In this weeks episode, Jay & Ben discuss the September 2019 Real Estate Board of Greater Vancouver statistics that are now in! September turned out to be what they figured, a continuation on the July & August numbers.... A continued increase in activity now making it three months in a row. The biggest difference with September to July & August is that inventory numbers began to increase as well, yes still there was a large increase in transactions!

Year over year there is almost a 31% increase. However bringing things closer to home we believe the three consecutive months of sales velocity growth is the key factor to look at today. Where will things go to next? Not sure at this point but we do believe that we have seen a bottom and if you are a buyer you are now catching it on the new upswing. If you are a seller, time may now be in your side again to maximize on your home sale!

Strata's in Vancouver which allow Air BnB to take place have very much become in hot demand in the current market, specifically since the rules towards it have changed.

Not to say that Bylaws in these select buildings can not change at any time in the future with a not so easy to achieve 75% vote. However people are still investing with the sole desire to Air BnB at an increasing rate.

In this episode Ben & Jay discuss what they believe the trend will look like when the Vancouver Real Estate Market hits a bottom. The market will not jump up & down spiking high & spiking low, they believe the market will balance and stay buoyant for quite some time. They do not believe there will simply be one turn around day and the market will have gotten away from buyers again. they believe that things will become steady and sellers will finally come to the reality of what their properties will sell at with a much larger number of sold comparable's having taken place creating a clear market value for all inventory levels.

From product ranges in  Metro Vancouver to the neighbourhoods of both the East Side & West Side they outline the specifics in the market of July. But does this mean things will continue on this trajectory? No. However this is the type of activity that we will start to see THIS type of activity more steadily... These market statistics show buoyancy in the sales in Vancouver & a softening of Listing numbers... The biggest question is if this trend does continue, at what rate will it do so?
