Don't forget, the home price index has only risen 0.2% as of last month..... And if you are a Buyer, don't think you will be in CRAZY multiple offer situations way way over asking again any time soon.... Sooooooo how long does a "hiccup" in the market take to turn into a trend in the market? That is the question friends....

This week Ben & Jay discuss this very question! We have been in UP  markets now since July 2019. At this point there has not been a large upswing on pricing, 0.02$ says the Real Estate Board. However all other signs are there, ready for pricing to rise again.

The bottom of the market was about May or June of this year. Where will it go from here?

We don't have a crystal ball. But of course, now with uplifting activity & most markets now is Sellers Market territory, sellers are going to get more firm with their numbers & negotiating and expectations... It may very well stay a Sellers market for a while now!

In this weeks episode, Jay & Ben discuss how not to overreact to the results of your Vancouver Home Inspection!

Let me disclaimer this with - we truly believe everyone purchasing a property should get a Home Inspection. This is in their best interest, no questions asked about our opinion there. However the subjective point here is, what they do with & how they react to the information given to them in the final Home Inspection Report.

We know this report can be daunting, filled with things you don't know the meaning of and is a big booklet. However, to decipher the code within, all inspectors will welcome a call or five regarding the meaning of anything written within. But our highest recommendation is to discuss points of interest with your Realtor. The realtor will have real world perspective on what the problem & process moving forward is with regards to any "issue" that may arise in the Inspection Report. The Realtor on your behalf can take appropriate steps forward on your behalf to contact strata managers, management companied & trades to get to the bottom of any situation to paint a picture fo clarity. Now, things that arise may be ok or may be bad. And yes sometimes it makes sense to walk away. But don't make a drastic decision like that prior to getting ALL of the well rounded facts about any situation that lies within the house, condo or building you are planning on buying into.

With this new found market activity we are seeing sellers lean further and further out on the lim regarding unrealistic listing prices again... We all know, people want the most possible for their properties and not leave any money on the table! This is what we want for you also! But all of this is within reason. 

Always select an agent that you trust and who is a specialist is what you are trying to SELL! This is important because you are trying to hire someone who is going to tell you exactly what the market is willing to bare for your home... and not tell you just what you want to hear.

In this episode Ben & Jay discuss a continuing topic from last week "missing out in multiple offers in the current market"! Our caller last week had lost out in 4 multiple offers in the past couple of weeks and did not know what was really going on with the market. So we have pulled the numbers together to dhow you exactly where things have come and what the ACTUAL current market looks like TODAY!

The statistics of month to date October 2019 show 93 condo sales in Vancouver East & West Sides including Downtown Vancouver. 53% of those Condos sold had done so in 2 weeks or less.  23% had been listed prior at a higher number. Of those 93 sales, 77% sold in under 30 days on market. And finally of those 93 sales, 17.2% of those homes sold in multiple offers, over their asking prices.

Additionally in the detached housing market, there were 27 sales to date this month. 51.9% of those sales took place in 2 weeks on market or less. 14.3% of those properties were on the market prior at a higher price, cancelled then re-listed. From those 27 houses sold, 22.2% of them sole in multiple offer and over the asking price.

These Real Estate Board of Greater Vancouver Statistics show that the market has indeed picked up in both homes & condos. These are the types of details that you ned to be familiar with prior to offering on a home in the current market. Make sure you are working with an agent who is familiar with the climate of the market segment you are trying to purchase or sell in.
