Weed Is Legal In Minnesota, Good For Real Estate?
Put in a ton of money into house, have to move for work.
What are my options if I invested $230k in renovations to my home, including a new steel roof, master bath remodel, new kitchen, updated HVAC, engineered wood deck, water system, water heater, whole house generator, and solar panels. However, the appraised value only reflects a $145k increase, and realtors suggest a selling price of $560-580k, while nearby new builds are priced at $780k+. Additionally, my employer will not compensate or buy my house due to a job relocation. Is there anything I can do in this situation?

    Why Hasn't This House Sold

    https://www.zillow.com/homedetails/15...
Is rate shopping not a thing?
We were pre-approved by a lender. Once we got into contract we started rate shopping. We found an incredible rate from another lender and took that to our original lender to see if he could match it (since it would be easier to deal with someone who already has our documents v starting from scratch) and boy was he pissed. What am I missing?? Isn't this a normal part of the house buying procedure?

    Apparently I own a house...??
I recently stumbled upon the knowledge that someone using my full name and SSN bought a house while I was deployed in Iraq. This property is actually just 10 mins away from my current address.. and I am finally ready to buy a home. This is how I found all this out! What in the world should my first steps be?! I would LOVE to actually just take this house and the equity it's accumulated - is that even an option?
    Neighbor killed my sale
My house was under contract up until two days ago. Buyer came for the inspection and was outside talking with her realtor when my nosy/ gossiper neighbor came over to talk to them. Said neighbor then proceeds to tell lies about the other neighbors such as the house on the other side of mine is a "drug house" and there is someone who drives a Harley and carries a gun who always parks in front of my house. None of these things are true. The buyer, however, being an elderly woman who is moving into a home on her own, was absolutely terrified and ran into the house crying and screaming to cancel the sale. She rescinds her offer. We had only received her first deposit which after legal fees, wouldn't even be worth the hassle.

    Role Play:
You have been contacted by a couple, the Parkers, who are looking to sell their unique property. The property is a historic lakeside home that has been in their family for generations. However, the couple has faced legal complications regarding the property's ownership and zoning regulations. Your objective is to tactfully navigate these challenges, ensuring a legal and successful sale while preserving the sentimental value of the property for the Parkers.
You are a successful real estate agent in Minnesota, tasked with finding a property for an eccentric buyer, Mr. Thompson. He is a vintage car collector and desires a home with a spacious garage, an underground wine cellar, and a secluded outdoor space for hosting extravagant parties. Your objective is to find a property that meets these unique requirements, negotiate within his budget, and provide exceptional service throughout the process.

Home appraised $110,000 over purchase price, how should I proceed?
What are the pros/cons of selling the same year I bought it and are there any ways to mitigate/lessen the Capitol gains tax? Anything else you would recommend instead of selling? The home is in an area that's basically just populated by tourists in the summer due to the surrounding lakes and forests.
Tenants want to buy the home they're renting from, and I'm locked at a very good rate. Best way to move forward?
In a nutshell, I have good tenants and they want to buy the home they're renting from. I am at a good interest rate right now, but I know they're gonna end up with something much higher if I sell to them- even if I lower the price from fair market value. Is there any possible way to get them to own the property while keeping my rate? Say, rent to own or have me on the paperwork. Just trying to get ideas. I really want to help them out, within reason of course.

    What's happening in the market

Some buyers turning to 1% down mortgages, but are they worth it?
    https://www.cbsnews.com/minnesota/new...
Big lenders are trying to boost business by offering 1% down mortgages, aimed primarily at first-time homebuyers who are struggling to qualify for a mortgage as a result of the affordability crisis. Rocket Mortgage's program offers to match 2% of the buyer's 3% payment to save the borrower a few hundred dollars per month, while United Wholesale Mortgage's program allows higher purchase prices but tops out at a $4,000 credit. To qualify for the scheme, buyers must have a credit score of at least 620 and cannot make more than 80% of the median income in the area they purchase in.

Buyers are short $8k. What are my options?
The seller is set to close the deal with the buyer next week but has been informed that the buyer cannot muster the funds to make the payment and is requesting the seller to pay $8k of their closing costs to make the deal work. The seller, who is a working-class individual, is frustrated by this as they accepted the buyer's offer because they had an approval letter for $60k more than their offer, and this demand is not a pocket change for them. The seller is looking for other options other than re-listing or accepting the $8k hit.
Serious question: Is the amount of realtor effort any different between a $400k and $800k house to justify double the fees (6% for both)? Why not go to flat rate pricing instead of percentage?
