  • Warren Buffett's 1st rule: Never lose money. 2nd rule: Remember the 1st rule.

Thomas DeMoss has NEVER lost money on a real estate deal in two decades. In this episode, he discusses how he was able to pull that off and the trade-off that comes with that. Thomas was gracious enough to come on our show a second time because the sound quality was...bad to put it nicely. He has an incredible life story including adopting his amazing kids and finding ways to spend time with them and teach them important life lessons. He has some great advice on teaching his kids about investing including setting up investment accounts and helping them to choose stocks and mutual funds. Thomas is an old soul. He is always playing the long game in life and is not one to cut corners. He and his wife have accumulated a great portfolio of properties in the TN & GA markets and he discusses his strategy around wealth creation. So much to unpack in this episode!

  • I don't eat with people that I wouldn't STARVE with

Matt Hayes has seen the entire spectrum of business. The ups and downs. And one thing that he took away from the recent downturn in 2022 when rates skyrocketed and lending dried up and he was stuck holding 42 properties that he couldn't sell all of a sudden was this quote from Connor McGregor: "I don't eat with people that I wouldn't starve with."In other words...When times get tough and everyone is bailing on you because the easy money is no longer available...That is when you learn who your true friends are. That is when someone's true character is revealed... Not when times are great, but when you are faced with a famine.Matt went from having millions of dollars in overhead with a bloated business that was running inefficiently to now managing an efficient and lean business acquiring and running AIRBNBs with his wife and teaching others how they can do the same thing through his coaching program at AIRBNBEAST. Matt has learned to surround himself with smart people in masterminds and mentors to expedite his learning curve and help him achieve his ambitious goals. He is in a competition every day with himself and is striving constantly to improve. I cannot wait for you to listen to this podcast. It is FULL of life lessons and golden nuggets. If you are interested in learning how to acquire and scale your Airbnb's the right way, check out these links below:

  • THE Powerhouse Couple: Pat & Emily Martin

Pat Martin did not take the typical entrepreneur real estate journey...Far from it actually. Pat went to college in Michigan and married his wife at the young age of 19! He and his wife had their first child about 18 months after marrying and then get this...They had 5 KIDS under the age of 4 because their 4th and 5th were twins! If that was not impressive enough, Pat graduated from college after studying engineering and finance while his wife started her online business that took off and Pat was a stay-at-home dad holding down the fort. Pat during this time learned about real estate and eventually decided to move to Knoxville (along with his sister-in-law whom they convinced to come along with them) and he started buying homes with his dad and brother at the auction wholesale. Over the years Pat pivoted to buying homes directly from sellers and has since exploded his business and has gone into multiple markets. He shares some incredible stories both the good and bad and the lessons learned through all of it. He has an incredible story and I am fortunate to be living just down the road from their office now.

  • Decisions are easiest when your standards are clear

Adrienne has a similar story to so many others who find themselves obsessed with real estate. She started off by "house hacking" their home by renting out the basement for additional income and after realizing how easy that was, decided to go out and try it again. Well since that first experience in Virginia renting out their basement, they have since moved to Chattanooga, TN where they now have a real estate team called the Auburndale Group where they focus and specialize in helping investors nationwide locate and acquire great income properties. In addition to this, Adrienne has a coaching business, her husband has a virtual assistant company where they help busy professionals with their accounting/bookkeeping/and miscellaneous business tasks. They do all this while also investing in AIRBNB's and long-term rentals. One huge piece of advice that she would give to anyone starting out in business or real estate is to make sure you set your standards early on so that decision-making becomes so much easier for both you and those you surround yourself with.
