  • Do The Little Things

    Summary

    Do the little things. It makes you stand out. I am constantly frustrated as I see realtors taking the shortcuts and not doing the work necessary to make their clients happy. Some of them maybe don't even know that they're doing it. Maybe they don't know that they're not doing the things they should be doing. Maybe they don't know that they come across as lazy.

    I'm constantly frustrated by the agents that are not doing the little things to make it easy for their clients and their fellow Realtors in the real estate transaction. I'm not trying to toot my horn, but I feel like the reason I've had success and how you can have success is by doing the little things, the things other agents aren't doing.

    This episode has some examples that will help you. I’ll share two here with you in the show notes.

    Things Realtors don't do but should

    I recently was interacting with an agent on a property that we are under contract on. They got the inspection report and so they needed to have some contractors go in and price out some work. When I talked to the agent about getting it scheduled with our showing service for a showing time, she basically said, don't worry about it. I don't have time to do that. Just go to the house.

    That makes it difficult for me because if I schedule it with the service, it goes right to my calendar. Her way, I have to just put a note in there to go to the house. I have to remember the lockbox rather than all of it being in the showing time instructions.

    As I thought about this episode, I was driving to and from my luxury listing we've talked about. It's about an hour and 10 minutes from my house. And as I've said on some other episodes, the reason that they hired me over a handful of other agents they interviewed was because I said I'd be there for whatever they needed and I’d get the job done. I want to do the little things to make them happy with my services so that not only do they list their home with me, which they have, but they tell their friends and family what a great job I did. So as I drove there, I started thinking about the little things required to have success in this transaction and just in real estate in general.

    I was on my way to their home to meet an appraiser. Now, I don't interact with the appraiser. Your best bet is leaving the appraiser alone. You don't want them thinking you are trying to influence the price or anything like that. But I drove about an hour and 10 minutes to go there and unlock the door for the appraiser because my clients were out of town.

    I could have said, “No, you guys have to figure it out. The Realtor doesn't show up for that. No, I can't do that. Just give them the door code.” But that just seemed so lazy, and it seemed like a bad experience for my clients. If I did that, then they’d worry about, “Okay, who's in my house? What if somebody goes into the house while he's appraising the property?” Instead, I got in my car, drove the hour and 15 minutes, and let the appraiser in the house.

    The appraiser was in the home for 15 minutes.

    I drove basically two and a half hours for something that took 15 minutes. But you know what? The time doesn't really matter. What really matters is giving my clients a great experience. That does not stop when you get the home under contract.

    Lessons Learned

    We have to give a great experience to our clients. We have to do the little things and sometimes the things that seem so small and so insignificant to us. An hour of driving can be something big for our clients. That can be a reason they go and tell their friends and family about the work that you do as a Realtor.

    Think about this in your real estate business. Are you doing the little stuff? Are you making the drives, even though you could just tell them someone else can do this or let them use the door code or mail that deposit check? Are you doing the little things to create great experiences for your clients?

    Do the little things. What are the little things that you can be doing? And don't be one of those agents that shirk off the responsibility or say it's not your problem. You need to go above and beyond. If you want to retain your clients’ business, have them so thrilled and happy that they're telling everyone they know about you, then you have to be willing to do the little things that might seem like a pain in the neck but help you create great relationships and do an amazing job in the real estate transaction.

  • Give Out Great Service Like The Apple Store

    If you want to be successful in the real estate business, you need to give great service like the Apple Store. I told you earlier this week how I could talk about Apple all the time. I promise after these two episodes, I will try not to talk about Apple for a little bit and give you guys a break.

    Summary

    I go to the Apple Store a couple of times a year when I'm upgrading different devices. And every single time, they give me a great experience. The shopping experience with Samsung, Google, and other phones is different because they don't really have a Google phone store or a Samsung phone store.

    The service I get at the Apple Store is phenomenal and just makes me want to do business with them. I went to talk to them about possibly getting a new computer. They could have sold me on a product they had in stock, but they didn’t. They asked me about my needs, and suggested a course of action that would serve me better.

    It is very interesting to me how the success that Apple has created in their business. Earlier this week, we talked about how you don't really need to reinvent the wheel. You just have to do things better than other realtors. And we've seen how Apple has done this in their business model.

    Apple doesn't really care about being the first to try new things. They just want to be better. And so that was the lesson there: that we can just be better. Don't reinvent the wheel; just do it better than these other Realtors.

    Apple employees ask questions, they try to find solutions, they try to help, and they know that it's not a one-size-fits-all situation.

    Answering questions, being patient, trying to help—these are three great qualities to apply to our real estate business. Are we doing that with our clients?

    Lessons Learned 

    • You don’t have to be first.        
    • You don’t have to reinvent the wheel.     
    • Just be better than others are.   
    • Ask the right questions.     
    • Answer the prospect or client’s questions.      
    • Be patient and helpful.     
    • Don’t just sell. 
    • Real estate, just like a tech purchase, is not a one-size-fits-all kind of thing.      
    • If someone walks away without buying from you, it’s okay.

    Who is Kent Sanders?

    Kent Sanders is an unassuming man of faith, brother to a pastor and a former worship leader himself. He is also a husband and a father of one, Ben Sanders, who turned 18 in 2022. Kent was a professor for many years and recently left that profession to become a ghostwriter. He has authored a few books of his own and has ghostwritten a few so far (and I predict many more to come). Kent hosts The Daily Writer podcast and community, and he is one of the best friends you could ever hope to have.

  • You Don't Have To Be The First

    Here is one of the most powerful lessons for me about Apple and how it can apply to your real estate career.

    Summary

    Apple doesn’t do something first; they just do it best.

    In some ways, Apple is very techie and cutting edge. But I don't think that's where Apple gets their success. I would argue that Apple’s success comes from just doing it better. Apple does not reinvent the wheel.

    The iPod many years ago was pretty game-changing, but it was not the first portable music player. Other MP3 players came first. You could say Apple perfected it with the iPod, but they definitely didn’t come first. I remember my first iPod, and the scroll wheel and thinking, oh my goodness, this is the coolest thing ever.

    My other MP3 player just played music. The iPod did much more. Apple has done that with all their products.

    I have friends who love Samsung and they say, well, Samsung is going to do this and do it first. And I sort of look at those people and say, Great. Well, you guys work out the kinks for a year or two, and then Apple will release it on their next phone better. Apple has never been super creative. They've just done it better.

    Lesson learned

    There is such a lesson here for Realtors. You don’t have to be the first. You don't have to reinvent the wheel. Just do what you do better than others are doing it.

    Are we trying to do a great job and do a better job than other Realtors, or are we wasting time trying to reinvent the wheel?

    We don't need to reinvent the wheel. We don't need to do things differently. Just do it better than all the Realtors you see doing it.

    It's so funny that I continue to see agents that are doing all sorts of different things to try to grow their business.

    If you will just answer your phone, be a nice person, and build relationships, you would be a great Realtor.

    Instead, too many are trying to reinvent the wheel and do things way differently.

    They’re trying so hard to change things when the only thing that needs to change is for them to just do a better job. Treating people the right way, building those relationships, caring about clients, really pouring into them, and trying to impact their lives.

    Think about this in your business, and apply it.

  • We All Want the Same Thing

    We all want the same thing.

    I want to share with you about an event that happened in April with Phillies third baseman, Alec Bohm. I love the guy, but he's not a great defender.

    There was a game against the New York Mets where Alec Bohm made three errors. If you know anything about Philadelphia and their fans, you know that they can be rough around the edges they want, they get frustrated. They'll boo.

    Philly fans have a bad rap and probably for good reason. The fans got onAlec Bohm after making three errors, and video surfaced of him saying I effing hate this place.

    As I said in my interview with Vincent Pugliese, the F did not stand for fantastic, but this is a family show. What's very interesting to me is not that Alec Bohm cursed and said something he shouldn't have, or that he said he hates this place because I love Philadelphia and I hate the place most of the time.

    Owning a mistake

    But what's very interesting to me about this and how this all comes back to real estate is what happened after the event. He had a very interesting interview where someone asked him if he said that.

    Alec owned it. He was clearly shown saying it. After the game, he was asked about it. And in an article, Todd Zalucki said Alec Bohm could have ducked into the back of the clubhouse and not even talked to the reporters that day.

    He didn't. He was at his locker waiting. While he could have denied it and claimed to have said, "I hate these plays," or "I don't want to talk about it," he didn't. What Todd said is that Alec handled it perfectly.

    I guess you've got two choices. You can lie and hide from it. Or you can tell them the truth. We want the same thing. We want to play well, we want to win. That's what they want when they come to the park. That's what I want when I come to the park. I think honesty and transparency is what they want. They're not stupid.

    I remember reading that article and it was like a mic-drop moment and it related to sports, real estate, everything really: we all want the same thing.

    Alec wants to play. He wants to be a part of the Phillies, and the fans want him to be a part of the Phillies. But they want him to perform, and he didn't perform. So they booed him.

    How it relates to real estate

    What's very interesting to me is how much this phrase from him, “We all want the same thing” relates to real estate.

    Alec owned that situation. And the fact that he owned it showed a lot of heart and character, even if he shouldn't have said it and it was wrong, it showed that he at least was willing to own up to his mistakes.

    And so I told my friend Noah that they would cheer so loud for him. In the seventh or eighth inning, Alec came up to the plate and pinch hit. The place erupted.

    My friend Noah sat there shaking his head, shocked at what had transpired. We all want the same thing. Philadelphia fans want to win. They want to players to play hard and they want them to be honest.

    This relates so well to the real estate transaction. You are going to make mistakes. You are, but we all want the same thing. You as a Realtor want your client to get the house. You want your clients to get the house and to settle because you want them to have a home and be happy.

    The goal in real estate

    Also, your family likes to eat, so you do want to get paid. I've said on the show that it's about the relationships you create. But at the end of the day, it is a job. And so you do want to get paid. We all want the same thing, but how often are we so focused in real estate and so distracted with all the different things going on that we forget that we all want the same thing.

    We all want to get to the settlement table. How often do we argue and debate? And, you know, have disagreements with other agents, maybe, you know, the listing agents being, you know, frustrating for one reason or another, maybe the buyer's agent you're the listing agent. Maybe the buyer's agent is doing something you don't like, but we have to remember like Alec reminded us that we all want the same thing. We all really are on the same team in the real estate transaction.

  • Business Update May 2022

    I really enjoy the accountability on these episodes that I've created by bringing you these business updates to start every month of the podcast. April was absolutely insane in my business.

    On some April episodes, I talked about the listing I had in West Chester, PA, which was just over $1.3 million, a luxury list. I was very honored to have a seat at the table. It was under contract within a week. A great selling point for me when I meet with potential sellers about possibly listing their home is that I’ve never had a property sit on the market longer than one week.

    I also had another listing that went on the market a week before that. It also went under contract. A lot of my buyers are now under contract. At least one settlement a week is scheduled from May 3 to June 27. It’s going to be super crazy and busy.

    Achieving Goals

    I am well on my way to hit some pretty big goals this year. I'm over halfway through my income goal for 2022. When I think about it, I often just pause and thank God because I'm so blessed, so thankful, and just super excited to continue growing my real estate career and continue being a part of helping other Realtors grow in theirs.

    We added a new agent a couple of weeks ago, and I am happy to help them get onboarded and up and running. That will help with goals, too. Pouring into other realtors continues through the podcast, and the growth of our team are things I love.

    So lots of cool things are happening, lots of craziness happening, but I am super blessed and very thankful for how God continues to bless me, my family, the podcast, my real estate business. And I’m super thankful for all of you who listen.

    I still cannot believe that we've had 11 consecutive months of podcast growth. Last May, I felt like it really wasn't growing that much, so I did some things different starting that June. And it has basically grown very well every month since, and it's pretty awesome.

The blog posts and show notes have really started to be a piece of growing the podcast, and I’m so thankful for that.

    Now, this next part, I haven't really shared a whole lot about. I had someone on Fiverr doing my podcast editing for well over a year. I wasn’t happy with them because I always had to go back and fix things. Within the last couple of months, Kenny Carfagno started doing my podcast editing and has done a really great job improving the audio quality and editing the podcast. It has definitely freed me up because I just get Kenny the raw files. He does everything for the rest of it. Adjusts levels, spacing, taking out filler words, things like that. He just does an amazing job of it takes so much off my plate.

    You've heard his dad's name plenty of times on the podcast. His dad, Ken Carfagno, is a great friend of mine. Just like his dad, Kenny is an amazing entrepreneur. He’s 17 years old, and I'm just super proud of him and the cool stuff he's doing. I'm kind of jealous because I wish I would've had the entrepreneurial spirit and mind as a teenager, which feels like a lifetime ago to me. I feel like I would have been on a much better path. Maybe I would have gotten my real estate license when I finished college, or I might not have even gone to college.

  • Avoid The Red Flags

    Avoid the Red Flags

    This episode is about avoiding the red flags in your business. I wish I would have known this lesson two or three years ago as I started my real estate career.

    Here are some red flags:

    • Clients that are not my avatar
    • Clients who are impossible to please
    • Agents who complain too much
    • Products or services that aren’t right for the business
    • A potential tenant who talks about partying too hard
    • Someone who needs to move in today

    There have been plenty of times I didn’t avoid the red flags, and times I did:

    • An team applicant who did not fit
    • Some buyers who seemed impossible to please
    • Some sellers who were unethical
    • A few potential coaching clients who made too many excuses

    Some buyers and sellers are not bad people; they’re just not a right fit for you. Refer them to another agent.

    Opportunities

    There are so many different opportunities. We don't want to have shiny ball syndrome where we jump at every single one. I don’t want to do that in my business or with my podcast. I want to go for the best opportunities that really fit, and avoid the red flags.

    Many reach out to me about advertising on the podcast. It must align with my brand and mission. I want it to fit and be something I'm passionate about. I don't just say yes because they're going to pay me.

    That's why I didn't take any advertising for the first year plus in the podcast because I wanted to choose the advertising carefully.

  • Borrowed Confidence

    What is borrowed confidence?

    Borrowed confidence is a temporary boost to your confidence and belief in yourself or your abilities. Someone else lends that confidence to you because they believe in you even though you don’t believe in yourself at that moment.

    At the Total Life Freedom retreat in St. Augustine, Florida, at the end of February, the term “borrowed confidence” kept coming up. They kept saying, “Well, I'm going to borrow that confidence from you.” It's so interesting because I believed in them in that moment more than they believed in themselves.

    Then I came home and felt unworthy of a listing that was bigger than I was accustomed to. It was comical.

    On our mastermind call when I told them about landing that listing, Jennifer Harshman said to me, “You're amazing at this. You're going to do a great job, and soon, more million-dollar listings will come to you.” Then she said, “You can borrow that confidence from me.”

    The entire journey as entrepreneurs—as Realtors—could be one of borrowed confidence. This is why I believe in the power of mentorship, accountability, and hard conversations. All of those things speak to having a community around you, people to lift you up, people to put pressure on you.

    Benefits of a mastermind or community

    That's one joy of being a part of a mastermind group or community. Sometimes it's exciting to push people and grow and be a part of their journey. 

    Charting your progress in business

    When you're building things so fast and things grow like my business has grown, you often are so busy building that you forget to stop and enjoy the success or reflect on how far you've come. 

    Putting borrowed confidence to use

    We need to borrow confidence from others and to lend people confidence from us If you're feeling down, from whom can you borrow confidence? Who believes in you in the moment more than you believe in yourself? When you're feeling strong, lend confidence to someone else because they really need it in this journey. Pick someone to encourage with kind words and say, “I believe in you. You're doing amazing. Keep doing what you're doing.”
