTips #GenZInvesting #RealEstateInsights #SouthShoreLiving #BostonRealtor #SouthShoreMAHomes #BostonSouthShoreRealEstate #PinkDoorProperties #HomeBuyingTips #MARealEstateAgent #SouthShoreRealtor #jimaldred #kwsignaturepropertiesma #sellingsouthietosagamore

The Norwell real estate market continues to heat up, with August 2025 data highlighting both record-setting prices and lightning-fast sales. The median sold price hit $1,250,000, climbing 11.6% from July and up more than 31% over the past three years
NORWELL Market Activity. Homes are moving quickly—median days on market is just 6—and buyers are paying an average of 101.6% of list price, which means multiple offers are still the norm
NORWELL Market Activity.
Inventory sits at 2.54 months of supply, essentially flat month-over-month, which keeps Norwell firmly in seller’s market territory. At the same time, the median list price for active homes jumped to $2.45M, an 8.9% increase from July, underscoring the strength of the town’s luxury segment
NORWELL Market Activity. New listings include estates priced north of $2M and larger family homes in the $800K–$1.2M range, while pending sales reflect demand across every bracket—from $849K colonials to multi-million-dollar properties closing in under 10 days.
Closed sales in August tell the same story. Transactions ranged from $795,000 for a three-bedroom Cape to $2.2M for two separate luxury single-family homes. Nearly all closed within two weeks, and many sold above asking. Over the past year, the median estimated property value has climbed 11.8%, with three-year gains of nearly 22%
NORWELL Market Activity. Homeowners are sitting on significant equity, and sellers who prepare and price correctly are cashing in.
The market’s pace isn’t without challenges. Buyers face affordability pressures, and while inventory is slowly improving, competition remains intense. Distressed filings, though minimal, are emerging, showing that not every homeowner is immune to rising costs
NORWELL Market Activity.
👉 For sellers: The time is still right to list. Precision in pricing and professional marketing will generate strong offers, even in a market where luxury dominates.
👉 For buyers: Preparation is everything. With homes moving in less than a week on average, having financing locked in and working with an experienced local agent is critical.
Looking ahead to fall, expect inventory to expand slightly, but demand in Norwell—fueled by its top-rated schools, suburban charm, and easy access to Boston—is unlikely to slow. This remains one of the South Shore’s hottest, most competitive markets.

The Duxbury real estate market continues to make headlines in 2025, with August data highlighting both resilience and new challenges. The median sold price jumped to $970,000, up 23% month-over-month, underscoring strong demand for homes in this desirable coastal town
Duxbury 02332_Market_Activity. While values are surging, homes are taking a little longer to sell, with median days on market climbing to 19 days, up 58% from July. Buyers are paying an average of 98.5% of list price, showing that while bidding wars remain, sellers need to price smartly to get deals done
Duxbury 02332_Market_Activity.
Inventory is creeping higher, with 2.86 months of supply, a 13.8% increase compared to last month. This still firmly favors sellers, but the added inventory is beginning to give buyers more breathing room. The luxury segment is especially notable: the median active list price skyrocketed to $2.26 million, up nearly 56% in a single month
Duxbury 02332_Market_Activity. High-end homes are hitting the market in force, from waterfront estates to multi-million-dollar colonials, confirming Duxbury’s position as one of the South Shore’s premier luxury destinations.
Closed sales in August reflected this diversity, ranging from a $649,000 condo on Lincoln Street to a $2.85 million luxury single-family home on Cedar Street. Pending activity shows strength across every price point, with properties from $429,000 condos to $8.99 million estates under agreement
Duxbury 02332_Market_Activity. These numbers reflect both the broad buyer base and the continued appetite for Duxbury’s blend of coastal charm, top-rated schools, and community appeal.
Over the past year, median estimated property values rose 5.7%, while three-year growth stands at more than 21%. Homeowners are sitting on significant equity gains, and sellers who strategically market and price their properties are well-positioned to take advantage of this moment
Duxbury 02332_Market_Activity. That said, distressed filings—including foreclosure notices—are beginning to appear, highlighting affordability challenges for some households.
For sellers, the message is clear: the market remains in your favor, but precision matters more than ever. Overpricing risks longer days on market, while the right pricing strategy can lead to multiple offers and strong results. For buyers, patience and preparation are key. With inventory on the rise, opportunities are opening up, but well-positioned homes are still moving fast.
As fall approaches, expect more listings to hit the market, especially in the luxury bracket, but demand is not going anywhere. Duxbury remains a market defined by high expectations and high rewards.

The Plymouth housing market remains one of the most closely watched on Boston’s South Shore, and August 2025 numbers reveal a dynamic mix of stability and change. The median sold price settled at $675,000—nearly flat compared to last month, down just 0.7%—but still up 12.5% year-over-year and nearly 29% higher than three years ago
plymouth 02360_Market_Activity. This consistency in sold prices signals continued demand, even as affordability pressures and rising inventory begin to shift the balance of power slightly.
Homes are still moving quickly, with median days on market climbing to just 16, nearly double from July but still competitive for a town of Plymouth’s size. Buyers remain motivated, paying an average of 101.2% of list price—an increase from the prior month—showing that well-positioned homes continue to generate strong offers
Inventory is where we’re seeing the most noticeable change. Plymouth posted 2.05 months of supply in August, a 12% increase from July. While this is still firmly in seller’s market territory, it marks a meaningful rise that could provide buyers with slightly more breathing room this fall. Active listings closed the month with a median list price of $775,000, down 3.1% from July, suggesting that sellers are adjusting expectations in response to shifting affordability
Recent activity shows the market’s diversity. New listings ranged from a $465,000 two-bedroom near White Horse Beach to nearly $979,000 for a four-bedroom colonial on Fairview Lane. Pending sales spanned every price tier, from starter homes in the mid-$300Ks to a newly built $1.2M property in Redbrook. Closings highlighted the breadth of demand, including a $440,000 Cape on Spooner Street, a $682,500 condo at Symington Drive, and a $965,000 single-family in Boatwrights Loop
Long-term trends confirm Plymouth’s strong footing. The median estimated property value now sits at $675,570, up 5.8% over the past year and more than 15% since 2023. Even with modest month-to-month dips, homeowners are sitting on significant equity gains
However, distressed filings—including foreclosure notices and new complaints—have ticked up, a sign that not every household is weathering higher costs with ease.
For sellers, this remains an advantageous market—but success depends on precision. Overpricing can leave homes sitting longer, while strategic pricing paired with professional marketing still draws multiple offers. For buyers, preparation is key. With homes selling in just over two weeks on average, securing financing and acting decisively are critical to success.
As we head into the fall season, expect inventory to increase modestly, providing more options for buyers, while sellers should remain confident in their property’s value. Plymouth’s mix of coastal living, historic charm, and diverse housing options continues to make it one of the South Shore’s strongest markets heading into 2026.

The Scituate real estate market continues to showcase its strength, with August 2025 numbers pointing to a competitive, high-value environment. The median sold price surged to $1,100,000, marking a sharp 15.8% month-over-month increase and a striking 45% jump compared to the same period two years ago. Homes are selling at lightning speed, with a median of just 5 days on market, and buyers are paying an average of 100.8% of list price—proof that well-presented homes are still generating strong offers
At the same time, the market is showing nuanced shifts. Inventory climbed to 1.96 months—up 33.5% from last month—giving buyers slightly more choice while still firmly keeping Scituate in seller’s market territory. Active listing prices saw an adjustment, with the median list price down 7.4% month-over-month to $1.25M. This recalibration suggests sellers are responding to affordability pressures, but the demand for Scituate homes remains robust
Closed sales underscore the diversity of activity in town. Recent transactions ranged from $765,000 for a two-bedroom condo to nearly $2.9M for a coastal single-family home. Pending activity also reflects demand across all segments, with properties from the $600Ks through multi-million-dollar listings under agreement. These dynamics highlight Scituate’s unique position as both a luxury destination and a desirable community for a wide range of buyers
The long-term picture is equally impressive. Median estimated property values in Scituate are up 10% year-over-year and nearly 18% over the past three years. Even with slight month-to-month corrections, the trend line continues to favor homeowners who have seen steady equity growth. For sellers, this remains an opportune time to capitalize on market momentum—strategic pricing and strong marketing can generate multiple offers in days. For buyers, preparation is everything. With properties moving so quickly, having financing secured and working with a local expert can make all the difference in securing a home in this competitive environment
As we move into fall, the market may present more inventory, offering buyers additional options. Yet, with Scituate’s coastal charm, strong schools, and proximity to Boston, demand is unlikely to wane. Expect competition to remain strong, particularly for turnkey homes in prime locations.
If you’re a homeowner wondering about your property’s current value, or a buyer trying to navigate this high-stakes market, this episode delivers the latest data, context, and expert insight to guide your decisions.

The Pembroke real estate market remains hot as we head into fall 2025. With just 1.1 months of inventory on the market, buyers are competing aggressively, and sellers continue to see strong returns. August data shows a median sold price of $660,000, up 6.6% from July, while the median estimated property value hit $674,700—a 7.6% increase compared to last year. Homes are selling fast, with a median of only 8 days on the market, and buyers are paying an average of 101.5% of list price. For sellers, this means well-priced and well-presented homes are still commanding top dollar
There’s one interesting shift: the median list price for active inventory dropped 5.4% month-over-month to $610,000. This suggests sellers are becoming more realistic about pricing as buyers navigate affordability challenges. Still, the overall market momentum is clear—homes are moving quickly, sales volume is steady, and competitive offers remain the norm.
Long-term appreciation continues to favor homeowners. Over the past three years, Pembroke property values are up more than 12%, and over the past two years, nearly 15%. This steady growth highlights the resilience of the South Shore housing market even as listing prices fluctuate month to month. Recent closings illustrate the diversity of activity: from a three-bedroom Cape selling at $450,000 to a four-bedroom colonial closing just under $1.2 million. Pending sales show demand across all brackets, from the mid-$500Ks up through the upper-$900Ks
For buyers, speed and preparation are key. With homes selling in little more than a week, having financing in order and working closely with a knowledgeable agent can make the difference in multiple-offer situations. For sellers, this market is still very much in your favor—but overpricing risks longer days on market. Strategic pricing paired with strong marketing can generate multiple offers and maximize your return.
As we move into the fall season, we may see a modest increase in inventory, giving buyers more options. Yet, with such low baseline supply and high demand, Pembroke is expected to stay firmly in seller’s market territory through the rest of 2025.
If you’re considering buying or selling in Pembroke or anywhere on Boston’s South Shore, this episode gives you the latest numbers, expert insight, and the context you need to make the right move.
