Can someone explain how and why apartments can be rented out for an equivalent of a home mortgage in the same area?

The rent for our apartment has been raised from $1600 to a little over $2000 a month. We are purchasing a house with the value for $380,000 in the same general area and were quoted for a mortgage of around $2400 a month (this quote has now increased because of the interest hikes). I'm aware this is incredibly naive, but I've always thought apartments should be significantly cheaper because you are paying to have "less" compared to owning a whole house. Can someone help me understand the market mechanics of how an apartment can rent for 80%-110% of a house mortgage

"Sequestered Master Bedroom"...if I read that one more time in a listing, I am going to give up.

I am probably going to have to move for my job. I have been looking at listings in anticipation of this. Every. Single. One. Says "Sequestered Master Bedroom". All of them!

How are these modern 1990s homes grossly outdated and hideous? These houses were getting trashed in another thread. I'm a numbers guy, so I only see a standard modern house. Granite countertops. Stainless steel appliances. Can you be specific as to how the house is so grossly outdated and hideous? Not enough grey VPF? https://www.reddit.com/r/RealEstate/c...

All the news about people canceling their contracts nationwide … is it because they are still trying to buy at their 2021 buying power and not accepting that the interest rates will no longer support that same amount of house?

I’m just confused as to why so many people are pulling back if they already knew the new rates when they made the offer? Or are these people with new builds and no rate locks ?

    Being sued for “backing out”

My daughter is currently being sued by a seller that she originally signed a purchase contract to buy his house. Within 14 days of signing she decided it was too much for her so she signed termination papers. The seller(a lawyer) then sold his house 4 weeks later for 40k less than what my daughter had offered. The seller is now suing her for the 40k that “he lost” due to her termination. Is her realtor(who is a friend)responsible at all? Has anyone heard of this? This will take all my daughters savings for her first home!! I’m appalled that this is happening to her. Advice?

Realtor Says Comps are Old School

When we ask our realtor for comps (as buyers), she says they are old school and does not send them. We can find them ourselves on Zillow, but is it time for a new realtor or is this what everyone is saying?

Realtor wants to collect commission even though the house didn't sell?

I'm in the midwest. My house was listed at 400k and was on the market for 2 months and didn't sell. I did not want to accept any of the offers received (a lot of lowballs). The listing agreement has expired, and now my agent is saying I owe him commission for his time spent marketing / hosting open houses. Is this normal? The listing agreement doesn't mention this at all.
