  • Fighting a Bad Appraisal: How We Protected $33K in Equity

    When the appraisal came in $33,000 under contract, most would have renegotiated or walked. We didn't.

    On this episode of Selling Sacramento, I walk through a real North Oak Park transaction where the first appraisal got it wrong — wrong comps, wrong micro-market, and a failure to account for a 2025 rebuild. The standard Reconsideration of Value came back unchanged. Supervisory review came back unchanged. And still, the valuation was flawed.

    Here's what happened next — and why the original appraisal was ultimately invalidated, a second appraisal ordered at no cost to the borrower, and the contract price fully supported.

    This is what disciplined advocacy looks like. This is why comp selection, effective age, and lender partnership matter. And this is why sellers need representation that doesn't stop at the first "no."

    California launched the California Dream For All Shared Appreciation Loan Program to help first-generation homebuyers overcome one of the biggest barriers to homeownership: the down payment.


    The program, administered by the California Housing Finance Agency (CalHFA), provides up to 20 percent down payment assistance through a shared appreciation loan. For many families, it creates a pathway into homeownership that might otherwise take years to reach.


    The 2026 registration window closes Monday, March 16, and demand across California is already extremely high.
