Michael Durham is a Durham Ontario-based landscaper, that truly enjoys his work. It brings job satisfaction, joy at helping customers enjoy THEIR properties even more, and a salary.

While this is great, Michael always had an eye to the future, and retirement. Perhaps Michael didn’t want to depend on the Canada Pension Plan and RRSPs, so he started investing in real estate.

For Michael, the key was multi family homes - where if you lose a tenant, the property is still making money. He also believes in refreshing properties between tenants, to make it a better place, and perhaps it might come with a small rent increase to cover the upgrades. Now he owns 3 properties at age 29.

His goal is to have a few more properties, that will both cash flow to pay down the mortgages, AND appreciate in value over time.

#013 RSIRE Buying A New Build From a Builder

Tanya Sanza and her husband wanted to upsize, and spotted a new subdivision near where they lived. They were currently in a 1000 SQF home, and wanted something a little bigger. This was going to be their 2nd new build that they purchased.

While some buyers of new builds are distracted by the nice finishes and sweeping staircases, Tonya has developed a refined eye as a real estate agent, and made sure practical things like where the outlets in her kitchen would be place took priority.

Buying a new build gave them the opportunity to modify the plans for their home, and have regular check ins about design and function. One of the biggest challenges was only have a short time to decide on finishes!

#012 RSIRE Aging In Place

Deborah Schroeder and her mom lived in 2 different cities - Deborah downtown Toronto, and her mom in Ottawa. Her mom wanted to downsize, but didn’t necessarily live alone and wasn’t sure if she wanted to see her house. Deborah loved her condo, but wasn’t sure she’d be able to keep it.

They decided to move in together, but in Whitby, so that Deborah could continue to work in Toronto. They looked at a few places, and Deborah is happy they didn’t buy the first few, but they kept looking until they found the house that would suit both of them. Now her mom can age in place with family.

Deborah asked if she needed to sell the condo and didn’t, so now she has a tenant who is ‘paying the mortgage’ down, which provides a little income as well as building the equity in the condo FOR her!

#011 RSIRE Buying a Home With Unique Heating

Jackie Schagen and her husband wanted to buy a house, and were more adventurous than typical buyers. They wanted to see EVERYTHING, no matter what the issue was that other buyers pushed back on.

One of the houses they saw had no ducts, and baseboard heating! Many stories have been told about the cost of baseboard heating, and with no ducts you can’t have central air. Jackie and her hubby loved the house enough to work with that, and any other renovations that needed to be done. Jackie had her own renovation compony, so she was rather confident they could get it done.

And, they studied their heating bills vs. a neighbour with gas, and the results may encourage you! Plus as for cool, a few portable AC units and their house works for them.

Cindy Sgroi and her husband bought an old home in Whitby and loved the lot, but decided to build an addition and a garage. It started as a big project and got even bigger!

They went from a 1000 sq ft bungalow to a 2500 sq ft home with a 4 car garage. They love the character the ‘new’ house has, and they enjoy it more than they would have had they torn the old one down and rebuilt.

#008 RSIRE Operating A Business In Your Home

Mandy Dorego left the dental hygiene world, but was training people in her own time, and decided to pursue her passion for health and wellness, while being a trainer full time.

She decided to renovate her basement, add all the necessary equipment to have different workout stations. She and her husband decided early on that Mandy would not rent space, or take on a second mortgage to buy a gym, as the benefits outweighed the negatives. This also came in handy when the pandemic hit, as she could still take virtual clients and the space was paid for.

She has to trust her clients, as they come into her home, but she also gets to set her own hours, taking clients before her kids leave for school, takes a break to take them to school, then can have clients after. Mandy mentions a few of the pros/cons of operating a business from your primary residence.

What kind of lifestyle would you choose if you could? Would you still work a 9-5? Real estate investing can give you the life of your dreams, giving you the freedom to do other things while making money passively.

Gary Hibbert had consolidated his credit cards three times on his home mortgage before deciding enough was enough, while working a full time job, where someone ELSE controlled his advancement. A co-worker discouraged him from getting into real estate as, ‘you don’t want to deal with tenants’. Gary and his wife bought their first rental property and made SO many mistakes, before seeking out mentors to help them do it the RIGHT way.

Gary now has many investment properties, has his own podcast, takes July, August, December and January off each year, so he considers himself semi-retired instead of waiting until 65! He also has an investment club that teaches others to avoid the mistakes he and his wife made, to accelerate their success in investing, and now THEY are in control of their destiny.

Gary really isn’t excited about real estate investing - as he says, “Who wants to deal with tenants, and leaking roofs, and plumbing repairs?!” But it has allowed them to have the lifestyle they want!
