The diversity in real estate is not just a discussion for some of us but it is something we live with and deal with on a daily basis. I was invited by the Vice President to speak at our Broker Summit in St. Louis, held each year just for franchise owners. It was my first summit with NextHome due to the pandemic, however, I was invited to speak on stage.

I pondered for weeks on what to talk about in front of a room full of other franchise owners. I finally knew what I wanted to talk about the night before the summit. With 17 years of experience as a licensed realtor and 10 years of experience as a brokerage owner, the best thing I can talk about what my WHY and my experience. Ultimately, your experience is personal and no one else in the world will have the same walk in life as you. In my speech, I touched on some of the experiences I had as a black woman-owned brokerage owner and the obstacles I had to overcome to stand on that very stage to speak.

From my speech, I was invited to be on the NextHome podcast, episode 40 where we dove deeper into the topic of "diversity" and the black experience in real estate. It was such a great discussion and I was happy to be a part of the conversation that is inspiring change across the globe. That episode was one of the top downloaded episodes! People are becoming more aware of how others who do not look like them experience life on this earth.

When I was asked to speak at the company conference in front of 1,000+ people, how could I say no? It was a great experience and an even better opportunity to speak about a topic that may have been thought of as taboo not that long ago. Opening the dialog about inequality and diversity to bring awareness so everyone can feel included is definitely a step in the right direction.

Some people made the choice of getting their license and leveraging their real estate business as a side hustle. Others, unfortunately, did not have a choice with many Americans losing their jobs during the pandemic. Either way, the real estate field is a great place to be right now.

With over 17 years of experience as a realtor and 10 years of experience as a brokerage owner, I have seen a lot of realtors come and go over the years. The primary reason so many people have failed as real estate agents is due to unrealistic expectations of the industry and a lack of preparation to sustain their lifestyles over the first few years of business.

Last week's podcast episode we talked about "3 Reasons Why Your Business is Not Growing" and one of the reasons was due to lack of efficient working systems. Today, I am showing you how to break down your system and how to create transaction workflows so you can grow your business. Let’s face it, your systems will make or break your business!

Too often people are just “doing” and they never take the time to document their processes. The money is in your SECRET SAUCE! Everyone has a special way they “do” things which allows them to produce results on a higher level than their peers. If you are successful at doing something, break down the process so you can duplicate them. Conducting business by memory is a recipe for disaster!

As you begin to grow your business, you will need to bring on support staff to help you increase your capacity to grow, or maybe you are planning on expanding your team so you will need to train your members on how you would like things done. No matter the reason, you need to be able to replicate your successful processes.

In this episode, we break down the homebuyers process to show you how to create your workflows for a buyer transaction. It can seem tedious at first, but once you get the flow of how to document your process, it becomes so much easier to do. After you create your process, you then need to test it to make sure it is accurate. To test your workflows, simply use it to follow your transactions journey. As you are testing your system, you may need to make edits because you left out a few steps, but this is how you test your process for accuracy and then test it again until it is right.

Your system will be updated and tested often as things change in your business. If you create a new way of doing things, you will need to document that process as well. You will notice, it will become easier to replicate your process once you get comfortable documenting your steps.

If you are on Instagram, you have probably come across one of Chris Perry's reels. He has become a master at promoting his real estate business on Instagram and has built a large community of engaged followers. With only a few years in real estate, he has certainly made his mark on the DMV and has grown a successful real estate business.

He decided to really get serious about Instagram by being more consistent and posting a reel every day when the pandemic first started. From there he was able to capture the attention of many through his fun personality and entertaining reels. He is not just doing this for fun, Instagram has allowed him to attract most of his clients and close 55 transactions worth over $22 million in real estate sales in 2021 as a solo agent.

Real estate is not his only business though, he dabbles in real estate investing, funding joint ventures, AirBNB, his merchandise line called Powerhouse Apparel, ebooks and online courses, a mentorship program, owns stocks & crypto, and has his own podcast.

His goal is to be an example and a role model for others to realize that young black men can be successful in real estate while being authentically themselves.
