Born in the quaint town of Gibbsboro in South Jersey, Michelle Moyer’s early days were marked by the charming company of horses, chickens, a dog and a cat. Over the years, Michelle has lived up and down the East Coast, from Daytona Beach, to North Carolina, and then to Central Florida, where she stayed until her late 20s.

Seeking broader horizons and diverse experiences, Michelle decided to move to Los Angeles. There, she honed her culinary skills, earned a degree at Le Cordon Bleu, and ventured into television, producing award-winning food shows. Michelle's personal life took a delightful turn in 2017 when she met her now-husband Eric. Their relationship seemed preordained, especially upon discovering Eric would be stationed in Jacksonville, FL, coincidentally where Michelle's father and sister's family lived.

She and her husband Eric started their real estate company, Hooked Property Solutions in 2019 in Jacksonville, FL. Professionally, Michelle has carved out a niche in the real estate sector by building modular homes in Western NC selling some of them and turning others into short term vacation rentals.

She continues building a portfolio alongside her husband Eric that boasts over 30 rehabs, 18 land purchases, 6 new builds, 7 long-term and 4 short-term rentals, in addition to building a Barndominium. Michelle's keen eye for aesthetics shines through, as she passionately selects distinctive design elements for their homes. As they're constructing another short-term rental, her in laws primary residence, 3 more modulars and 20-30 storage units, Michelle is also keen on expanding through multi-family acquisitions. Their next venture is Mods by Moyer, through which they’ll guide people through the process of constructing their own modular home for personal or investment purposes.

Michelle's love isn't just confined to properties – her home is a sanctuary for animals. Three house cats, CJ, Loki, and the barn-born Chloe, find their place alongside two playful horses, Denmark and Dexter, a mule Nelson, and the infamous 5 barn cats Mr. Fluffers, Lady Bug, Mama, Ryley and Rigley. The future promises even more animal companions, with plans to introduce another horse, a couple of donkeys, chickens, and an Australian Shepard to their barndominium.

Zero to 100 Million in 4 Years

 

We have the better looking twin, Will Matheson on the show today! This young, 31 year old is killing it in the multi-family realm by starting small and short-term holds. He shares his top three reasons why starting small benefitted his company. Will also goes into five things NOT to do when buying multi-family properties. At the end of 2017, Will Matheson and his twin brother Evan were a few months away from graduating Columbia University’s Masters in Real Estate Development program, and they were faced with a choice; go the traditional corporate route or start their own company. Despite having no track record, no ownership experience, and very little equity, they bet on themselves and opted to start their own company, Matheson Capital. By January of 2018, they had already completed their first acquisition, an $800k duplex in Los Angeles.

With limited resources, Matheson Capital focused on smaller value-add properties and short- term holds. In the five years since their first purchase, they have completed another dozen

multifamily / student housing acquisitions valued at over $100 million. They have worked with high net worth investors, family offices, private equity groups, and Wall Street firms, delivering an average investor IRR of 40% on their six completed projects. Despite changes in the market, Matheson Capital is continuing to push forward with the goal of owning $1 billion of real estate by 2027. Outside of real estate, Will is learning to fly a plane, and he also serves as a board member for Lowcountry Veterans, a homeless veterans shelter located in Charleston, SC.

Squatter, Spray Paint, and Severed Water Lines, Oh My!

Joseph Cohen has extensive knowledge and background in the real estate and mortgage industry. With a focus and passion in Real Estate, he received his license in 2002 and became a top performing agent and loan specialist for IndyMac Bank and Countrywide. He then managed his own successful mortgage brokerage firm from 2006 through 2008. He is also licensed in Property & Casualty, Life & Health Insurance and has directed his own insurance agency before joining a large insurance company for eight years as the business development and sales manager. While there, he built valuable relationships, and through strategic planning and leadership was able to grow the agency. Joe was then recruited as a marketing field representative for the second largest earthquake insurance provider in California.

A California native, he is an entrepreneur with a passion for inspiring others to perform at their highest level. He has been married to his wife Stacey for 16 years after meeting on a dating website and then realizing they attended the same high school and grew up in the same neighborhood. Together they enjoy renovating their home and spending time on the beach as well as traveling with their labradoodle, Molly.

Joe is an avid waterman who enjoys surfing, fishing, and diving. He devotes his free time in giving his time and energy to such charitable organizations such as Surfer’s Healing, Polycystic Kidney Disease Foundation and others, He is dedicated to growing his Real Estate portfolio and helping others achieve the same goals.

Phil Tudor has a very extensive background and upbringing in the construction industry from the mentoring and guidance of his father who ran a construction company for 30+ years, and is now a building inspector. In 2015 Phil founded his own construction, landscaping and painting business which he still operates today. Phil started by doing property preservation work for Fannie Mae REO properties which included removing debris, general maintenance, small repairs, and winterizing properties. After acquiring 60 properties and becoming the #1 contractor in Southern New Jersey for Fannie Mae, he leveraged that into providing renovating services for investors and residential homeowners.

In 2017 Phil was determined to become a real estate investor himself and joined a top-rated real estate education company. During that time he founded Steadfast Homes and acquired and renovated 3 properties in his first year. That new real estate company went on to partner with Anchored Homes and help do 40+ flips, and 40+ rentals within 2 years. Phil applied his personal construction knowledge, his Fortune Builders education, and leadership skills to oversee all construction projects within the Anchored Homes-Steadfast Homes partnership. He oversaw and managed up to 10 projects at a time! These projects’ renovation budgets ranged from 10k – 125k.

We have Badass, Maria Acosta back on the show to discuss one of her Subject To deals. A successful Subject To deal has many moving parts and Maria breaks it down from start to finish! She goes into detail on what would make the perfect situation for a Subject To, how to protect yourself from a possible due on sale clause, and the use of a Land Trust. Maria Acosta is a full time Real Estate Investor in the DFW area and she fix and flips houses all over north texas. In addition to flipping houses , she has built a rental portfolio of over 20 units across the states of TX, OH and MI.

Maria was born in the Dominican Republic and came to the United States with her family when she was just 4 years old. She lived in Cleveland, OH for 1 year before her family decided to move to NY. Maria came from very humble beginnings and as a kid, her parents both worked at McDonalds to put food on the table, her father would sell clothes out of the trunk of his car and she and her younger brother would go and clean houses and doctor offices with their mom during nights and weekends.

Growing up, Maria was always told that she needed to go to school, get good grades, so she could get a good job. Maria graduated High School and she went to Bryant University in RI where she studied Accounting and Finance and later got her masters degree in Financial Planning from Bentley University in MA. After school, she got a job and was hired by a financial services company in July of 2010 and she started taking inbound calls talking to Financial advisors about mutual funds. After a few years of inbound calls, she transitioned to doing outbound calls and had her own territory that she covered. She had made it! She had finished school and got that good job that she was always told to get but she wanted more.

After watching numerous shows and seasons of various flipping shows on HGTV, Maria became infatuated with Real Estate and wanted to learn how she could fix and flip houses. She had one of her favorite show hosts that was going to be putting on a free seminar in the DFW area on flipping houses so she attended the seminar. The free seminar turned into a second session and then a 3 rd session where she ended up investing over $40,000 into her Real Estate education. She completed the program in October of 2014 and after charging all of these fees on credit cards, she pushed herself to get her first flip and bought her first house in February of 2015 where she went on to sell it and made over $15,000. Since 2015, she has completed over 40 Real Estate transactions including fix and flips, rentals and wholesales – all part time around her full time job.

Maria went on to quit her full time job on November 24 th of 2021 and has been doing Real Estate full time ever since. Maria and her team are dedicated to helping homeowners that are in distress and helping to bring them solutions. They work with homeowners in various situations such as those wanting to sell due to dealing with problem tenants, unwanted inherited properties, properties where homeowners can no longer afford to pay the taxes, keep up with the maintenance, those looking to downsize, those that are relocating and need to sell quickly and one of the biggest areas they help homeowners facing foreclosure. They will assist

them in explaining the options their lenders don’t want to take the time to explain in how they can save their homes from auction or if they are looking to sell before their auction date, they are prepared to move quickly and help with that route as well. Maria loves talking Real Estate and loves helping others.

Since Maria graduated college, she’s been donating every year to her High School’s Academy of Finance program where funds are raised annually to give the graduating seniors scholarships for college. In the program, students learn the basics of managing their money and more advanced accounting and finance strategies. This is where Maria gained her love for numbers and finance. She is eternally grateful for everything this program has taught her and she wishes nothing more than for all students to learn the basics of managing their money so less people would be put in difficult financial situations because they didn’t know how to manage their money.

In her spare time, Maria loves playing basketball and shes played rugby since 06’. She is a very competitive person and always gives her heart to everything she does. Maria’s parents are still living in New York and her 2 younger brothers both live in Orlando, FL.

Not a Guru

 

We have repeat guest, Mike Otranto, on the show today! He's launching a new coaching program that focuses on marketing and acquisitions. In addition to discussing his unique program, he dives into Search Engine Optimization and equates it to building a railroad. Mike also shares how he found his most profitable rehab using Google.

 

After graduating college, Mike worked in corporate America and quickly learned it was not a good fit.  He moved to Raleigh in 2005 and jumped into real estate investing and general brokerage. By 2008 Mike built up a portfolio of rentals and had a couple of flips under his built.  By 2010 all the rentals were losing money so he returned to work. He used the opportunity to acquire some needed skills in the area of business-to-business selling and digital marketing, all while slowly rebuilding the real estate business. Mike was able to leave his job in 2018 and now runs Wake County Home Buyers.  A local company that buys houses over 25 houses per year directly from homeowners.
