What are sellers looking for? Many sellers are asking for “highest and best” on the MLS. When submitting your highest and best offer, consider getting a bit creative with the terms. In Palm Beach County, the seller usually pays for the title and closing. However if a buyer wants to pay, they certainly can. Wouldn’t you want to choose who your title company is? In this scenario, offer to pay and you get to choose who to use. It’s win/win AND it might offset the purchase price (and save you in tax money later!) which would be beneficial to both parties.
